Yea Aquina design is beautiful but my worries is why the row next to main road facing water tank is empty. Any catch with that row?

BTW i hope this is a mix race residential as i luv to be in mix race.

Due to very good township plan, I think it is still a good buy wherever you buy in AI. Once amenities such as shoplots, hypermarket come in, the price will shoot up again.

I am not sure where that row is in Aquina so hard to pin point the cause.
What I noticed in Aquina pricing was that it costs 50k more if it is facing playground and 20k more if it has a few extra ft of backyard. 24X80 houses have been less popular due to affordability, this 10% more for just better environment is hard to justified for buyers.

That maybe the cause? if you could let us know more detail, we could give you more comments...

Need some input from the sifu here. I just viewed a unit located at jln pa 119. It's facing east and playground but the back of the house is facing the small river and vacant land. These 2 points are bothering my decision making even though the price is rather attractive ($650k for 24x75 unit). Is it really a big issue facing east? Any solution to cool down the house especially in the evening? The back of the house is facing an empty land and river. Do you think the security is not as good coz da perimeter fencing is rather low to be frank. I didnt see any tenant in this row (only 4 or 5 units in this row) and safety is my key concern. i dont think that piece of land is under ttdi. any info on future development? Appreciate any feedback from you. Cheers.

Just my view only, if wrong jangan marah ....

1. Assume your 24 x 75 built up is 2,500 sqft (RM260/sqft), I viewed it as still acceptable range of selling price. Anything hit RM300/sqft, think twice.

2. I don't see any issue facing east. Only you will have some heaty if you face the west.

3. If you believe fengshui, the river is best at your front, if not, the river at behind do nothing much to the unit.

thanks for your feedback. as for the river at the back, it's not the fengshui that im worried about. it's that the back of the house is exposed to the open and the fencing is low and im not sure how tight and frequent the guards will patrol the whole area or they don't do that?

My house in Spira is almost the same position as your targeted house except that my house is in jln PA 121 and corner lot. For me, I purposely choose that way so that I only have 1 neighbor to worry..smile.gif

Having open field behind the house, I don't think any developments will come up in there very soon. But security is quite good in Spira and guards are rounding on the roads almost every hour. I have been staying in Spira since April and I haven't had any incidence so far.

According to a TTDI architect, Spira and Viola was designed first and Sephira and Aquina designs come out after 2 years. I have more modern design feeling in Aquina and Sephira too, especially windows...smile.gif I don't really like the windows from Spira.

Viola owner here, I got a "renewal of fire insurance policy" from my bank.

Trying to call the bank but couldn't get them. Anyone know what to do with it? sorry for being a noob - first time property buyer..

check the dates of renewal of the fire insurance. under the law, fire insurance is NOT compulsory but banks can make it compulsory under the contract signed with the banks.

banks, in which they have insurance cos or takaful under their wing, will usually make it compulsory and ask u to take from them. but it's ur right to fight for the cheapest quote out there. I know I did for my Spira.

p/s: houses are made of bricks I dunno if it can caught fire so much. theft maybe.

Today called the sales agent and asking about the facilities in the club house (future) and the sales agent told me that the clubhouse facilities MIGHT NOT be applicable for SPIRA resident used, is it true?

Sales gimmick to ask you to buy from developer. by right anyone can be a club member. as long as u pay the fees. this is including for ppl who bought current launches. (as it's not stated whether the price include membership fee)

I saw the perimeter fencing is just around 6 feet high. Is it safe enough? Why cant all the resident request for brick wall perimeter?

The estimated price was already at about 1.1-1.2mil more than 1 year ago. They must be nuts to price it below 1mil given the current situation. hmm.gif
