traffic in cyberjaya is pretty good so far, and I believe when u talk about traffic, u are travelling with a purpose...(work? Entertainment? Lifestye?)

Work
There are some job oppty in cyber (Just name a few - Experian, HP, IBM)
In case u working in KL Sentral, or KL city centre (45mins-1hour in the morning, thru mex)

Entertainment
Coffee shop like Starbucks, plan B, Old town or Mc Café, all can be access with less than 10mins drive
Dpulze Mall with TGV & Jaya grocer, 5-10mins drive
weekend to Pavillion or Mid Valley - 25-30mins

Lifestyle
Cyberjaya is a cycling & Joggling frenly place...this is good to illustrate Cyberjaya have wide road and the traffic Is not too bad.

Of cos to be fair there are many Cons too....but since u only asked about the pro and concern about the traffic, that's all I can say. Best is come visit by yourself, see weather u like the environment or not.

It is very convenient to drive from Cyberjaya to Putrajaya, to settle many government related stuff, including the need to visit hospitals

Having an EFFICIENT hospital is a big plus, but neither I see any private Malaysia is really EFFICIENT, until now

Actually, it's a decent. My studio unit rented out at RM1.3k. Assuming a fair prop price of RM330k, rental yield would be 4.7%. That's about average, right?

Most of the time will hang out in cyberjaya.. only once in a while will hang out in bangsar, mid valley..

Puchong jam especially LDP, full time jam on LDP, and SK jam at the bridge turning into SK, so don't like to go out, also SK have nothing only food court.. will opt for IOI city if wanted to get out from cyberjaya..

If really wanted to go food court, will go maximum Taman meranti Jaya.. near Tesco bukit Puchong there.. so will never go into LDP.. avoid LDP as much as I could.. maximum will go to kg baru Puchong, if wanted to have seafood/curry fish/bak kut teh..

Nilai, Never in my mind..

Very rare to SK or Puchong, most of the times at Cyberjaya, sometimes to Dengkil for cheaper food, and probably Putrajaya or KL

I think rarely ppl live here will go to Nilai.

But I think nowadays not much need to leave cyberjaya unless they want to go to regional mall like mid valley, ioi city mall, pavilion on weekend. Occasionally ppl eat at dengkil, sk or puchong. But not as frequent anymore.

PETALING JAYA: IOI Properties Group Bhd has yet to set a new date for the commencement of the expansion of IOI City Mall, which was scheduled to start by the end of last year.

A check at the site did not show any construction work for the second phase of the mall, which was expected to cost RM500 million and to be completed in two to three years’ time.

In response to queries by SunBiz, IOI Properties said it is still in the conceptual planning stage and no date has been set for the expansion of the mall.

“All planning must be carefully thought through before any decisions are made to ensure that the outcome meets market expectations as IOI Properties is taking a long-term view on the mall’s contribution to the group’s revenue,” it noted.

Early last year, IOI Properties received the green light from its shareholders for the injection of chairman and founder Tan Sri Lee Shin Cheng’s private land into IOI Properties, which will pave the way for the expansion of IOI City Mall.

Phase 2 of the mall will add one million square feet of net lettable area over four storeys of retail space to the current 1.5 million square feet. Its occupancy rate currently stands at 97%.

An analyst who declined to be named said it is viable for IOI Properties to undertake the expansion of the mall as there are not many big shopping malls in the southern part of the Klang Valley.

“Based on my observation, the mall is crowded during weekends, but IOI Resort City is not fully developed yet. Perhaps they need more catchment to support the expansion and they have to wait for office space occupancy to reach a more optimum level, then only will be better to open the second phase,” he noted.

“Over the longer term, it will benefit the company, but at this time, we haven’t factored in the earnings contribution from the expansion,” he added.

IOI City Mall is located within the 788-acre IOI Resort City. So far 400 acres have been used, with the remaining 388 acres set for development over the next 10 years.

