Don't worry about the duplicated thread. It was my mistake.

But anyhow this thread will give more information. The showunit is being prepared now. Expected preview in June.

The MRT2 coming to surrounding vicinity will give this whole "KL South" area a big boost.

My ***SPECULATION*** of both threads are closed is this :-

1. Thread A was first created.
2. Thread B was created later.
3. Someone reported to admin that thread B is a duplicate.
4. Admin is slow.
5. Thread A was closed by owner.
6. Admin responded to the report. Admin closed thread B.

Result: both threads are closed.

It's not at Old klang road so it's no way near scott garden.

It should be somewhere opposite the MBO cinema or Giant supermarket at desa petaling.

I check in google maps and found that that area is quite convenient as there is a ramp in and out to and from KL. Not bad however i check the value for the apartment nearby the Nidoz in iproperty, I found that the value is quite low. Is that because that is Malay area ? Also, there is no shop for banking or makan makan there, the nearest is Kuchai Lama.... The project of Bandar Malaysia seems already dropped.
Is Nidoz still a good buy ??

makan makan there alot .. got 24hours KK mart and mamak stalls as well. MBO is there if want a quicky movie fix. The apartment i would think cuz its more aged and less facilities hence the value not as good as other nearby highrise. 650psf also sapu? that really exsim follower.

IMHO, 650psf can opt for other project which is lower dense, freehold , without RumahWIP etc.

For both sites of Nidoz Residence shown in lowyat forum, it is located either left hand to the spark mall or right hand to the shell station and new shop offices. It will definitely very close to the the KL-Seremban highway!

Desa Villas are currently in the progress and now Nidoz Residence.

This place already full with 1/2 min(s) distance NEARBY condos and villa (Desa Villa, Vantage Point, Sri Lata and Amadesa) and cars are fully parked at the road side.

Good luck to Nidoz buyer if it is confirmed with 4 blocks of 40 storeys. Be prepared to park at highway... smile.gif

I have went to The Spark desa petaling to observe surrounding at morning, afternoon and night situation, although the road is small but traffic is always smooth. Just the area surrounded by several apartment and flat.

I have been living in Desa Petaling area for 20 years. There's 2 area in desa petaling (one is hilltop area, another one is mat rempit area):-

Source says Exsim's Nidoz is beside Vantage point which is the Hilltop area.

1) From Shell petrol station, traffic light turn LEFT (Hilltop area)

You will passby Giant supermarket and MBO cinema (shoplots inside mostly empty). Go straight you will passby vantage point condo where you will see residents' cars occupied whole stretch of the road. There's many cases of cars being stolen while parking at this area, my father's car also got stolen here. There's a junction to Sri Lata and Amadesa condo, it is considered the better condo in Desa Petaling with higher pricing. Desa Hill semi-D construction is in progress, standing at the hill, you could enjoy wide angle of unobstructed KLCC view (before the construction, this is a jogging/hiking place for residents). Going down hill is the Salak South new village (Kampung Baru Salak Selatan) the chinese area.

2) From Shell petrol station, traffic light turn RIGHT (low cost flat area)
You will pass by ABC mamak, old condos, mosque, low cost flat, roadside stalls, morning market, pasar malam, behind the mosque has PPR. Mostly malays and indons staying here.

I love staying in Desa Petaling cos it is less congested. It is a quiet and less happening town, area is small as you can see from google map. From desa petaling to kuchai lama is very close only 5-7 minutes. In Desa Petaling there's not much things around, residents always go Kuchai Lama cos that place is more happening and got everything we want. laugh.gif . From Desa Petaling going to KL downtown is easy, just take the ramp down to the highway heading to town, it is as convenient as living in kuchai lama to everywhere. thumbup.gif

Additional info, LRT/MRT is absent here, only has rapid KL bus.

Please accept my sincere apologies. I edit my post. By the way, I stay at the low cost flat area beside the masjid. Last time here most chinese staying, nowadays most chinese moved out rent to malays and foreigners. But my family still staying here till now.

it is always the case that when it has low cost apartments, it tends to give people impression that it has gangster, robbery, fighting etcs. however, we don't know who will be the bad guys..just need to be careful irregardless any races if they are strangers...

