if going kepong and bandar utama.... BSC consider not bad.... but the township up until now... seems so under developed.... maybe some of the residence can answer u for more accurate answers....

Puncak alam not really further outskirts than BSC coz it is connected to Shah Alam, Meru, Saujana Utama etc. BSC is new township in recent years whereby PA was formed as township back to decade ago.

Yes, sungai buloh is still underdeveloped and its location is much better than BSC and PA since it is nearer to KL and PJ. IMHO, the development of sungai buloh is still not so soon but Elmina which next to saujana utama is now in developing by Sime Darby and partially by E&O which is likely grow faster than sungai buloh.

yeah... just that two or three years ago... when i look at puncak alam town... and sg buloh town... puncak alam not reli doing quite well... until one year ago... its like booming so fast... when i hesitating to buy BSC or Hillpark.. i decided to go for Hillpark... BSC just too underdeveloped for now.. but yea... sg buloh area... i will consider saujana utama more developed and possible in future elmina... although we cant say for sure... their location is better than puncak alam... but seems like location not a main matter of their development here....

BSC may be under developed, but the surrounding areas are developed and within a 5-10 minute drive you can access all your daily needs so i don't see a major issue. Unifi also is in BSC already.

Klk doin better & better for their property. 1st phase green fencing(too bad easy to cut) now perimeter anti climb fencing. Design also gud but price increase dramaticly.. ixora price about 668k 22x75 but discount 7%+2% n some more free on snp if i not mistaken

If you are not sure which developer looking for BSC, Hillpark or etc.....
Here is some of true fact of BSC after 2-3 years handover occupie rate:
Hibiscus (18x65 2-sty terrance) 90%
Bromelia (22x75 2-sty terrance) 72%
Duranta (24x75 2-sty terrance) 75%
Oleander (24x75 2-sty superlink) 71%
Areca (22x75 2-sty terrance) 64%

Population in building up. More and more shop already start open here.

yeah.. if klk dont mind to change atleast the perimeter fencing between bsc and the empty land.. that will boost up the value of the township itself. imagine.. the whole perimeter of Bandar Seri Coalfields have anti climb fencing.. I can see now the retention pond in front of Banyan 1 have the anti climb fencing all round and i dont have any idea for what purpose. U put fence at public area but u leave the township to the intruder by leaving it no fencing.. Funny thinking...haha

Now the intruder easily get in from the ladang kelapa sawit there. panjat saja.. No need to cut.. No point having a security also.. Thief just need to panjat the green fencing..

And KLK also didnt upgrade the perimeter drainage.. last time heavy rain cause BSC to flood. the retention pond also full. The water from small stream just besides the BSC full and the water come in... i dont know how MDKS and KLK allowed this. Its so obvious.

Plus, the open burning from next empty land.. whoa.. everyday also smoke.. u wake up.. u tot its morning mist.. take a deep breath.. whoaa... smoke.... hahahha...


In planning.. BSC look perfect for a dream house.. in reality.. i dont know how to say.. so sad to look this happen..

the open burning is irritating but unfortunately KLK can't control that as that land is opp the BSC main entrance and belongs to someone else.

Eco world also problem with semenyih oledi. Eco world may defer entering. Another point to consider. I think best bet now still elmina if buyers looking at that area.

i'm just worried about the unsold stocks in semenyih. Also the project in penang. This will put pressure on them especially in this economic climate.

I may be wrong but i think those of you buying a house should consider and weigh seriously whether the property is right for you. I also looked at all these properties for the past few months and i think elmina is the choice at the moment if looking for new property because the masterplan is good. (to me at least). my main priority is what type of neighborhood will likely be developed.

i'm not promoting and it has to be said that after all my consideration, i bought a subsale property after searching for a few months.😊

If you talk about masterplan, I would say BSC have a pretty good one too. If your main priority is what type of neighbourhood that will likely be developed, I am more concerned about the present surrounding neighbourhood. Just like you, I'm not promoting too. I did look at Elmina but changed my mind after Googling and realising that Persiaran Atmosfera that connects Elmina to the GCE also connects the industrial area of Mutiara Subang and the huge, mind-boggling Sungai Buloh industrial area. Mind you, my wife works there, so shouldn't I prioritise Elmina? No, because I dread to to think of the number of trailers, lorries and cars using Persiaran Atmosfera as a gateway to the GCE thus avoiding the oft congested Jalan Sungai Buloh.

