Puncak alam not really further outskirts than BSC coz it is connected to Shah Alam, Meru, Saujana Utama etc. BSC is new township in recent years whereby PA was formed as township back to decade ago.

Yes, sungai buloh is still underdeveloped and its location is much better than BSC and PA since it is nearer to KL and PJ. IMHO, the development of sungai buloh is still not so soon but Elmina which next to saujana utama is now in developing by Sime Darby and partially by E&O which is likely grow faster than sungai buloh.

Agree. For own stay FH or LH is not so matter unless for investment purpose. I think people tend to like larger BU but nowadays most family formed of parents with 1 or 2 kids. A DSL with 1500sqf is considered enough space and mostly consists of 4 rooms.

Sometimes people tend to think of 1500sqf is too small for a DSL 20x70, this might be misleading. A condo or service residences unit in 1000sqf with 3 rooms can live for 5 person, there should have no reason people complain 1500sqf is too small for 5 person living inside. Of course if affordable we can buy a larger house and live happily if there are many family members.

BSC is good too as it was project of reputable developer but same like you the package of hillpark attracted me. Another factor is the location of hillpark is located at uphill side which is similar to my current house. The only concern for me is the convenient store and supermarket of this area where not many choices at the moment.

I hope for this area is AEON to come in to this BSC or Puncak Alam in future. There are many people buy the landed houses here mainly for own stay. We can't deny many residents went outside to PJ, Klang, Shah Alam or KL to work and only come home at night. But the shopping mall should be crowded probably after 6pm during weekdays and busy on whole weekend. The existing Econsave and Tesco extra is not enough to cater residents when more and more projects getting VP. Hope AEON will consider to come into these areas since it can attract residents from Puncak Alam, BSC, Saujana Utama as well as Elmina.

I think BSC is quite good buy if the 2nd value around 500-550k. The distance to puncak alam ecoworld business area is just 4km away.

I am thinking why people bother to buy house in BSC or Puncak Alam if their workplace is in KLCC. I stay at KL now and to KLCC is about 10km and even though not far but it still took me 45 min to KLCC if I depart from house at 715am. If someone who work at KL and no flexible working time please stay within 20 radius, it is just too tiring to travel more than 1 and half hour to go home daily.

The 1 hour drive to KL from 40km away gonna be very early like depart from 630am or maybe earlier to avoid the traffic built up. If leaving office at 530pm sharp reach home will likely 7 or 730pm. Going to office we can choose to sleep earlier and get up early to depart earlier, but we can't go off early if it were fix hour finish work at 530pm.

My own opinion it is not ideal to travel 40km 1 way if we need to go to office 830pm - 530pm regardless work at KL or outside KL.
