HI All, had been reading post here for quite a while, finally decide to book a unit a unit in tower C facing west...

yah im one of those whom dont mind the heat as for sure will on air-cond during afternoon on weekends..

when sign SPA u need to settle the 10% down payment,

- legal fee & stamp duty for loan is mostly absorb by banks ZEC package but rates no as low as u pay the fee's NZEC.. lesser cost to bank lesser % charge on your account lo...

no matter wat package ur offered, must remember to give n take lo..

if ZEC normal rates but better cash flow during purchase lo...

if NZEC u need to have more cash in hand during purchase but in long run u save up more on %

if FEC - finance entry.. fee add into your loan.. pay back when u have the extra cash lo...

MOT yups = memorandum of transfer, need to pay this only after strata title had been issued to us...mostly 2yrs time from completion.. hard to tell how its counted... but u can expect around 2k for this

dont quite get the paying together part.. 10% pay to developer, legal & stamp is charge by bank & land office, diff party lo...

if FEC include into loan u will still get 90% + the legal fee i.e 92% in total lo...

ZEC or NZEC.. it really depends on your financial plannings mind to reveal a bit more here or just pm me bah... hehe

agree on the electrical stove... actually price is better nowadays compared to 2 yrs ago... just wait another 2 yr then we will see other brands like philip, panasonic samsung come out with that oso...

pilling machine gone? thats weird... they shud not move it unless in danger of land slip or stuff... does this means it was there earlier for 'advertising' purpose.... gave us the wrong impression on pilling is about to start soon...

no matter BLR drop onot bank will still need to release money to developer whenever they received proper billing from developer

BLR will drop... but to which extend wait & see smile.gif

any macho guys here kind enough to go up to those bangla / mangla workers to ask '' aloo, buat u-turn kah?'' xD

my perception was based on same for ~~ matters like exit penalty, Conv or Flexi, maintenance charges, prepayment clause, partial perpayment clause ~~~.

show unit structure is fully up, can see the window fitting edi, but 1 months time to complete painting, internal electric & water porting.. hmm. doubt it