You invested in Elmina and I in BSC so I don't expect others to think that we won't be bias in our comments. To each his own. Therefore I won't be posting my comments in any Elmina forum. Cheers!

No.......i did not invest in elmina. In the end bought subsale in cheras after finding a good deal. 😊

That's why i said not promoting. But just put my 2 sen in becoz i understand the entry cost of buying sub-sale without rebates, free legal, mot and all that sort of expense.

Are u referring to the sub sale in BSC or the house u buy in cheras? BSC got new launch also with rebates & etc. The price is about the same as Elmina but with a larger built up and gated.

seems like the direct entrance/exit to LATAR is already being constructed..the land in between BSC and LATAR is being cleared - looks like it can be completed by next year. Also found out that a direct link to GUTHRIE is in the plan.

Direct entrance/exit at which area bro? I thought the only entrance/exit from bsc to LATAR is via Jln Kuala Selangor which is about 3km to the highway.

How much the different between your price and the latest price? Is it same type? Last I checked Ixora type 2 is more expensive than type 1 but type 2 come with free MOT where else type 1 only got 50% discount on MOT. but i think it is normal lah developer do that when the sales is slow. If the sale is good, they will increase the price and as a later buyer, cant complain also what laugh.gif

For shop, front row got speedmart, clinic, grocery shop, 2 kedai makan, dobi and several shops, cant remember much.

Hi. I was at the sites today. I can see areca and others are all sold out. Whats left now are sub sales unit.

Ixora and senna are also available. Senna left end lot and corner where price is round 650k+ and at 750k +. Both have 5% rebate.

While ixora is priced at 655k onwards.

The. progress, as what I seen yesterday. Asked one of the Chinese contractor who are in charge of the road works said his job going to complete in September this year.

At btp thread, they claimed the work is for btp latar interchange. But considering the land is owned by klk, not sure if klk agreed to construct the interchange for other township which is their competitor.

Yes it seems close. I heard the same thing(Guthrie entrance) from the sales person too, but nothing firm until they do it, anyway as papadon said, it would be nice if there is a dedicated entrance for BSC.

Went around that area to have a look.
Why it seems like those previous completed launch like Hibiscus Bromelia Areca Oleander Duranta all so run down...totally no appetite man...
It doesn't seems like a newly completed town at all...
No guard, Free for All, house looks like in a mess like an old city...

While Senna still looks good As At For Now, with guard-though still free for all lol.

May I ask how can it be a beautiful township if it is already looking so run down now...?

For previous completed phase like u mentioned, the residents in the midst in setting up RA for guarded n gated . For new phase like senna, developer had put it in place.

No...Did not take any picture, no appetite to go down and walk around lol.
But I did walk around in Ix & Senna, that side looks good.
How many years already that area after Dev pass to residents? It seems long still no RA?

I check with SA on Saturday, he said the land clearing at Latar is actually for Bandar Tasik Puteri (he stays there), but there is also chance for Bandar Seri Coalfields to feature a dedicated entrance from Latar as long as KLK deal with the authorize party.
Spotted KLK is busying planting trees while the visit, which is great.

I agree with Ubi. The place though not heavily populated is very far from the description you have given. It is in no way run down. The security can be improved I agree but not run down la.

I current was resident of this BSC and also a RA committee member.
According our info future there will be an entrance from Latar and GCE but it will depending on how fast this area can developer.
Our purchase base on 1st master plan was just 1000 Acre and to connect to Latar or GCE KLK have total of 6500 Acre land it need lots of launching before really reach Latar or GCE highway. But by the time the value of house here is very different already.
If you are looking a nice place to retire. BSC is really peaceful area, morning air is good.(if our neighbor did not have open burning going now)
Center Park landscaping according KLK they will be taking care it for 25 years before handover back to MDKS. So do not worry KLK will maintenance it rclxms.gif
Under Presint 1 houses (Banyan I, Bromelia, Durnata, Oleander & Hibiscus) KLK did make a very big mistake did not installed those anti climb fencing.
And most visitor coming from the main entrance can see the presint 1 fencing and it given visitor a very bad image on KLK infrastructure compare with competitor.
As for security KLK has got approval to form Polis Bantunan we will have our own Polis in very soon.
What we leek of this area is more shop lot activities and school. But is chicken and egg story!
Those are looking on this area to buy and own staying we welcome you rclxms.gif