IOI Properties contends that construction costs are still manageable, despite the recent declining ringgit. “As we are still in the stage of conceptual planning, we are unable to state the estimated construction cost,” it noted.

Nevertheless, the group is considering purchasing locally manufactured materials for more cost-efficient budgeting, which is also in tandem with its commitment and support towards sustainability.

The retail industry has been seeing a slowdown lately, with independent consulting firm Retail Group Malaysia revising downwards the local retail industry’s sales growth rate for 2016 to 3.0% from 3.5% or to RM99.1 billion in value. It was the second revision for the year considering the poor sales performance in the third quarter of 2016.

There have also been postponements in the openings of a number of shopping malls, including MyTOWN, which has been rescheduled to March 16. MyTOWN is a 50:50 joint venture between Boustead Holdings Bhd and Ikano Pte Ltd.

Personally I think they hold back because:-
1). Currently it's bad time for properties development especially mall.
2). Awaiting surrounding catchment areas to mature with high population like cyberjaya / putrajaya / dengkil / kota warisan / bangi etc.

No point building big mall now but retail business cannot sustain.
The current mall size is already good enough as the regional mall.

Quite Possible..

Govt is cutting down lots of medical budgets ..or so called health expenses.

Soon Malaysia has its own " Obama care" next year where employees take insurance to cover for Govt/private hospital expenses ( no more for free ) .

If Gadang gets the project, I'm sure it will be on time. They r the ones that took over and completed the Shah alam hospital.

Semenyih is so much worse than Cyber in terms of location. It's like in the middle of nowhere. 50 minutes drive to KL is not near! Been to both EcoWorld and SEH. Was particularly impressed by EcoWorld but the location is a big drawback. However, this is just my opinion. (Sorry people who have invested in Semenyih) In the end, I invested in Cyber.

I feel cyberjaya like a foreigner town or to be exact middle east feel. Please take a tour at Dpluze shopping center to have better picture. Please don't feel offensive because it just my 2 cent ok & G9 to everyone.

For those wondering nilai vs cyberjaya. I used to have both. Nilai impian vs a few in cyber. To me nilai cannot be compared to cyber at all. Its totally different league. Of course price wise its different. The demography is very different too
Of coz the nilai impian out sold off many years back without much profit

Hmmm... I can agreed with you geh. Because I went to garden plaza on Saturday to check my unit. I can see a lot Middle East ppl at lobby. Accordingly to my agent, mostly of Middle East ppl renting There. Correct me if Im wrong

Ya ya...it's still the same there....yellow desert with iguana.... occasionally can see ppl riding with camel at the back cause water is limited there..... Sometimes night time is quite cold... Warn you to bring along your tent if going there.

Personally live in Cyberjaya for few years alr and every time visiting D Pulze can see locals, expat westerners and only minority of middle eastern.

The presence of foreigners is strongly felt in Cyber coz it's a small area/town whatever u want to call it. Whereas in Subang and Sunway, they're scattered around but that doesn't mean they don't exist. I believe even in super posh area like Mont Kiara, they still exist albeit in smaller number. If ur intention is to bring Cyber down by 'counting' its weaknesses, then perhaps u can spread ur hatred somewhere else but not here.

Good Day everyone! Once upon a time, i was skeptical about CJ and SEG until some of the members here gave me vital advises on this location. I read and research over n over again n drove over the place to have a feel. I was amazed over the infrastructure, landscaping, and wideness of the road leading to SEG. Eventually, i bought a unit in SEG. It was phase 2 but it is never too late. Driving by using the Maju Express was a breeze going to Cheras, KL. I just shifted in and getting familiar with my new surroundings.
We at SEG dont even bother about CJ haters or "laser-tongue", as those who bought a unit at this place is surely living in a resort place. Thanks to bro Mr. Yap and Soros for your insights and guidances along this forum thread.

