Successful auctioned is considered a transaction by napic and valuer. If there are many units sold at auction at lower than prevailing market price, subsequent valuation for that building and neighborhood by valuer will be lowered.

In current trend continues, CBJ valuation is on downtrend and more could be underwater sooner than expected.

Does anyone know where to get ramly burger in cyberjaya ? Tapau burger in cyberjaya is quite convenient too

There is a ramly style burger food truck in front of 7eleven in glomac (near hintz kitchen or opposite Experian building)

15mins to IOI City mall. You better live in a smelly wet market if u want to buy a bottle of soya sauce for a few seconds. Really talking like an old kid which sounds nonsensical.

Look at IOI City mall, it is huge n well designed. IOI can vision a huge n gigantic cash cow to capture the market from residents of Putrajaya n Cyberjaya. Look at the large parking bay for buses mainly tourist bus. It emulates that of Hong Kong shopping mall. There is a potential of a huge market. Those who works not in Malaysia but staying in Cyberjaya find assessing to the airports a great joy. Once they fly back weekly on monthly, they can enjoy the infrastructure n landscape of both Putrajaya n Cyberjaya. Even nowadays people don't need to drive to traditional office to work as they can work in the comfort of their houses or even at Starbucks or anywhere. We have to grow with trends n not have an old fashion mind. Those trolls who wants to learn trends can contact me.

Depending on the location u stay, north, south , west and east ..of Cyberjaya

BTW, it is nice to cut through Putrajaya where the landscape and scenery is extra ordinary ...

There is a Chinese saying 只要用心平凡人也过得精彩..lets enjoy the lifestyle u want to live for yourself, and no one else..

If you are correct; apple, Google, etc need not have huge campus in silicon valley. Indian it expat need not work in the u.s. CBJ need not fiber network.

this is what I confused about cyber lovers. On one hand, they don't want people to move in bcos they loved their quiet streets serene environment and blah blah blah...but on other hands, they heavily promoting how good life in cyber.......hoping to catch subsale buyers or rentees take a second look at the township.

the way you guys praised cyber to high haven with the assumption that ONLY in cyber you:-

1. get to travel in tree lined street
2. 15mins drive to proper shopping mall on long weekend
3. 15mins drive to find your soy source
4. refused to accept that auction unit has 50% dropped in price but still waiting for taker
5. Only in cyber you can find tastier ramly burgers.....

come on guys, be real. Many other townships can get the same amenities just like Cyber if not better but you don't see people come to forum and sing the same old tune everyday. But one thing I have to admit that cyber did start from scratch and the township has wider roads and etc......

ownstay is just a longer term investment.......
Living environment got everything to do with property prices......try talk to the flat owners of tmn sentosa klang why their flat prices are still so depressing....

I sincerely dun wish cyber failed as it does have domino effects on other areas as well and it really wont gel well with township developers in klang valley......I happy to read about new development or existing developments are well received and etc.......but I think you guys really need to tune down the 'feel good' factors....

And by constantly reporting me and still replied me shows just how pathetic you guys are........

The depressed auction reserve price of mbtl means there wasn't any bidder in previous auction. Why? despite substantially cheaper than a year ago?

May be you like to share with us the current valuation of mbtl of similar unit.

Every township have their pros and cons, by sharing some good factor, something that I like about Cj means it is only in CJ and Cj is the best township ? This is a joke and I call them extremist...haha

I remember u did mention about noises in the markets, and I am a believer of this theory..

It gives me chance to buy something cheap when there is tonne of negative noise out there ...

I just sold Dnex for a 45% profit after holding for less than 3 months , when there is tonne of noise saying it is good ( from bad previously ) ..
