FYI
Someone from Reapfield sales agent (property) told me, there is 1 LRT in Kinrara (near the Giant), which is the same as MPSJ draft town draft plan.
I believe the sales agent (zest) is refering to the attached photo (which is near the Giant shopping complex, not exactly at Zest there)

Got 1 sales agent (Zest) telling me the ramp will be built next month (April/09). I doubt it.

For me, hard to believe the sales guy....hehe
So, it is up to us, to believe which "story"...

For the ramp, which you agreed with me.
Trinity need to widen the road during the construction of the ramp.
But do you believe that there are some space/road to be widen? If you cannot visualize, it is better to go BK9 and see for yourself.
I been there several times. So my opinion, it is difficult to widen the road...

For the LRT,
Have you seen my attached photo (my earlier post) regards to LRT? Trinity sales person, told you that there is LRT station will be built at (or near Hap Seng) and 1 more near to Giant. Then, did they told you, whether it is approved and when is approved?
Because inside the MPSJ draft plan, it is stated at near to Giant.

And don't forget about "Talam" with Puncak Jalil cases. What did the developer promise the resident of Puncak Jalil? Hehe....

I have no concern, but would like to advice you all to be carefull only..
Don't always trust 100% unless, there is "real" construction.

FYI,
The ramp, the sales person (Trinity) told me, they will start April/09 (they still insists this info is correct as of Jan/09). But when recently property fair, they change their story to 6 months from Feb/09.

So, precaution...guys...hehe

I still have doubt on the "new" LRT station at Hap Seng.
If it is "real", then we all are happy. I am happy too, and same as you.

But if they misinterpret it and said, it is at Hap Seng, then, who will be happy and sad?

Hehe....Like Pai said, built at nearby Giant (make more sense). This I agreed with him

What you all think and say? Is it logic to build 2 LRT station (very close to each other)? Is it cheap to build LRT station?

So, if the "new" LRT is true,
Then Kinrara will have 3 LRT station??
1. Tmn Kinrara (near to the arm camp)
2. Near to Giant (most probably near to the Temple)
3. New: Next to Si Khong Star/Hap Seng or opposite BK9

Anyway, we could believe it if they start working on it. You know the style....
Let's just hope they start working on it, rather than talk and talk, right? hehe

Remember guys,
Zest can only get the CF if there a ramp. If the LRT is true, as you guys stated, they might build the underpass (or under tunnel). If got LRT but no ramp or no underpass (under tunnel), pls re-confirm with Trinity on the CF....

The ramp
Pls check it out the ramp (or underpass/ under tunnel) on how they going to build.
Somehow, the road at the main entrance of BK9, it is hard to expand the road (left and right, also got BK9 houses already)

That info is "old" info (2008)

And the very 1st soft launching of Zest is somewhere 2008 (3Q) at KLCC Conventional Hall
I was there....they told me, LRT is at Bandar Kinrara (near to Giant)

That moment, nobody in Trinity was talking about "new LRT" ( in KLCC Conventional Hall - 2008). And I am curious why they said new LRT will built opposite the Hap Seng (in Jan/2009). To attract more buyers perhaps?

So, any possibility to revise the MPSJ drafted plan with "new LRT station"? If yes, I believe everybody is happy (including me). If no, then...(I wonder...)

I believe most of you all, have signed the S&P.
And does anybody knows (any idea) when Trinity will start to build the "ramp" or "underpass"?

As you know, 1 of the CF requirement is to have the ramp.
And based on the info in this forum, that new LRT station might be built and no ramp, thus, "new propose underpass" will be planned. And based on the latest info, LRT plan has been delayed. So, will it affect the "propose new underpass" plan/schedule?
If no ramp or "underpass", then how?

I believe "ramp" issue need to be follow-up, after signed the S&P. So, that all of you will know "any delay" CF or....

Just curious to know....when to start and when it be finished/completed..

Agreed with you. That's my point from the beginning.
Zest's buyer should really follow-up on the ramp issue. LRT is secondary issue

Because Zest CF is depend on the ramp.

And based on the info (here in this forum),
Due to the proposal of "new LRT infront of Hap Seng", then the ramp will be no more, and Trinity will plan to build a "underpass"?

So, the questions that you might be interested:
a. Ramp is a MUST for CF? I believe the answered is "yes"
b. If the rumours saying ramp will be replaced by the "underpass"? Is it true?
b1. If yes to item # b, then how about the CF requirement? Any changes?
b2. If there is any changes to item # b1, what is the changes? Any possibility that CF no longer require "the ramp" as requirement due to change it to "underpass"? Or same?
b3. If CF condition have been changed (no need ramp), then will there be a ramp?
b4. "Proposal new LRT in Hap Seng", anybody knows the status and schedule?
b5. Any possibility that due to "uncertainty of the new LRT in Hap Seng, then "underpass" will be delayed also....

So, end up (nothing??)....so you can guess it...hehe

I wanted to go for Zest, but when I look back (economic crisis and ramp issue) and I am very suspicious on the ramp issue (Trinity keep changing their story)...that's why I did not go for it. Better save the "bullet" just in case...haha

My purpose is to get info on the ramp. And I did not "try to influence" other on the negative side
And eventually, I was curious why the potential buyers of Zest did not know the status of the ramp, since ramp is 1 of the criteria of getting the CF...Thus, my impression is no CF, ok for Zest buyers?

Pai was asking me, whether did I purchase. That's why I commented on my opinion... (pls refer to Pai question to me...)
