pay 10% to lock down or considered as purchased your unit... 90% apply loan after completion.... save progressive interest....
*
oh i see...thanks for the answer, main point is to save progressive interest, but 10% if without any discount...is a lot of money also

Hi, future neighbour. I just conform there will be a guardhouse set at the outside for hibiscus 3. Still waiting for SnP signing. Many delays occurring. How your's doing? everything settle?
*
the guardhouse should be guarding the new entrance(near desa coalfields) to enter BSC
hibiscus 3 does not hav guard & gated facility provided...u all might hav to setup a committee among residents of hibiscus 3 and discuss for it

Hmmmm... now i also confuse already rclxub.gif . Because the KLK lady mentions that we need to pay RM 100+ management per quarter after the keys have been issued to the owner, after inquiry, she stated that is for the security fee. And she say got guardhouse for us. However, I will verifying it again with the KLK management when I go sign the SnP. Anyway thank for the clarification also.
*
oh i see, it will be good if they building guardhouse and giving fence surrounding the hibiscus 3 in advance, but i recalled the final payment i have to pay before collect key will including tnb, water deposit and a maintenance fees to klk bcoz klk will handle grass cutting & garbage collect for first few month before hand over to mdks(kuala selangor city council)

pros - freehold, decent size semi - D for decent price compared to those nearer to cities, near to guthrie and LATAR exit.... basic amenities can rely on saujana utama or puncak alam town other than BSC own shoplots and the shops across the road....

Cons - no chinese food, far from city, no mall in 10 mins radius, ongoing developments made the road conditions still very bad for now...
*
haha not so bad la, so far at waterfront there (sales gallery shoplots) got 2 chinese, 2 malay and 2 mamak to provide you foods...the road outside coalfields is bad starts from last month due to they going to build dual 3-lanes road out there...

kip mall is in construction process which will be build near desa coalfields....i think the nearest mall by now is tesco at puncak alam there, but i think 99 speedmart near shoplots there enough for basic needs

fyi, nearest public transport will be the bus stop outside the shoplots which selangor omnibus will passby so driving is heavily needed...the nearest train station is 20-30 min away at sg buloh MRT/KTM station