Say all u want and I don't see Cyber's market comes crushing down now or in near future. Based on ur opinion, I suppose Garden Residence, SEG, Symphony and so on have made a BIG mistake by launching their product in Cyber. Maybe u're a Subang or Cheras boy and for sure Cyber will not be ur cup of tea due to its location. But you don't have to keep bashing it. If u haven't got nice thing to say just then don't say! The price might be a little stagnant now due to recession and oversupply but the bottom line is it still sells, maybe not nearly as easy to sell as some developer might think. I had friends who bought Symphony Hill and Sejati recently. And I bought SEG if u care to know. I guess location is the biggest selling point for people who work in airport. Anyway, just my one cent worth.

But my observation is some forumners just bash about everything. Even addtition hospital, school are bashed with ulterior agenda. If this happen in shah Alam I dun think will receive such response.

Not all residents in cyber will send their kids to SRJK C.
Not all ppl buying cyber and work in Cyber.
There are so many chain reaction in population growth and so many factors affecting each other.

What's wrong with 20K population? It may over a time, not at one time. I do not think because of school suddenly 20K families migrate to Cyberjaya at one go. It is not happening in new township such as Setia Alam as well right...

Students will grow up and their places will be taken up by new students by new families. Family will not just root and uproot when their kids grow up... They probably will be remaining there.

10K capacity... Not sure. Better wait for official announcement from MCT or SRJK © Union.

Nevertheless, do not need to stray away from main point.. A school is a school. it is good for overall township. It will at least encourage family who prioritize Chinese school to consider Cyberjaya as their home.

Actually make sense

Some may have younger children, not eligible yet for enrollment but decided to move in first. Some have older children.

Eventually.. the maximum capacity of the school during the peak is 2880 students which can cater to estimated 20,000 populations.

People bought to stay in a particular area for reasons; accepted the advantages and shortfall of the area. Only desperate investors need to brag to justify his investment and to lure subsale buyers.

I don't think only BS got msc status. Many other places also got...beside CJ.

initially it was meant for CJ.....but how govt dished out msc to other places....your guess is as good as mine....

got 2 unit in CBJ bought many many years ago when they first launch. Next to MMU.
Not the best investment. Average. Rental definitely cover bank installment @90% loan. Its fully paid now with pure income rental. But maintenance fee is not cheap post GST. Never had any trouble renting it out so far. Longest also 2 - 3 months empty. But rental was basically the same or maybe dropped RM200-300 since 15 years ago.
Definitely oversupply. Majority foreigners/students. Capital appreciation maybe 2-3% a year only. If you put the same amount of money else where, could have gained a lot more.

Imo...condos anywhere you cant keep for too long unless for own stay. It will hit plateau and tenants will move to newer and shinner properties nearby.

Bear in mind not only chinese send their kids to SJKC, many Malays from Putrajaya likely to send their kids to SJKC as well. Don't be surprised if Malays race contributed 30% of total students population.

Definitely a different story if buy for own stay. IMHO for own stay it doesn't really matter where you buy as long as you are happy with what you've bought for whatever reason it is. Malaysia property investment is getting tougher and tougher. Rental yield has been dropping by the year. You probably used to hear ROI 9% was common. Now 4.5% also happy already. Besides, for the past decade, highrise buildings are mushrooming everywhere be it in the city center and outskirt. Competition trying to rent out the units. Back then people who bought any unit anywhere are sure to make money by flipping or rental income. Gone where the days. People gotta adapt to the change.

Haha funny how you say shinier properties nearby. But the shinier properties nearby you probably can rent for the same price but smaller unit. Or, the owner of the shinier unit will have to take a rental cut and fork out some money from his/her pocket. In that case the tenant will benefit. Some people don't mind a smaller unit but newer unit. All depends on who want what. Gotta compromise here and there.

I think no more shopping mall in Roppongi.

Not really true. There are quite many properties scattered around KL that have managed this test of time are highly in demand up until today. This is true for those that are nearby to transportation hubs or business/commercial centres, especially those that are walking distance.