Hi guys, i just visited the show unit in BSC. I like the place and the masterplan is quite impressive. The only downside is the place is far from my office. Both of us, me and my wife is working near KLCC area. The distance between KLCC to BSC are roughly around 45-50km =( otherwise this is a good place to stay with. Any residents staying in BSC and work in KL can give me some opinion and review?

frankly speaking... try to travel yourself once or twice... during peak hour to KL... see you can bare the distance and the jam anot... and where are you staying now? if you want a new landed township and to close to KL.... its either run down old landed... or 1mil above landed... either way... sometimes just see whether are u reli so in need to stay in landed anot.... or condo is okay for u as well....

I am staying in a condo in Damansara Perdana now. My travel distance from DP to KLCC are around 15-18km. Every morning i spend around 30-40mins to work. Is pity BSC is far from the city otherwise i already make a booking on it

Personal opinion, distance doesn't go linearly on the time spend on road, some distance for 9km can also spend more than 1.5h on the road. cool2.gif

Normally the jam area will be nearer to the town center, once you hit on the highway then traffic will be much better, but than there's a price to pay la.

not really pity la... haha... new township tend to grow towards outskirt areas... its common... there no more lands for a township closer to city center... hence you see all the crazy density condos.... hahahah... if your work can relocate to PJ subang shah alam area... then you can consider this place... sometimes work location doesn't mean forever....

yes .type 2 ixora built up was 2310sf while type 1 ixora built up was 2281sf.

-Type 2 master bedroom is more larger space compare to type 1 but master bathroom is smaller compare to type 1.

-Type 2 living hall is more spacious compare to type 1 living hall

Driving fatique not also affecting you but also your family as well, and your wallet end of the day.

Everybody has options but if you intend to live in larger place and keep your job in kul....i wish you good luck in long term.

Distance is very subjective and personal, to some they don't wanna travel for long distance and some hate to deal with the massive jam. Some prefer to stay in the big and airy area, some would rather stay in the small space but nearer to center. After all it is what you prefer that matter.

I believe people like us(BSC buyer) is very obvious which type of person we are. But having said that, BSC(personal opinion) is not that far compare to where I'm staying right now(Kepong).

Distance is not subjective...1km is 1km, 50km is 50km.

Its good that you mentally blocked your perception of bsc is not that far compare to kepong. Good on you.

Am sure on average people that choosen to stay in bsc need to sacrifice something in order to own a spacious landed....

Its true bosss, but I believe most of the buyer already considered pros n cons having a property here. Maybe on investment point of view, it may not be favourable right now but for own stay, I believe I got value for my money of having a property here. Just recent, Eco World also launch new township nearby and by looking at their master plan, it gonna be huge. How to sub sale in 5-10 years time if invest I also dont know cause so many new development around.haha

In 2007 when I bought my 1st property, all the taikor said first 3 thing to consider when buying are location, location n location. Nowadays still can apply ka those rule? If its all about location, how to buy, very very very expensive.

Actually, what is the fuss about driving for 50km or 100km to and fro per day? I'm doing it every weekday for more than 16 years now without any issues. For 50km, it took about 50min to 1 hour driving and it's without much traffic jams for my destination. I live in BSD, work in PK and hv a hse in DC. Life is good man!!...if you like nature, peaceful, easy-going environment...BSC is among the last remaining options to fit well our not so deep pockets nowadays wink.gif

I'm like you too but it really depends, fine for us might not ok for some. However I think distance shouldn't be the main fuss if you already know what are you looking at.

DC = Desa Coalfields...perhaps, why didn't I consider Klang? It's instinct perhaps, timing, a combination of various factors. Distance is relative for different individuals. I think time spent on the roads counts more as a deciding factor more than km itself.

haha daikor... u brought up different way ma... nowadays gen... once born already inside matured township or near city center... to readjust indeed need significant sacrifice... lets say... they get their first house in BSC at the age of 25... means they been living 25 years inside city center... how to change 25 years of practice leh... haha...

but i do agree... its pointless discussion or arguments on distance.. to each of it own... some can take it some cant take it... this argument comes with no ending at all... lol... i do feel its time wasting when both stand strong on their own stance... why try to change them? haha....

