DIBS Package is now only for SEMI-D (Palmiera). Not for 3 sty superlink anymore.
Confirmed... as i bought a unit facing the park 3 weeks ago. Furthermore im a banker as well tongue.gif

At first, im also confuse. Bank is offering DIBS but TMS sales officer told me that they are not going to offer anymore for 3 sty superlink. Then i call Angela and she confirmed DIBS only for Semi D only.

Therefore, the CURRENT and my package are: Rm20k rebate , free MOT SPA and Loan legal fees ( EXCEPT loan stamping fees - loan amt x 0.50% and Disbursement fees RM1500 - fixed ) - Roughly about RM5600++

After a reconsideration, without DIBS package is better because :

1) RM20k rebate ( DIBS w/o 20k rebate) - sorry , you cant enjoy both biggrin.gif !
2) Lock in period start upon 1st payment release to developer
3) Better interest rate for whole tenure ( example, DIBS @ BLR -2.30% & w/o DIBS @ BLR -2.40%/-2.45% )

Believe all for own stay with family members mainly age 35 above.

Completed the TMS survey forms and hopefully TMS will respone all 3s link buyers common issue on material used on the building, especially the Main door and windows frame..

Hi guys,

Visited the site last weekend. The completion progress is amazing. I believe the superlink will be ready by end of tis year.

Road was tar and the cross bridge also in progress.

Saw the piece of empty land opposite the clubhse and the piece near the mahajaya link hse was under landscaping/garden construction... Is it build by TMS?

The more landscaping, the more merrier of KR...

Eveything seems to be fine for me except one.
The security issues.. How tight is the security at the superlink guard hse? It is important for me as there are
many break in recently at puchong. Just recently! !! And also the fencing seems to be too low and a normal human could easily jump in... Chek out those fencing at every TNB corner.

Anyone receive the VP letter? i received mine and need to make appt for inspection and key collection. But of course after the settlement of ur VP progressive billing by ur bank.

And also some late payment charges...shit.. Will check it out later...

I have checked mine that the late payment was nothing to do with my financier. I believe it was due to MS own systems problem. Will demand for a waiver..

A few of my valuer frens indicated my unit at 1.20mil.. The house value still have room to improve next year.. finger cross..

What is the major or important things to check during the defects inspection? Perhaps some sifu here could share ur experience and create an inspection checklist here.

Congrats to all bro & sis owner.

Just got my key. Workmanship was fine. Kudos to "conquas" smile.gif

Suprised me that TMS is giving plaster ceiling in the kitchen and all bathroom. Its a good to have item. Can reduce some reno cost later. Asked the project team staff that TMS will giving out different brand of intercom systems since many buyers complain abt missing item during VP inspection.

Now my major concern was the security in guard hse. How tight will it be. This is determine KR future value. If its a hi bye guard hse, then it will be no different with other taman's..

Hi QW$$,

Sure, will join ur firing force against any security issues. U also remind me abt the monthly maintanance fees in 2 yrs time. All type of KR link hse was secured by a DMC. how if some refuse to pay? Who will handle this?

And bro UFO, how soon the RA can be taken over from TMS?
