Bro, go ask your friends who are lawyers and I'm sure they will tell you which lawyer to engage and which not to when it comes to loan documentation...

Having DBKL flats nearby is indirectly a positive point....chances are that the LRT stop should be near enough to cater for these potential commuters... rclxms.gif

Btw, such good rates could be ending soon because some bankers and irresponsible people are trying to sabo directly or indirectly the group package out of envy. For those who have already applied for RHB loans individually earlier, please don't expect to be given same rates as the group...

Did anyone already sign the SPA... I heard that ramp is not part in CF but is DO for this project (sound something like that)

If guys/gals going to sign SPA soon, may verify this issue with solicitor ..

Hi, PBB offer me -2.15 w MRTA but the locking period 5 years start from final drawdown. Loan include parking.
But im not interested with it.
RHB offer -2.15 w MRTA locking period 6 years start from first drawdown.

oh btw, i heard if we're buying our 1st crib n its below RM250k, we get 50% waiver off stamp duty fees or sumthin rite? does it impact those who bought units at the zest with the early bird RM3,888 and free s&p and legal fees package or it doesnt apply to us anymore since the stamp duties are already bourne by the developer?

can anyone help to clarify? icon_question.gif

i tot bout that too but i have frens says we can always negotiate with the lawyer on the stamp duty eventhough it's not our first purchase already..
but then stamp duty is not much also ler..

Well, it stated as FREE from developer, so even got cheaper or not, dont think it will affect us as we are paying the SNP price..

Hi,
can we request to delay the 10% downpayment to developer?
Firstly the sale agent extended to 1 month bcos of EPF withdrawal. up to today, it is almost passed 1 month and i have not signed the S&P.

is anyone here encounter the same problem?

i tink there's a thread abt this somewhere in the property talk forum too...tried searching for n posting the link here to u but to no avail. basically, if u're buying a 1st hse frm the developer n it costs below RM250k, u're entitled to 50% waiver of the stamp duties...


oh btw guys, i just surfed to zest's website n it says there are units frm 1110 to 1419 sq ft with prices ranging from RM225k to RM350k! did they just update it or issit outdated info? 1419 sq ft?! RM350k?! possibly for block B units?

only level 1 (unit just above podium carpark) has 1419 sqft bcos these units come with "private garden" which is some remaining space outside the unit.. They already did this changes since Mapex in MV.

oh, okok. but if i'm not mistaken, dat unit is going for RM270k+. the website states its price as up to RM350k...hmmm hmm.gif shocking.gif