At BM, Alma there, Jesselton Hill by DNP Land, local authority give the name as Taman Jasa Indah / Intan.

Bro, is the unit low floor or high floor, is that facing Mex highway or the other way?

If not low floor and facing MEX, I think good price and better than Nidoz.

The leafz surrounding is too cramped and run down. Although the condo is nice, but the feel is not completely make u enjoy the quality of life, sorry to say that, that is my personal view, there are too many shop lots surrounded.

Nidoz good at its location, it has two exits to kl via Seremban highway and salak selatan. It actually at the center among kuchai lama, Sri petaling, oug, old Klang road, etcs. Accessibility is superb, you feel more homely because that area residential more than commercial, and there's primary school behind..

I would compare within the area such as serigin, le yuan or kuchai avenue. Products wise both theleafz and nidoz are aim and design as medium high end. Indicating selling price for nidoz start from 580k.

I am using that road almost everyday, the road infront of nidoz (nearby spark) is still okay. But the exit from KK or primary school is extremely narrow. The feeling is like they implement a traffic light in the middle way to Cameron Highlands. cool2.gif

Once you pass by the Sg Besi Toll, you go straight all the while can see many petrol station on your left hand side before the furniture shops, follow that road then go straight. You will pass by Taman Salak Selatan on your left, after that you will reach a junction either keep to the left heading to Kuchai Lama or naik jambatan you can go straight to KL or keep to your left you can go through Kampung Baru Salak Selatan reach Desa Petaling. Another alternative way if you are using waze, once you pass by the petrol station. Waze will ask you keep to your right hand side and make an U-Turn and keep left turn into Kg Malaysia. From there is a shortcut straight come out to Desa Petaling shop lot. But the road is quite bad, many holes, need to becareful.

I think there are 3 route go to desa petaling. 1. De route from Salak South Village 2. Seremban highway from KL city 3. Kampung Malaysia or besraya highway toward to TBS. Most ppls taking no1 and no2.

Yeah, missing 1000Sqft or less are a bit disappointing. To aim high density with 1200++ sqft and above are quite daring, anyhow Exsim always surprise us with their own analysis of market trend.

Some of the units also declare as green unit. If you like gardening, it will be the perfect choice for you! The planter box would not take up the space of the balcony.

after discount ard RM550psf, depending which floor u chose..

Once the company consolidated and after they completed The Treez and launched The Petalz, I started to like this developer's ability for being a boutique developer to turn to selling modern and unique design homes.

However, I still awaiting a chance to own one of their highrise but the pricing upon launching is always my obstacle.

u r rite for bulk sales they get at least 15%..
when they official launch will be higher 3% than the price we get now
more rooms then can fix more family members or better price for rental haha...

this is the first blk when the launch blk the last block then at least 5% difference

More rooms is quite subjective for a space, 1200 sf layout is perfect for 3 bedrooms or 3+1 bedrooms ( sacrifice for smaller bedrooms in average point ) and the living is more exclusive if 2+1 bedrooms, which the living hall would be huge or separated from the dining hall.

1500 sf is big, but that is quite small to build a 5+1 bedrooms and 3 bathrooms. The living hall would be looks like a 1000 sf unit and all the living rooms would be small.

with 5-6 bedrooms each unit, the future density ratio could be a disaster for 2000+ units.

4 yrs down the road if can untung 25% consider very good dy, another key cost is 4 years construction period which is about 6-7% of the loan amount.

the smell will get worsen especially during rainy day ....

I'm a bit confused, bulk sales with at least 15% discount? So whats is the current package offered? My SA told me starting from RM62000 after discount for 1200ft unit.

Don't forget that the 2 mentioned unit sizes (1203 sq.ft and 1403 sq.ft) do not take into account the pocket garden or 'maintenance walkway.'

The larger unit has an additional unstated pocket garden of either 44 sq.ft, 203 sq.ft and another configuration in between, I think about 150 sq. ft.

Pocket gardens / maintenance walkway are random and is not on every unit.

Just sharing some additional information, if you're obsessed with hitting a lower psf price then picking a bigger unit with the bigger garden will technically bring up your unit's area to 1606 sq.ft while only adding on an additional RM8-10k or so.