Far or not...still 'blardi' closer to klcc when compared to elmina and coalfileds...

My point is...not only puncak alam or elmina you can get under 1mio links.

haha... my point also not about puncak alam or elmina... my point include semenyih, rawang, puchong south, BSR, AI and more townships....

anyhow 30km from there to KLCC... but the LDP jam is crazy... and from taman mas... distance only seems attractive... i try to drive out from there before to KLCC during peak hour... not much difference with the time i took from elmina to KLCC during peak hour....

Yes, that's lakeside residence under Glomac... Behind IOI Mall...

Not that far compare to Puchong Prima..

Below 1 million, But leasehold and smaller BU...

Its F&G and have clubhouse...

Hmm, township planning also subjective matter. Developer can promise what ever they want, but can it be materialized as good as concept planning or how long need to wait before it can be materialized? biggrin.gif

well.. this are the risk u gonna take... or be safe... just buy a condo in matured area will do... or if even condo also cant take the risk... just buy a subsales will do.... too many factors to consider... every ppl have different priorities as well... haha

hi BSC residents here.
Previously we purchase the phase 1 houses KLK only provide 2 years free security guard. Which wasn't in our SnP agreement.
Later they upgrade Areca Phase 2 residents fencing to anti-climb 5'' and also free 2 years security guard.
next Semi-D Banyan-2 higher anti-climb fencing with auto-gate + CCTV free 2 years guard service.
latest handover Senna Phase 3 20x70 terrace also Build 2 guard house with 2 entrance auto-gate + CCTV, 7" anti-climb fencing.
Current selling Ixora 22x75 I think they will also give all this.
distance to work leaving at 6.30am you should not have problem to reach PJ in 7.15am
If leaving 7.30 you need 1 1/2 hours to reach PJ.
Leaving after 8.30am no problem on tariff.
My journey Jln K Selangor > GCE > Jln Kampung Subang > Airport road > Ara Damasara > LDP > PJ toll RM1.90
If you wanted freehold and only have barget of 500K ~ 600K++ houses not too small (BU 1800 ft++) current this pcs land only can provide us this pricing.

Yup, got cctv already at senna, saw it when i went there recently. But it more like a guard post not a guard house, small only, replacing temporary small contenna previously. The cctv link to where? Dont think the guard post got surveillance monitor inside it.

KLK Land, the property arm of Kuala Lumpur Kepong Bhd, has signed a memorandum of understanding (MoU) with Wesley Methodist School (WMS) for the building and running of a private school at its Bandar Seri Coalfields (BSC) township, the group announced in a press release today.

According to the group, phase one of the development will see the setting up of a kindergarten and primary school. There is also a proposal for phase two — development of a secondary school with international syllabus.

The group noted that the MoU is a demonstration of its commitment to the BSC township community and part of its efforts in building the future generation of young leaders who can contribute to the advancement of Malaysia.

with the school coming in, can expect more non-muslims to be interested in buying for own stay. i say non muslims because the school is catholic based, there's a chapel in the school as well so might not be too attractive for muslims.

I just visited the shown unit and thinking to get an unit in Ixora. I am totally new for tat area and not familiar with the place. Appreciate all taiko can share or answer some of the below :

1) Any pre school near or inside BSC ?
2) What is the driving distance time from BSC to KLCC including jam?
3) How much toll incur to KL?
4) Any pasar pagi nearby ?

U dunno much about the location and yet u r thinking of getting one unit there????

When we talk about development in ijok or puncak alam...we always said how far to travel to klcc...but will be hantem by promoters here claiming what not everyone is working in klcc lah...distance not important lah...wat driving fatique lah blah blah blah....

There is a QDees in desa Coalfields. My son goes there. Transport daily to and fro RM100

Going to work in klcc area no problem. We leave around 620 and I get dropped off at bangsar lrt around 730. You can take the highway but 620 is safe enough to take Sg buloh old road then cut into Penchala link.

It has not been a problem with us so far but don't leave later than 645 la

Toll is 2.50+2.90 one way

The SA told me KLK sold 1 of the area to Aeon Big d.

