Need some input from the sifu here. I just viewed a unit located at jln pa 119. It's facing east and playground but the back of the house is facing the small river and vacant land. My house in Spira is almost the same position as your targeted house except that my house is in jln PA 121 and corner lot. For me, I purposely choose that way so that I only have 1 neighbor to worry..
Having open field behind the house, I don't think any developments will come up in there very soon. But security is quite good in Spira and guards are rounding on the roads almost every hour. I have been staying in Spira since April and I haven't had any incidence so far.

According to a TTDI architect, Spira and Viola was designed first and Sephira and Aquina designs come out after 2 years. I have more modern design feeling in Aquina and Sephira too, especially windows...

I don't really like the windows from Spira.
