normally bank won do so cos it will spoil their reputation = lost customers. but there will be the reserved rights that if in critical time, bank can do so.

then it's ok i guess..

but im still not sure if loan rejected.. will u get ur 10% deposit forfeited?

hopefully i can finalise my stuffs also by this week and go to sign this weekend..
but i might be going lawyer office instead of sales office..

Hi, I'm a new buyer for Zest and new to the forum. smile.gif
Just signed my SnP last Sat.
According to the lawyer, there's about 50++ people who signed the SnP already.

Looking at the sticker board, the KL view are fully taken up, now left the pool view only. Apparently, they're giving 2 free units of air-con for the pool view units. smile.gif

Haven't sign any loan offer yet. Still looking out for a good deal.
PBB is offering ZMC, BLR -2.1% whole tenure.
OCBC is offering Non-ZMC but with the fees included into the loan amount, BLR -2.25% whole tenure.

Any other buyers out there can share what rates they're getting? smile.gif

I am getting -2.15 ZEC with RHB.
Probably consider the rate is ok....
from all the rate discuss RHB offer the best rate.
If you are interested in applying thru group rate, you may PM 'sifu' propcritic..

Hi, I booked one unit last week at klcc luxury property... and paid rm3000 booking fees; i have them put down in the booking form that they will refund the rm3000 if cannot get loan.

i booked one unit facing pool view for investing purpose. now getting worry because of the high density not sure if can rent out or resale, and highway no public transport.

i saw in another blog that dbkl proposed to build a C&C (cemetery...) 12km from this project (city view side) and afraid will have negative impact on the price.

also, the sales people showed me the latest version from the paper that lrt will be constructed in front of hap seng
are they not reliable source?? if there is no such thing, can we drop to proceed because they misrepresent.

There are always competition in reselling or renting out.. No doubt on that..

For the CnC issue, KL view unit owners should be the ones to worry.. if its 12km, its already reaching KLCC.. I dont believe in having a good KL view, its just sales talk and you will only see KL tower like a peanut.. east view is more of greenary.. CnC is about 1km north east rather than direct east.. further more, its still under plan..

I think most of the owner here feel the LRT issue is not so reliable (with the spirit of Boleh-land, any plan can be altered) and if it happen to be in front of hapseng, it will just a bonus, the important one is still the ramp..

Agreed with you. That's my point from the beginning.
Zest's buyer should really follow-up on the ramp issue. LRT is secondary issue

Because Zest CF is depend on the ramp.

And based on the info (here in this forum),
Due to the proposal of "new LRT infront of Hap Seng", then the ramp will be no more, and Trinity will plan to build a "underpass"?

So, the questions that you might be interested:
a. Ramp is a MUST for CF? I believe the answered is "yes"
b. If the rumours saying ramp will be replaced by the "underpass"? Is it true?
b1. If yes to item # b, then how about the CF requirement? Any changes?
b2. If there is any changes to item # b1, what is the changes? Any possibility that CF no longer require "the ramp" as requirement due to change it to "underpass"? Or same?
b3. If CF condition have been changed (no need ramp), then will there be a ramp?
b4. "Proposal new LRT in Hap Seng", anybody knows the status and schedule?
b5. Any possibility that due to "uncertainty of the new LRT in Hap Seng, then "underpass" will be delayed also....

Too bad for Puncak Jalil bcos Talam went pk.. not only no ramp but thousands of houses owner of Puncak Jalil suffer including one of my fren who bought Talam projects..

Will TT share the same faith as Talam.. time will tell..

If really no ramp, we will just have to use TPM flyover just like any BK9 residences whistling.gif

Hi,
In my personal opinion, i do not think that the CnC proposal will be approved.
This place was full with most of the malay owners at the opposite of Zest where there are a few blocks of low cost apartment situated.
Furthermore, it would be that nice for a LRT to pass by the scenery of CnC.

I wanted to go for Zest, but when I look back (economic crisis and ramp issue) and I am very suspicious on the ramp issue (Trinity keep changing their story)...that's why I did not go for it. Better save the "bullet" just in case...haha

We all understood your concern here but there are many purchasers in this thread. They have all made up their mind to buy their homes and they do have pros and cons running in their mind (which was heavily discussed earlier and in other forums as well) but they have decided to buy..

No offense but I believe you shouldn't be giving negative thoughts here. Be positive.. If you feel this is not the right one for you, just move on to find the next.

If the loan is not approved, I was told that the booking fees is refundable. However, this is just sales talk. Anyone here who knows someone's booking fees is refunded due to loan disapproved. If is refundable, we just need to show them the letter from the bank, am I right?