In this context, Cyberia will remain very popular despite all the new upcoming high rise development because Cyberia will always be the closest walking distance to MMU. Similarly, in KL, for instance, Vista Angkasa Apartment will be highly popular as it is closest high rise residential to the Universiti LRT station.

Some not so good updates...Dr cafe coffee and obriens already closed in Shaftsbury. but Obriens still have an outlet in shell building cyberjaya.

Dominos on the other hand open 2nd outlet in Galleria cyberjaya. This outlet looks proper for dine in.

I don't go to both too. Hope that some other better f&b can take over.

many of the f&b in shaftsbury don't open on Sunday. Even new lewisgene at cybersquare not open on Sunday. Tot can chill but end up go to Old town area.

Those parking are free bay....some are reserved....so always fully occupaid

One of the best feature in shaftsbury is there is a linked bridge in each floor, however the parking charges and only touch and go accepted pull me off to visit Kungfu for example...

and I can find alternative option in glomac...

they should offer at least 2 hour free parking.

They are mostly rented to tenants, not customers. Only selected few lots are reserved for customers. It's a shame that parking is charged, otherwise Shaftsbury has always looked crowded during lunch hour and evenings.

Anyway, my Verdi unit is currently undergoing renovation for own stay in the next 2 months or so. Hopefully Tamarind Sq would do well which is just a stone's throw away. Now's the time to consider folding bicycles for my wife & I cool2.gif

Whether or not parking should be charged, would depend on the optimization and the strategy. If it's always full, especially occupied by long term users (such as the employees who work there or residents of the units above), then ideally, the parking should be charged. At best, can implement a 2 hour free parking rule, so that genuine guest/customers can park for free.

The above applies to all commercial/serviced apartments, not just Shaftsbury. Take Paragon for example, parking is free and not charged, thus, always occupied by long term users. Suspect it is the residents upstairs and in the end, it is the business lots below that suffer (genuine customers that come have no parking).

But my definition of TROLL besides the usual definition is people who are neglected of attention or prominence at a young age will often behave like this when they get older. They need "feeding" as what you forum users wrote are actually correct. So as advised by the majority - just ignore them. And that there can be others who post positive or negative remarks here. Just sharing some knowledge - Many years ago, Puchong is termed as a 'backwater' and you see people raised their eyebrows if you mentioned about it. Look at it today, it's a congested place having even 5 dim-sum restaurants along the road with long queue during the weekends. Then let's look at Mid-Valley - many years ago so many commented that the name sounds weird and said, "die lah this project n in the middle of nowhere". Look at it today, it's congested and it's a happening place. I regretted at that time I did not buy North-Point n also having empty pockets at that time. We must have a vision on a particular place if we want to buy. The top-notched developers have better radar than us when come to developing a particular region and again it's not based on 'hear-says' or surface reading. One thing I personally like about SEG is that they conserve the trees and did'nt chop for development. Any forum users in this forum agree with me on the viability of CJ?

Yes , I fully agree with you from an investor point of view, filtering of market noises aka trolls is a must from an experienced investor ..

Trolls do nothing to better themselves except to attack others .with loads of their " failing " theories...The people who they attacked are actually more successful than them.

Conclusion : do ignore the trolls, they just want to be E winners ..

Putrajaya being a neighbor to Cyberjaya sort of complement Cyberjaya. When I drove to Putrajaya, the infrastructure was amazing n reminded me of mini Manhattan. Of course taxpayers' cash has being used to built it but the landscape was well maintained. Even mini drama was made on this location especially the bridge. Many years ago in property investment, we don't read about infrastructure per cost but now is the trend. Look at Cyberjaya, the roads are wide n beautifully landscaped with covered drains n quite clean. See how the sight of infrastructure flows. In Manila, u can see a nice building being flanked by slump area but not so much in Klang Valley. Btw, I am sharing my thoughts n this is not meant for Trolls...

