Hm... Over there still got empty land? hmm.gif

One side is taken by Dolphin and the other side theres an Kuil then further down is a big plot of cemetery. Or they're building it behind the BHP lol.

Anyways, within that 1km radius already have at least 5-6 different blocks of condos and a flat. And those new condos nearby Taman Pertama MRT are still quite empty doh.gif

well taman pertama actually located at a not so impressive place in the old cheras... but nevertheless... based on the projects launched along the jalan cheras... if its really behind BHP.... quite close to MRT also and easy in and out to the forever jam jalan cheras... haha... those located inside one shall suffer more...

Will be interesting to know the exact location. Taman Pertama rental should be able to fetch higher price compare to if you moved further downwards the MRT line, Taman Midah, Taman Mutiara, Taman Connaught.

the rental price have to be filter first hand first by cochrane condos, TRX residences and many more stations near KL... the higher price might be minimal only... haha

Owh yeah... I think its that plot. It used to be those football field with running track type stadium and its right beside the Taman Pertama MRT.

They bulldozed the building last 1 or 2 years, then was halted for abit.

Damn. This and the other two Jdupion and another one would make 3 big blocks right side by side each other

If confirm the project is indeed at Velodrome, then distance from the connecting bridge to Taman Pertama MRT is less than 56meters.😁
On a side note, the nearby J Dupion is currently construction a bridge and walkway connecting to Pertama MRT as well.

I don't think it will be that plot coz last I recall, Jakel owned the Velodrome land. They planned some mixed development there adjoining J.Dupion some time back but was put on hold for some reason while the latter commenced construction first. hmm.gif

Not really covered with greens and Tun Razak park is near but not exactly close that you can get the fresh air from the park lol. And the road beside the building is linked to MRR2 to Kajang to go in and out is fully packed with vehicles during peak hours.

They just expanded the road to 3-4 lanes. And I thought its for the giant Eko Cheras. Manatau this one comes in as well. Now really 10 lanes also no use liao

I've never mentioned whether is this development location is prime or not.

If you were to ask me in term of prime, they are all more or less the same cause the on-going ones a quite a lot very close to MRT stations. Projects like this one, Parc3, Shamelin Stars and so on need some walking to reach LRT/MRT, but at least its walking distance. So they are all basically packed in a spot not too far from each other.

so i just wondering which project is better? you mentioned parc3 and shamelin star but if compare it to this location (Wisma there) then this place is nearer to MRT station with a better walkway.

What I said on earlier post, I meant the environment. Not about the location. Cause last time that area used to have a lot trees because of undeveloped lands

If MRT wise I'd say V Residence and Eko Cheras are the closest. This and Dupion island seem to be very close too. Just not sure whether the linkage is full covered like V Residence and Eko Cheras.

Maybe that's why those east-facing units in J.Dupion are angled towards the city, completely avoiding the cemetary. I always wondered why those units looked funny. laugh.gif

Whatever the design that they use for this project, most buyers will definitely choose the KL city view. tongue.gif

This area, if it is really wisma cu kiong, it has a walk path of 99.9% covered roof to partimer mrt stn(I won't call it a dedicated walkway). Dev just need to build some roof to join to the path....

I think that location rental with this short distance to MRT, the rental wouldn't too bad and risk level are low. MRT is linking to almost all Selangor and KL hotspot area. I think the impact is very large in future.

Somemore my friend rent a 2 bedroom unit in Maxims Citylights, Sentul need RM1600 and SS2 Ken 3 small single bedroom need RM600... So i can't imagine the MRT doorstep or walking distance project less than 200 meter will get very bad rental in furture.

Rental high or low also no use. Way too many condos in Cheras already and majority of them are linked to MRT, so all these condos that are linked to MRT no longer is a USP lol

PJ and Cheras also quite big. If wanna compared with SS2, then should compared with Cheras Maluri. Sunway Velocity vs Tropicana City Mall.
Both got pro and Cons. Can't said SS2 is much better especially Cheras Maluri more near to KLCC, Bukit Bintang, TRX.

