hi BSC residents here.
Previously we purchase the phase 1 houses KLK only provide 2 years free security guard. Which wasn't in our SnP agreement.
Later they upgrade Areca Phase 2 residents fencing to anti-climb 5'' and also free 2 years security guard.
next Semi-D Banyan-2 higher anti-climb fencing with auto-gate + CCTV free 2 years guard service.
latest handover Senna Phase 3 20x70 terrace also Build 2 guard house with 2 entrance auto-gate + CCTV, 7" anti-climb fencing.
Current selling Ixora 22x75 I think they will also give all this.
distance to work leaving at 6.30am you should not have problem to reach PJ in 7.15am
If leaving 7.30 you need 1 1/2 hours to reach PJ.
Leaving after 8.30am no problem on tariff.
My journey Jln K Selangor > GCE > Jln Kampung Subang > Airport road > Ara Damasara > LDP > PJ toll RM1.90
If you wanted freehold and only have barget of 500K ~ 600K++ houses not too small (BU 1800 ft++) current this pcs land only can provide us this pricing.

Jalan Kuala Selangor > exit Interchange Paras Jayas > GCE 120Km/J (pay 1 toll RM1.90) > exit interchange Bukit Subang > Kampung Malayu Subang > exit Subang Airport road > Exit LRT Ara Damasara > LDP
Leave BSC by 6.15 ~ 6.25am you will reach Sea Park 7.00 ~ 7.10am

NO toll
Jalan Kuala Selangor > exit kampung Kubu Gajah (Jln Merbau Sempak > Subang Bestari > Bdr Pinggiran Subang > U turn back to Subang Airport road > exit LRT Ara Damasara > LDP
estimate not in peak time you need 1 hour ~ 1.15
My wife always use this road to save toll but not in morning or after working time 5pm.

I'm from BSC travel to PJ working
BTW morning never use PMD super jam

I buyer of BSC presint 1
What so important of Top 30
BSC was KLK very 1st full own self develop project. They surly will will 100% monitor it.
My VP was late by 10days+ I do not need to anything or keep calling them but KLK called me request my bank account and bank in the late handover CHQ to me without need me to do any follw up.. rclxms.gif

You can ask developer, I think they won't cheat you because you will see it when renovation. Unless no wall hacking during renovation. 
There are few areas still under construction, you may see what material they use from outside.

Red Brick is use only on wall in between neighbor only.
If you intend to buy a house try to avoid buying houses facing West. Now day weather is dam hot rclxub.gif
