I think this is because of the strict rules set by DBKL for the RUMAWIP scheme. For developer, of course it will be easier (and $$$) for them to sell it soonest possible but the selection process still in DBKL's hand.

And the current economy situation is not helping either.

I understand they have their selection process and maybe I am one of the unlucky ones. But I don't really know, does it mean my application has been rejected / not selected or does it mean they are still processing applications? Should I reapply since they have extended their submission date? hmm.gif hmm.gif hmm.gif

Maybe you can call the developer and ask when the second batch of the approved list will be announced. (I assume this as you said you submit the form in Dec. The first batch already revealed at that time).

Hi all,

i have received their offer letter, but i have 2 questions if paid RM30k for deposit.

1. If bank rejected my loan application, RM30k deposit will be refund to me?
2. If bank offer me 70% or 80% and i decide to cancel developer's offer, RM30k deposit will be refund to me?

I suggested you make a call or go down to their office and ask them.

I think they are willing the assist if you are genuine buyer.

If I remember correctly, as long it's a rejection then the developer will refund 100%.

1. 30K bankdraft will return to you as you can provide bank disqualification letter.
2. Your 30K will be burn because you are eligible for applying loan.

Thanks for your reply, in case 1, If I apply multiple bank for loan approval, most of bank offer me 70% or 80%, and 1 bank declined my loan.

Can i take the declined letter and request for refund?

Thanks, at least we got to estimated how much cash shall ready for down payment.

I think that's possible, as long as you have a decline letter to show the developer. Let us know if it works out for you.

hi guys, lets say there is a bank offering me 85% loan but i decided to go for other bank for higher margin..

should i ask that bank to give me the loan decline letter as i cant afford to pay 15% for the first payment?

Hi all,

I just got offer today. Now preparing documents smile.gif

Location wise, just 10-20 mins drive during weekend you can reach any part of KL rather than units that is outskirt of KL will take 20 mins on highway (tolls included).

Be part of the communities will be good as youngster somehow need wiser communities around mainly for the following reason:-
1. During the day, at least people are in the area so that less fishy things come to hangout uninvited.
2. Some of the communities can open a day child center rclxms.gif
3. Breakfast also will be serve through morning cart

*Based on my experience from PJ51A*

Cons:
1. Population is limited as it is not exclusive environment
2. Some of the communities might not welcome additional population
3. Old roads *small and bottle neck*

Anyway, lets welcome togetherness so community issues can be solve peacefully rather than abandoned place. thumbup.gif thumbup.gif

I just received their email. They mentioned I need to submit a list of documents to the developer (which I had already submitted to DBKL in December sweat.gif ). Nevertheless, I will be submitting to the developer and hopefully I get the offer letter. smile.gif smile.gif

Both.. as u know, sometimes documents are not being kept properly by "some party" out there.

Better if you can duplicate your documents for easy submission smile.gif

As we need to bare the lawyer fees+stamp duty cost for both SPA and loan agreement, how much should we prepare our money to pay these costs? For stamp duty alone, we need to fork out about 6.9k (after rebate 50% on spa).
Can we add the lawyer fees and stamp duty cost for loan agreement to the loan?

Asked banker before said 5 yrs ago can...now cannot. Dunno why. Unless u buy mrta they can allow u put into loan. Bank want earn your interest actually.

Thanks for your input. I guess last time BNM guidelines for home loan aren't as strict.
So roughly we need to allocate minimum 10k for the related costs.

Hi guys,

For those that have applied for the loan, which banks did u applied with?

I am currently in the midst of applying loan. Hong Leong and RHB told me they have to check and obtain some kind of approval before they can proceed with the loan application for this project. Did any of you encounter similar experience? Thanks.