Honestly, very surprise it is a FH project....
Can share layout? Thx

Need to know the actual orientation also, to see if dev minimizes the exposure to stone garden... (eg something like JDubion odd facing)

JMHO, the non-cemetery side will be sapu-ed habits first....
I bet agents will find a way trying to compare with the pima housing near kwangtung cemetery at KL

agreed... if the price is right too... less than rm600 psf... thats something to talk about for FH and distance to MRT station... its not as near as aster... but its not challenging under the tree towards the covered walkway.... for ppl who familiar with cheras... surrounding areas might not look appetizing.. but projects sure still can sell...

in the end its forummer who tokok banyak nia... look at the koi kinrara in puchong... own stayers still byk and gt some tenants there as well despite facing an existing cemetery for some of the units and another big cemetery across the river inkambing....

The only silent place with fresh air is the greenery stone garden. .. ..

The taman is full of mostly old houses since 1970+ ...now surrounding looks let down.... Eyesore?...

A small taman also got traffic light at the other end to create minor jam.... Minus point?....

The roofed walkaway towards mrt also not with even height. Strong wind will bring rain via the height gap ...minus point?...

yeah... mentioned alot of times here also... other than the cemetery... despite this project have no 56m distance to MRT... but its very walkable... in alot of cases... better than those SKL mrt projects like m vertica, j dupion and etc....

Even the agent also honestly told me they do not have the "final" design to show us. As for the given hint to me, the developer usually won't change the layout that much, so can refer to its other projects...

Was told the main gate facing Jln Cheras(not like the existing CK gate is facing shoplot). I interpret that when residents are coming out, they are covered by roof all the way to MRT stn.

Was told the main gate facing Jln Cheras(not like the existing CK gate is facing shoplot). I interpret that when residents are coming out, they are covered by roof all the way to MRT stn.

It's not difficult to separate the car entrance & pedestrian gate anyway.

Is only the logical reason to increase price.
Yeah so blame us all here.

Developer ppl if you are reading this, facing cemetery unit should offer at least 50k off the other facing price of the same layout. Gonna be no taker those face cemetery units.

Face cemetery unit of course will be the cheapest unit.
Cheapest unit start from 600 psf.
Then is not really cheap. Just so so following the market price.

Probably justify Aster Residence selling price if MKH launch starting from 600 psf.

i dont think MKH will be selling at 500 psf from the beginning anyway... aster also selling at 550 psf... this one sell at 500 psf with nearer distance to KL? i dont think MKH will cheap sell their projects when there are other comparisons...

those agent blow water help MKH do market studies... now more than 600 psf with cemetery... just 3 stations nearer to KL than aster... not justifiable...

ya agree. like silk sky beside cemetery now also very hard to resell. now silk sky is ard 550/sqft. hard for owner resell unless do rental only. i would rather buy tht batu 11 mrt condo as 520/sqft only

Silk sky has no mrt doorstep.. This one has... However resell value is another problem, though rental yield is good. Cemetery is unique...
Greedi dev to fish interest at low price but then increase very drastic and never up to par....the more cheque the higher price adjustment.
Mkh has not taking any cheque yet... Agent fishing...

Wonder which dev does not want maximizing profit...
Will see how.

With that location, I'd might as well go buy a subsale unit at Lido dy. At least its not facing the cemetery directly.

MKH proposed 507 units condominium near Taman Pertama MRT, Cheras

MKH proposed to build one block of 42-storey serviced apartment at Taman Pertama, Cheras.

