Hi all, Im new member here, from phase I. Nice to meet u all!! smile.gif

I would like to ask is it really will be a flyover for us?? I just pass by yesterday and i notice that opposite us already have another type of townhouse, and its quite near to the road, just wondering is it enough space to build a flyover to the opposite road.... or the developer will ask us to use the u-turn where located further down as the road already been expand now..?? sweat.gif

well...then just hope there will be a flyover, ntg else can do..
do anyone know is it possible for us to renovate our house, i mean somewhere around car park space, like build awning or change the main gate, some more can we change the outlook design of our house because when i'm looking on the showhouse last time, some agent told me can and some told me can't

Thanks for your interest Vikki.... actually I have a group of Contractor which can do start from A-Z for renovation of your house, if you want, i can introduce for you later....

yea, we should give some pressure on them as they told everybody about the flyover when the project start launch. If im not wrong, they initially say that they will build an underpass for us, but after that they say it will be replace by the flyover, anybody hear that before??
For me, i think it's really waste our time if we need to go for the U-turn because it was quite far in front.... some more, if there was no flyover, it's also not coveniencefor us to enter our housing area if we are coming from Rawang.
as seen on many new housing area, the developer will only complete those road after they have pass the house to owners for a long time, just hope our developer will be different..... notworthy.gif

11)  The main door looks good but the width is not 4 feet as informed by my SA.  it looks more like 2.5 Feet.  It's okay though for me as I have level 4 unti which means I get a wider kitchen.
12)  Anyone with more cars, it's going to be a nightmare.

As mention by u, very disappointed when i see there was no build in dustbin space for us. we are sharing parking space, so where we are going to place our dustbin as dont have a wide space, unfortunately, we will crash on our dustbin if careless, and somemore it will be spoil the environment mad.gif

Sidviq, if u not mind, can tell me is it the main road along the housing area is really wide?? As told by the salesperson before, the main road quite wide, mostly like 2 lane for each way, how u think.?? thanks

Anyway, keep on working and hope u can bring us more expose on what happening inside rclxms.gif

Alan, I also worried about the rules for modification for our house, but before this, i ever ask those salesperson and they say we can modify our outlook, such as built awning and change the main gate. but finally i ask them how about the paint, then he say color must be the same, cant be change, so until now i also dont know the exactly answer for this...... we need to get proper answer before we can do anything as they can fine us if they had set the rules....

One more thing, do u remember there was a space after the 3rd bedroom, where level1 can go out as they have a door, and for level 2-4, only have a windows, is it any modification can be done to it?? for example, if level 1 extend the bedroom, is it level 2-4 also can do it??

according to the sales rep before this, there will be a pond where the water flow directly from the natural waterfall from the mountain, and it was rounding by the joging track, but now seems like nobody seen it, so i think no more those natural water for us. sad.gif

If im not mistaken, we got 2 pcs of card for each unit, and each additional card cost RM50. But im not sure its normal touch card barrier or smart tag barrier for us, anyone notice bout it on the guardhouse barrier??

well, today i had go to the site around 4.30pm, the guard still not allowing us to go in .... i also see 2 cars which are there hope can go in and have a look on the progress.... but finally have to go upset mad.gif

is it we need to wait for the main road to complete or wait for them pass the key then we just have permission to go in?? even the guard not let us to walk into the site...... y so secured ya, normally a construction wont secured until this..... got gold inside ?? shocking.gif

Bluesky, when u sign the SnP with the developer?? Im in phaseI also, i sign it on april06.... so is it i need to wait until april09 just can sue them if they not yet pass the key to me on that time?? Is it the SnP give the developer 3 years time??

yaya.... i remember the sales person told me we will be given 2 cards per unit and if we need to add more, extra charge of RM50 will be apply...
now they only gv us 1 card?? then they will untung a LOT!!! cause 1 house need at least 2-3 cards i think.... anyone know is it SnP notice bout how many cards will be given to us?? hmm.gif

sure we need more time than that, but usually even after we get the key, we can still ask the developer to settle up any problem of the house right?? they usually will put 1 main con to standby there and settle our thing..... if not, sure we cant notice anything when we inspect it within 1 hour, cause i think when we go in our house, we will so excited and 1 hour will pass very very fast... thumbup.gif

yaya....if really need to use back the same gate, i think most suitable is swing gate motor, which is also called "underground motor", cause i think arm gate system is too powerful for the original gate, especially we also know things from developer will easily spoil...
by the way, we also not sure either we can install autogate?? need to understanding the rules that will be given to us then..... shakehead.gif

they claim that want all are same and standard when you go there to have a look. there is no standard at all. 2 different gates. 2 different carpoch lenght and design. i look at the plan, some road wide length is 24'. but i dont think there is 24' la.... very narrow.

generally, 3th floor and 4th floor is with full cement....  but not apply to all unit. there is no standard format...

yeah vincent, u should bring measuring tapes to go n measure.. if ur SnP written 20ft, then ur car porch less than 20ft, must claim from the developer.... so rugi leh!!! im really wondering how my house look like.... notworthy.gif
