I got written confirmation few months ago, that no outstanding interests charged to me. Got the VP last week claiming significant interests due to late payment last year. Try to get clarification from developer how interests were incurred but unable to get a response on that but was told that " management has reviewed the case and decided out of goodwill basis to grant a full waiver of interest". Guess this is just the PR gimmick

her response to me was something like...the transfer of title to lawyer or to developer ,thing like this usially happens during the early stage of construction..blah blah blah..i also pening kepala a bit at what they r trying to explain...they said they r trying to investigate the details of what really happened..but chances r full waiver is in sight..

THIRD SCHEDULE

SCHEDULE OF PAYMENT OF PURCHASE PRICE

Instalments Payable % Amount
1) 10% Immediately upon the signing of this Agreement 10 RM

Within twenty one (21) working days after receipt by the Purchaser of the Vendor's written notice of the completion of:-   

2) 10% (a) the work below ground level including piling and foundation of the said Building comprising the said Parcel 10 RM
3) 15% (b) the reinforced concrete framework and floor slab of the said Parcel 15 RM
4) 10% © the walls of the said Parcel with door and window frames placed in position 10 RM
5) 10% (d) the roofing/ceiling,electrical wiring, plumbing (without fittings), gas piping (if any)and internal telephone trunking and cabling to the said Parcel 10 RM
6) 10% (e) the internal and external plastering of the said Parcel 10 RM
7) 5% (f) the sewerage works serving the said Building 5 RM
8) 5% (g) the drains serving the said Building 5 RM
9) 5% (h) the roads serving the said Building 5 RM
10) 12.5% 3. On the date the Purchaser takes possession of the said Parcel with water and electricity supply ready for connection to the said Parcel 12.5 RM
11) 2.5% 4. Within twenty-one (21)working days after receipt by the Purchaser of the written confirmation of the Vendor 's submission to and acceptance by the Appropriate Authority of the application for subdivision of the said Building 2.5 RM

On the date the Purchaser takes vacant possession of the said Parcel as in item 3 and to be held by the Vendor 's solicitor as stakeholder for payment to the Vendor as follows - 5 RM
12) 2.5% (a) two point five per centum (2.5%)at the expiry of six (6)months after the date the Purchaser takes vacant possession of the said Parcel  RM
13) 2.5% (b) two point five per centum (2.5%)at the expiry of eighteen (18)months after the date the Purchaser takes vacant possession of the said Parcel  RM
TOTAL 100 RM

Note : -
Upon Developer receive the CFO - Sijil Kelayakan Menduduki Bangunan, form Property Management (For Condo)
about 2 weeks time - Developer will issue VP
Then Bank has to settle the 12.5% to developer + last 5% (issue to lawyer as stakeholder)
after the developer receive the payment - Then will issue letter of Clearance to the Purchaser, then arrange for viewing and take key
The last 2.5% is pending for subdivision of title (strata title) - when developer present the application - then within 21 working days - bank to settle to developer
Yr 1st monthly installment shd start fr January / February 2013

but the due date to pay the outstanding amount ie advance maintenance fees + any late interest charges falls on next monday and if we do not pay up by then, we will get another round of late interest charges.

any idea guys? should we pay only the advance maintenance fees only or pay maintenance + late interest charges and later TMS will refund back the if found that we are not at fault? hmm.gif

MY advise
Just pay the maintenance fees + quit rent & assessment.
For the late interest charge . Don't.

I kept calling this Ms Mei everday. Asking for full waived on the interest. Yep... got her confirmation yesterday that full waived on my charges. Today will call her up to confirm on the loan disbusment received by Mah Sing & only able to arrange for key collection..

Actually I dint have late interest charge and from all the reporting here, just don't pay that part will do.

But the critical q: do u all read the official postal address or not?

Taman Damai Utama... 47180 Puchong...

Not KR and all ur bills follow the postal adds.

You may put Kinrara Residence (in brackets) after Tmn Damai Utama

Sorry I missed this part. Ms Soo Lee did advice to pay all the rest (except late interest) before due. Thanks.

Oh no! Looks like I need to compile all my bullets now. I foresee will kena later as my bank has yet to release despite due last week.

My lawyer said is due to MS has yet to complied certain documents required per the SnP. Who knows, they might say otherwise later.

Just received the full waiver reply from ms mei today. Also received letter from financier that they have released full payment on 17.12.12. Will make appoinment to collect key next week.

I have checked mine that the late payment was nothing to do with my financier. I believe it was due to MS own systems problem. Will demand for a waiver..

A few of my valuer frens indicated my unit at 1.20mil.. The house value still have room to improve next year.. finger cross..
