currently i tink the cheapest unit is block C level 2 (RM220k+) and the most ex is block B level 1 garden unit (RM290k+). all units are priced within the RM200k range, which is relatively affordable n might help explain the fast take up rate.
*
the last time i checked (which was last weekend) the best available unit in block C is on the 13th floor if i remember correctly, priced at ~240k.

received a call from the salesperson last friday about that unit so i assume it's still available.smile.gif

hmmm...imho, the best unit still available for block C is a 17th floor pool/west facing unit which is also circa RM240k+- when i went to the sales office last week. but it might've been snapped up already though.

Hi,

Great to know that there is a very active forum on The Zest. biggrin.gif
I've purchased a unit at Block B about 2 weeks ago. I'm suppose to sign my S&P coming Monday. However, my loan application is not ready yet. Have any of you postponed the S&P signing date before?

Very happy to be part of The Zest community thumbup.gif

Cheers.

i postponed mine for a week too as i was abroad at the scheduled time of signing. dint face any probs like forumner ROCKEY who had to apparently write a letter or something before being intervened by another sales rep.

btw, thanks for the pic! 76 units sold which is over 30% liao rclxms.gif
ZB-19-01 looks really enticing though...thought the unit was already taken up the last time i went there! maybe loan got rejected or sumthin. wonders whether i should vest in another unit here... hmm.gif

Its vry sensitive to discuss on the rate here. This is because different people will have different credit rating with the bank and thus not everyone is getting the same rate. However, u will have to negotiate for a good rate with the respective bank.

Certain people may pick up the information from here and complain to the bank. This will affect the other potential negotiated rate.

U may want to refer to previous discussion we had earlier to find out roughly the rates are.

HaHa, through developer, they'll get extra commission and rates not necessarily great. Those interested to apply through my contact can pm me. We have a large group applying together earlier.

Even with the same bank, different individual will still get different rate depending on individual credit profile (CCRIS), loan tenure (not everyone taking 20 years), and loan amount (not everyone applying for 90%)..

Moreover, the rate is not the sole factor to determine your loan, other matters like exit penalty, Conv or Flexi, maintenance charges, prepayment clause, partial perpayment clause, easy access to bank for loan payment and withdrawal.. etc etc.. Searching for loan is not as easy as buying vege from market brows.gif

mind to share why you think everyone is taking from same bank and everyone is getting the same rate? hmm.gif
