For those wondering nilai vs cyberjaya. I used to have both. Nilai impian vs a few in cyber. To me nilai cannot be compared to cyber at all. Its totally different league. Of course price wise its different. The demography is very different too
Of coz the nilai impian out sold off many years back without much profit

Maybe u can have a look at setia eco glades also. Plenty of choices , they have condos from as cheap as 700 plus 800k, terrace at slightly more than 1m, semi 2m, bungalows 3 and above I think

Gamuda cove at worse location, leasehold is just 20% cheaper. Semenyih if similar concept, just 15 20 per cent cheaper only. Unless semenyih is a better place than cyber? I believe cyber is above semenyih
Solely for Setia's the award winning landscape does indeed cost money, with the strata freehold title.
That's my humble opinion la. But for middle class I think the price is a bit higher than most can afford, seeing lots of foreigners as residents

Yupe majority increased price n gave rebate. Semi from 1.9m increased to 2.3m then gave 15% discount.
But high rise like mct ones and other highrise in cyber I think very bad. To summarise I think landed still basically fine, not suitable for flipping but value sorta not going down. But highrise u gonna be in for a rough ride. Very rough.
I monitored since 2013, landed sorta plateau for last few years but seems highrise reached a peak few years ago n now going down.
