Does KR has a dedicated office on site to collect maintenance fees? One complete with property manager, technical and maintenance crew? Do they run the whole premise like a resort? Can you book your gym times, file complaints, etc to them? Do they decorate the clubhouse/guardhouse according to seasons?

Just a simple question- wat can RA or JMB do, under existing laws, to recover the maintenance fees legally as long as the recalcitrant resident is not paying even in a full G&G landed with strata title?

Anyone receive the VP letter? i received mine and need to make appt for inspection and key collection. But of course after the settlement of ur VP progressive billing by ur bank.

And also some late payment charges...shit.. Will check it out later...

Quite a number of purchasers, including me, charged late payment interests too. Wonder whose fault...., definitely not me though

for 2stry & 2.5stry also most owners kena the late interest.. but majority got it waived by asking developer side

reason for late was not informed.. but they close the chapter by waiver full ^^

a question to all the sifus here.....

i am an owner of 3SSL in kinrara residence..received VP letter today...but i got charged late payment interest amounting to RM3500!i know some of the purchasers also experiencing the same thing..how do we go about it?what do we write in the letter to mahsing??

Why you being slapped with interest? So high? Your bank late in releasing progress payment? If you have all the documents to prove you are not the one in the wrong doing, I suggest you compile and write to them, and cc to your lawyer and banker. Usually they will waive and hope you will succeed. Good luck!!!

They charged late payment interests then give you full waiver to make you happy, good publicity stunt....

I had received mine too. The late charges is also around Rm3K. Call the Mah Sing last Friday (14/12/2012), I think that girl either is Ms Mei or Ms Soo Lee told me that is their system error. Will give me a confirmation through e-mail later. Hope they will waived off. ...

I am in the process to renovate my house now, has been considering a few options, my ex-neighbor is also considering to join me too, hopefully can negotiate a better price.
I ma quite satisfy with the quality and workmanship.
I was told that the swimming can be used already, anyone heard that?

Not yet. Next week.

Renovating house is always very headache, as an agent, I used to see my buyers who falls into contractor's trap which end up with over budgeting. In the past we usually over budget 30%-50% when we renovate our house, in most recent yrs, many house owners hv incurred 50%-100% above budget.
My Fren who bought a SD in Putra Permai 4 yrs ago decided to appoint a few contractors & suppliers to renovate his house, it end up he spent 100% over budget and the house isn't that nice either.
I am still searching for a right designer / contractor to work for me

Noe ID, Architect & Contractor (CIA) mostly work hand in hand already, it is a good move.
I always encourage my buyer who own bigger house I.e Bungalow, SD, 3-Storey SUPERLINK, 0-Lot to seek for CIA option, the reason is :-
1. House too big, not easy to design ourselves
2. ID has better design, more up to date selection and provide better idea
3. CIA has better control on costing and they know where to source for cheaper quotation
4. Architect knows the sequence of construction, safe time and hassle
5. It is easier to talk to single person than few suppliers

However if the house is not very big like condo, terrace and townhouse, indeed owner can just copy some ideas fr magazine, IKEA, show house and appoint a contractor to do it.

Congrates all. Just for sharing. I have done up the 3d modelling for 3ssl using google sketchup.
Maybe someone here can pick it up and put in some reno and furnishing ideas.

The model is built based on the photos supplied by yunalesca in this thread (page 127) plus the floor plan.
Since I didn't manage to get onsite measurements, the values are not 100% accurate but should be sufficient for its purpose. The accessories (windows frame, toiletery) are not exactly matching but close.

Files are pretty big. So pm me your email and i can send. Attached herein some screen shots...

I only came to understand why they included for the room on the left when I do this model (it's because the ceiling crossed into the stairs to get to 2nd floor, so it has to be covered)
