Added on September 23, 2008, 12:18 pmHere you go guys. Take a look at the pics. Got my friend to strect out his arms to show you how wide the gate is. Look at the pic where you see Ph@ development. If you enlarge the pic and look carefully the car portch driveway is kinda dangerous as it drops down sharp. So do sharpen your driving skills befre you car ends up slantined on your neighbours driveway. The netted fencing is metal but the soft kind. I really think the kitchen grill overlooking the neighbours porch is not tastefully done as it exposes quite a bit. Thanks. I managed to run up and run down at the corner unit 4th floor and noticed that the balconies are cement rendered. The staircase is very narrow.
Just so all of you know the plumbing pipes in the lower floors are very obvious in the toilets. The good point is if it leaks it can be repaired easily but considering the toilet is quite small to have something potruding like that is not pleasing to the eyes. You guys should take a drive up for a look see. Quite interesting. Regards, Sidviq |

QUOTE(Sidviq @ Sep 23 2008, 11:30 AM) Dear All, Nice photos from you Sidviq I was up at amansiara yesterday and took very close up pictures. Have just e-mailed to our good friend Allan Yuppie whom I am asking for help uploading them here. My observation : 1) Nice street lights 2) Nice road going up and saw contractors working on the barrier for the guard house. 3) The whole area looks serene. 4) Close up of the units it looks small but this is normal because it's still empty. 5) Roof kinda low 6) You guys remembr the store room the 1st floor and 2 nd floor buyers get. Well the door is not full height but it's abiout 3.5 feet tall only. 7) I think I saw the shorter units so the porch fits my X trail front to end quite tight if I must say. Those who got the 80' length should eb luckier. 8) If you look at one of the pictures the split level at the gate can be dangerous if you manouvere your car in and out. This is because there is a sharp drop. 9) There is a post box but no dustbin area. At this time and age i think this is dissapointing. 10) The kitchen grill over looking at the neighbours porch is quote "Bare' for Ph 1 units. 11) The main door looks good but the width is not 4 feet as informed by my SA. it looks more like 2.5 Feet. It's okay though for me as I have level 4 unti which means I get a wider kitchen. 12) Anyone with more cars, it's going to be a nightmare. Take a look at the pics guys and enjoy. Thanks allan for being ever so kind to upload the pics. P.s : The Bunga Raya is part of deco for the playground. Thanks. Regards, Sidviq Added on September 23, 2008, 10:31 amOne more thing I forgot. The add goes by the unit purchased and those on the 4th floor get the unit number as XXX - 4 which may not appeal to some. Regards, Sidviq As mention by u, very disappointed when i see there was no build in dustbin space for us. we are sharing parking space, so where we are going to place our dustbin as dont have a wide space, unfortunately, we will crash on our dustbin if careless, and somemore it will be spoil the environment Sidviq, if u not mind, can tell me is it the main road along the housing area is really wide?? As told by the salesperson before, the main road quite wide, mostly like 2 lane for each way, how u think.?? thanks Anyway, keep on working and hope u can bring us more expose on what happening inside |

The pic of the road you see is 2 lanes and that is one side So you are right it is 2 lanes on each side. As for the flyover / underpass we will have to wait for the road widening exercise to finish and only then will that take off. Apparently approval is given so it's a matter of coordination between the developers and the authorities.
The comment on the manhole is interesting as it looks quite off being in the centre. To all Phase 1 buyers, do insist on road smoothness, general maintenance, cleanliness etc when you guys move in. Get the ball rolling and when we move in we will just jin you guys and insist that the management in charge is doing their work. The dustbin and the space to put one is very dissapointing. I live in a town house currently and the same wifth car porch and we can afford a post with dustbin compartment. At least the area looks neat. The other disturbing fact is that i am on the 4th floor and my unit is going to be something like xxx - 4. It's a bother to me. Preferred the alphabets though. Hopefully I can get some more pics on Friday. Regards, Sidviq |

ISSUE 1: Transition between 3-storey and 4-storey units done poorly
![]() Look at the pic above. The 4th Level 1 unit from the row is "sunken down". And see the height of its roof on relative to the gate! As soon as the car enter the porch, its virtually "gone" (see the car roof only) Anyone can easily climb over the gate and jump onto the roof , gaining entry to Level 2 unit. ISSUE 2: hate the partition (yup, a cheap partition, not even qualified as a "fence") ![]() Seems like it looks quite fragile and can easily damaged by just a kick. I think the developer over-ordered these materials, and now they're using it . 1) on the facade between balconies 2) AS THE balcony for corner units 3) (still more left?)... why not put some on the main entrance side towers too. It will be A HELL to maintain. (all the dust lodged inside those square holes as the time went by). As for the real green fence, I plan to built a picket fence on my side to cover it up. ISSUE 3: Explanation of why the storeroom shrunk ![]() I bet its must be caused by the staircase design landings (which could be architectural error that was hastily solved). Hi Allan,
I saw the stairway and if I remeber right theire is no landing halfway there is a landing area before the stairs start at the entrance so that may be the reason for the lower dorrs. I agree with you on the fencinf goven for the 3rd and 4th level. It looks filmsy and not easy to pain over later on and not ver interesting. The worst is the corner unit of those on the 2nd floor. Did you notice the postbox? There is no opening at the other end of the post which mean you have to come out of your gate to take your mail. Try to go throguh the opics again and notice. Weired isn't it. What are your thoughts on the kitchen grill for the lower levels? To All, It may be timely now to set up a pro tem committee as soon as the first batch of keys are handed. It's good for the residence and the management. Allan seems to be the right committed person and I say yes. What do you guys say and I hope Allan is okay with this. Wish me luck guys as i am going up again either this Friday or Monday to take a look and will try to take Phase 2 progress pics. Regards, Sidviq |

Sidviq ![]() (pic modified to show gaping fence hole) Well, such I'm a bit worried though bout the extent of changes we can make to the porch. Since the rule for townhouse are the same for condo, It's a sure thing that no glaring modification is allowed, such as extending the house, painting a different colour, or replacing the window/pane. But I SIMPLY can't live with a plain looking porch and flimsy fencing! The dysfunctional postbox might be a bit annoying, but somehow I'm sure we will leave our house at least once a day. I'll fetch my mail from the outside when I'm back from work. I don't expect functional or pretty kitchen grill. it doesnt matter to me. Most of us plan to strengthen the security by installing our own grill after we get our keys, right?