The freehold site will have 507 units of serviced residence, with unit sizes of 660sf (2BR2B), 850 sf (3BR2B) and 1,000 sf (3BR2B). The site is strategically located along Jalan Cheras, and is only 150m away from Taman Permata MRT station. There is existing covered walkway to the MRT station right in front of the site. The site is currently occupied by Dolphin office. Located in a matured and convenient location, the downside of the site is that it is located next to a cemetery. It is expected that the project will be launched in end-2018/early 2019.

The land is an 'inverse-L" shape which could allow the building orientation to reduce cemetery facing a bit. Not saying it can avoid 100% altogether but there are some facings possible.

Anyone has the proposed building? (Understand DO was just submitted about a week ago) Thx

Good things do not come with a cheap price. Near cementary may cause hard to exit. Frankly speaking do we want stay our whole life near a cementary ? Bank evaluation will be low cause near a cementary. Think twice before buy or Buy Pray and Hope.

There is another choice too, but Mira very high probability investor more than own stay due to low PSF. So the capital appreciation will be lower. but high rental yield.

But Nexus, higher probability 50% 50% investor vs own stay because psf is the second highest on surrounding condo. Capital appreciation will be higher, but lower rental yield. compare mira.

So depend on your portfolio, need keep property or flip property. A healthy portfolio must got keep and flip together. I advice la.

Can this part of Cheras fetch > RM2K rental?

As of today, the lowest asking rental for J. Dupion is RM1.8K (iproperty) for 814 sqft unit (2 bedders).

while Pertama Residency, 614 sqft (1 bed) is asking for RM1.3K.

have you checked with two other mkh Savile projects in cheras and kajang how are their capital appreciation and rental yields?

I don't need to compare ringgit and sense, no need to think about cash flow, rental yields, capital appreciation. I have had a good run with properties in the past xx years and I know nobody will be that lucky and I know you will have lemon or average property in your portfolio sooner than later. So why worried too much? beside, 4 yrs is too long to worry about anything. And too early to count the chicken before even seeing the eggs.

so either you buy or don't buy. don't need to sing praise songs on what you have bought and insist that your decision is the bestest one. everyone else is just haters.

you see ekc thread, who are still lingered around? those non vested persons.

I already moved on from ekc and pretty excited about my next purchase and vped project...….

Unless you willing to sell lower than your initial purchase price, it might be can let go....

Trust me, I have tried to dispose some my property since early 2018 until now (all prime location, some more nearby LRT & MRT station) but majority not even can earn profit

Don't forget you need to count in a lot of cost, like bank interest, legal fees, agency fees, miscellaneous fees...

at the end, you get nothing & some more you need to tie up your belt to feed your loan

been visit the area few time and decide to grab a unit.
nearby got chinese restaurant,speed 99 , clinic.....

MKH start selling since last month 2019'Dec.
I grab a level 17 unit price around RM630 psf.
not sure my loan will approve or not.

Don't play play leh. Beside the super big cemetery really is cannot leh. Really a big big big bad feng sui. Will impact to health. even the design block here block there, but still able look towards the cemetery when walk by the corridor, public area. A lot of agents even didn't mention the cemetery when sell to the buyer.
For these who can't imagine the condo cemetery view, can go Kepong Sentral Condo have a look. 15 years ago ,9xxsqf, 2xxk. Now still 2xxk also can't sell.
The cemetery distance even more closer than mrt. I doubt why people still choose it, no more condo at kl ? now is buyer market.

Ya. My brother just do a cancellation cheque. The agent didn't informed project just beside the huge cemetery. My parents scold the agents kuat kuat.
Whatever good project, cemetery is a big pantang for chinese. Nobody wanna stayed beside cemetery.

Wtf, just give a RM5k cheque to agent yesterday. Didn't notice got the big cemetery beside this project. More than 10 agents in the sales gallery, no once mention about cemetery. My agent just said give cheque to lock unit, no bank in since no APDL yet

What i advise to buyer, go to Taman Pertama cemetery to have a look, see you can accept and feel good to stay here with the cemetery or not and don;t believe all the brochure. Believe your eye at actual site.
