Hi, friends.

I'm thinking to buy a house.. blush.gif 1st time buying property.. no experience.. hee... My budget is around 250k lor. Any new projects that can recommend to me?

I've gone to Kinrara there for a new project, nearby Giant. It is abt 255-260k, Condo with full facilities. Any comment abt this location? if condo, any thing that I should alert? What should I check before i purchase?

And also, any banks that are offering good package? Any commendation??

Yup. It is so call The Zest at Kinrara. Are you staying nearby there? How is the environment there?

My friend, Andrew, currently work in that project. would you like to go thru the project details? i can send to you. smile.gif

I've asked a few friends (from other developers) to visit the project and advise me. emm.. so far, my friends said is good. the only concern is it is a new project. will be some risk lor. haa... to be frank, most of the staffs work for developers don't believe new project. they rather go for completed or at least 80% done.

I'm just wondering will there any other detailed issue that I've not gone thru.. 1st time buying property.. haa.. no experience sweat.gif

ooh... Puchong Hartamas.. In fact, I have friends that purchased few units in Puchong, i guess is around Bkt Prima Puchong.. (hee.. not sure the name sweat.gif ) It is double story. nice development and only 290k. next yr feb 2009 get CF (might be earlier than that). I did impress when i 1st visit it 6 months ago. but my consideration is the location. at least take me 1 1/2 hrs to work. tat's y give up lor. i'm not sure whether it will be the same project that u mentioned?

ooh.. then is really near to the project lor. rclxms.gif it is a new project. just having soft launch abt 2 weeks ago. the official launch should be around Feb 09. when u pass thru the main road, just besides Caltex, emm... opposite 'Hup Seng' (not sure is this name or not).

r u staying in the double story there? how is the environment there? do u like to stay there? if i decided to take the project, then we can b neighbor liao.. (even thought still got a distance.. haa...) but i really wish to know whether nice to stay there or not. smile.gif

Could you tell me what actually is the difference of commercial and non commercial title? I only know that the electricity and water charges are expensive. Others not really know. sweat.gif haa...

In fact, I've been visited their office last 2 weeks. So far i'm satisfied. most probably will lock an unit there. but before confirm the purchasing, i still wish to get some advice. some more need to go thru some details and the loans package...

What is your opinion after run thru the project. Pls share your point of views, +ve or -ve also can. TQ~~

If the developer refused to convert it to resedntial rate, it will be a big no no for me. I have friends that bought double story in Bkt Prima Puchong, only 290k. very good in design and is reputable developer. The only reason that I don choose is the location. not convenient for me to work. another 2 months time can get key lor..

I've booked a unit as well. Level 15. It is a corner unit. I'm now looking for the loan packages as well. smile.gif I've been contacted by agent for the loan packages. so far, the packages given are Hong Leong, CIMB. Now waiting for Alliance Bank. Any suggestion from you?

i did consider your unit before. wink.gif but at the end i choose higher floor. but same side with yours. unit 12, right? anyhow, it is great to know you. we are potential neighbour. biggrin.gif

i've heard from my agent. the banks that tied up to this project are EON bank, CIMB bank, UOB banks.. let's find out which offer the not bad packages. smile.gif

ya ya..totally agree with u. i also wanna avoid the noise so i choose unit 12. still can have KL view + green view + away fr the main road. smile.gif my 1st choose is always corner unit so that i no need share walls with ppl n nobody will pass thru my corridor. wink.gif

type B has larger balcony.. i'm only sad that there is no utility room. ai.. no perfect one. if not, other types got no selling point liao. haa...

btw, do u feel like fully flexi home loan is better? cos my frens choose semi flexi. they said better wor.. confuse rclxub.gif