And there is a higway extension from damansara side, forgot what the name d.

well.... during peak hours... u need to wake up early to start travel in hope of reaching KL within one hour... I would say before 7am moving is the best time for u.... anything after that... all hell break loose... haha.... if the distance, wake up damn early and time spent on car is not bearable to you... then this area might not suit you after all.... biggrin.gif biggrin.gif

It's a freehold title, can transfer to your name immediately after all loan/legal agreement executed.

I think can, just need to adjust the bracket attached to the gate, need a welding work.

yeah... around this timing... once i go onto the sg buloh direction... i driving 100-120km/h... until latar/jalan kuala selangor.... google map timing usually for lower speed range i guess... and their estimation of how long u need stuck at the nkve toll there... but the jam will get worse after 530...

Depend on what you do lor, i believe a simple reno (wiring, kitchen cabinet, plaster ceiling, grilled, security door, alarm system, cabinet for TV, Room) will cost around 70k min

Depending on scope of work, what type of renovation. 6 years ago, when I renovated my current house 1,200 sq feet (grill, plaster ceiling, down light etc, kitchen cabinet, 2 unit air cond, some furniture) about RM 40k. That price was 6 years ago, nowadays sure all price going up. sweat.gif sweat.gif

Cancelled it need pay 500 rights?

Prefer Ixora for few reaason
1) Unit build up bigger than Eco word
2) Ixora Freehold and ecoworld leasehold
3) Ixora Maintenance fee lower which max will be rm100 compare ecoworld 250+ will increase upon JMB form year by year

Agree. For own stay FH or LH is not so matter unless for investment purpose. I think people tend to like larger BU but nowadays most family formed of parents with 1 or 2 kids. A DSL with 1500sqf is considered enough space and mostly consists of 4 rooms.

Sometimes people tend to think of 1500sqf is too small for a DSL 20x70, this might be misleading. A condo or service residences unit in 1000sqf with 3 rooms can live for 5 person, there should have no reason people complain 1500sqf is too small for 5 person living inside. Of course if affordable we can buy a larger house and live happily if there are many family members.

BSC is good too as it was project of reputable developer but same like you the package of hillpark attracted me. Another factor is the location of hillpark is located at uphill side which is similar to my current house. The only concern for me is the convenient store and supermarket of this area where not many choices at the moment.

I hope for this area is AEON to come in to this BSC or Puncak Alam in future. There are many people buy the landed houses here mainly for own stay. hmm... you have to think of it this way... puncak alam/sg.buloh kinda close to shah alam/sg buloh industrial area/ subang itself... at least from here to all this area... you still can reach with reasonable driving distance... for the other part... nilai/bangi/semenyih/kajang they may have their own industrial area and offices... but how much these kind of offices or industrial areas able to employ the whole population there... eventually they need to rely on cyberjaya... and towards KL... driving to PJ/subang is actually quite far from thr... however like i mentioned previously... this area will remain stagnant very fast... the further they built in... the further away they are from these jobs areas hence the growth potential will only focus more on those current phases of BSC, hillpark, EG, SU, PB, elmina and etc.... those building closer to k.selangor i dont see any potential for them... biggrin.gif biggrin.gif

Last 2 weeks, I came to have a look. Their progress is quite fast than expected. Pending exterior work and road completion. But, did not snap any pictures. Maybe gonna get one on my next visit.

Last Saturday I went, roof structure already completed. Opposite hibiscus 2 got a huge site clearing under going. Seem like KLK full swing their development even market is soft now.

In the news already, next launch is super link (24x90) and semi d (40 x 100), price start at RM780k onward. KLK is cash rich, land also theirs owned and the cost for development is lower I would say. Maybe they have their own business strategy during current time when the market is soft.

About quadruple profit margin.haha. The land they acquired long time ago, for sawit plantation, sure very cheap. I believe they can sustain, hope the clubhouse and school can be materialized soon.

They launched 2 phase semi d already. 1st phase the price start from 688k and the latest one in 2014 868k. If not mistaken all sold out.

Haha, i am fine now at Serendah. I will just exit from Sg Buaya to Bukit Jelutong ( NKVE or Guthrie ) depends on the traffic.