Metro Manila is like KL. In term of history, CBJ is comparable with Alabang.

BTW, pudong, Shanghai was developed at about the same time as CBJ.

Yes, robotic class is good as in the future most of the activities will be performed by robots. Again, everyone should move along with the wave of trends. Even certain digital n robotics companies are designing systems to track human behaviors regarding to shopping, investments, food.....etc. These companies will have artificial intelligence to prompt users to make a quick decision b4 others act on it...

They have access near UITM directly to dengkil. Not sure if the access road already open.

Anyway for future maybe not bad la, but LBS also have big piece of land beside cybersouth.

Many local Dengkil peoples buy for upgrade or parents buy for their kids. The master plan not bad. Only can know the potential once the commercial piece completed. Likely more than 15 years.

Currently there are 2-3 small workshops repairing cars and also tyres.
No flagship stores like Toyota, Honda, specific brand at the moment.

then it quite hard for you to stay in a new township... generally 30 mins without jam... 1 hour with jam is quite a norm actually.... even in cheras u drive 10km to kl area also need 45 mins during peak hours anyway

The fact is cbj is not mk, dpc or klcc or close to it. most bought property with borrowing, a failed investment could mean foreclosure or even bankruptcy.

I visited D'Pulse several times n there was a crowd. All the eateries n supermarket are doing so well. Even the car park was full. The restaurants serve nice n yummy food. It is high time that Cyberjaya open more luxurious malls to cater for the residents there.

Just to share some property's knowledge: if u read at the classifieds of a certain location like selling 30 to 50 properties in a day, means that the location is not a livable area anymore. Could be due to congestion, narrow roads or old development. Even if the location of properties many years ago may be conducive but if a LRT or flyover build in front of the house could drop the market price. Selecting from reputable developers are much safer but again research is a must. Wrong perceptions or beliefs to dampen others can be psychotic to an individual.

what about proposed tram for cbj and mex extension to klia? won't it will similarly cause property price to drop?

mrt construction will affect rental of close by properties is true....
it will make the already jammed roads x3........and new tenants likely to stay away from the area......

but only affected the currently jammed road.....

if the road currently is not jam....think the result will not be as bad....

Was at MAPEX last weekend at Mid Valley and spoke to some agents about Cyberjaya. They seem quite confident about the place (semi D landed projects). To me it's quite far fetch though.

hahaha....a "white elephant". D'Pulse has robust sales. That is why more shopping malls should open to cater for the consumers. Centrus mall will be opened soon. Tamarind Square will be opened this year.

I don't think Tamarind Sq is comparable to D Pulze at all.
So far the confirmed tenants are Village Grocer, Chi gym and big bad wolf book store that operates 24/7.
There wont be cinema, bowling, karaoke etc there.

a typical well to do mall will need to have a catchment of 500,000 population within the 5kms radius. Now you guys already have alamanda, d'pulze, shaftburry and ioi resort mall (outside cj). It will certainly be interesting to see how Tamarind will do.

I don't wish bad for tamarin square. Ultimately like I said earlier, it needs the workers and residents to support this mall. I am outsider, definitely cant count my penny biz.

At about 10pm last night,

I saw some cyclists ( about 20 of them ) cycling near mrt construction route ..kinda enjoying ..what they did .

I went to Petronas to top up my petrol, business is pretty good at Petronas.

Opposite Petronas , at Cyber Square , many units , the lights are on, another encouraging sign for a pretty new VP.

I went for my supper, the place was well surrounded by some Arabs and less local for food.

All n all, I just feel good and relaxed , never mind what the haters said about bad things of Cyberjaya.

People tend to live a lifestyle they all want ...for themselves.. kinda a simple life perhaps

Learning to cook is a blessing. Being able to prepare your own meals with proper wet n dry kitchen, you can cook a storm. Grilled pork, onions, garlic... Can be wrapped with lettuce after spreading chili paste. Can even dip green chili on the paste. Wash with rice wine. Get some chicken n diced it before frying it. Then fried with sweet sour sauce, pineapple, capsicum, onions, garlic n serve. Cooking is fun n healthy.

Will be great if the bookstore is 24/7 so that we can enjoy the reading outdoor (landscape) with a cup of coffee.

Definitely will not la. Everyone loves their landscape and design. It will be the next hangout place after Dpulze.

Now just need to see which retail and f&b that still has the risk appetite to open new outlets. Just dont expect it to be like Sunway Velocity mall, once open already 80% occupied.

I'm sure Tamarind Square will be doing quite good, relative to the other hotspots/entertainment outlets/business centres in Cyberjaya. Worth mentioning again that the developer is Tujuan Gemilang, sister company of Setia Haruman, which happens to be the master developer of Cyberjaya.

Don't think they will let it die just like that.

This survey result is ridiculous. What I read in terms of majority respondents: locations n mau city centre. Size want besar (>1000sqft) yet willing to pay 300-500k. It shows buyers are naive.

It looks like Hanging Garden of Babylon. The plants n with water features will b a cool place to have nice cafes. I certainly believe this place will b my favorite hangout place. It reminds of the vertical garden of Siam Paragon too.

Everyone got an analytical mind to process information to DM. It is so pleasant to drive to the IOI city mall. Both sides of road lined with trees n shrubs. Wide road n certainly benefitted Cyberians. Cyberjaya = Liveable place. Sorry we dont need ingorant people here. Ignorant people buy in Bukit Beruntung lor.

From cyberjaya to ioi city mall is about 15km. In comparison, from klcc to one utama is about 13km; from klcc to icon city is about 14km; from ioi city mall to kajang is about 11km.

Incidentally, 15km is about radius of kl or dbkl boundary/limit from klcc.

Why accessibility...
it's not.about the total KM...
I can drive close one eye and go direct into car park
and most importantly I can leave without a hassle out from mall

Similarly when I move to Cyberjaya soon. it's gonna be hassle free as well

In big cities like Tokyo, Seoul, and Taipei - taking the subway also take more than 30 mins or more than 60 mins to reach your destination. Driving to IOI CITY Mall for 15 mins on a Saturday morning is a breeze. Driving along wide streets lined with greens n good infrastructure feels great. OMG nowadays trolls not only don't have common sense but I dunno what sense?

i stay in sungai merab, travelling to ioi city mall will take about 10-15 min. But i prefer going to Mydin Putrajaya or DeCentrum Mall for grocery shopping . In IOI City Mall..walking from parking to the TESCO inside much longger because the mall is so big..

Hahaha....I walked from 10 am to 3 pm before catching a movie at GSC. It is kind of exercise for me while satisfying my shopaholic behavior. I find this mall a larger version of Gardens, Mid Valley. I wander whether the mall was designed by the same architect.

They replied that I must be driving 200+ km/h.

Same feeling, for quick dinner or grocery dpulze still the best, park and grab a soy source from jaya grocer in less than 15mins..sometimes parking is free

Yes for fast grocery, we can shop at D'Pulse. For weekly grocery, shopping at Tesco at IOI City mall is a brilliant idea. Also too many restaurants n cafes to spoil us. Lucky Ciberians thumbup.gif thumbup.gif

I stay at Sg. Ramal Dalam, next to SILK higyway. My house to IOI City Mall is just 5 minutes arrive oledi. I like the mall.

Maby people near Putrajaya/Cyberjaya/Puchong/Seri Kembangan/Serdang visit Pasar Borong Selangor at Taman Equine

Melbourne to me is so so. A mini London. I could say, it is emulating the greater London. Why have Cheras to do with Yarra? My choice of Yarra's wine is ok saja.

Yeah. Queen Victoria market so so only. Our markets are far more better. The malls in Down Under cannot even compare to the malls here.
