Why always measure in time? KL traffic jam kaw kaw...can be 1hr but 2km away....hahahah

5mins probably achievable after midnight...or maybe not cause got roadblock...ahhahah

OKR is super duper congested now......I wonder did anyone study the sustainability of OKR......easily additional 10,000 cars in next 8yrs....

If less then 1km, 3min is possible to reach mid valley with clear condition on the road.

Please don't count the time you need to take ticket, walk to lift, comb your hair, go toilet and etc la. That's your own business mar. Even waze wouldn't include the time to do that.

It's like how Mah Sing marketing southville 15 minutes away from kl centre

Mah sing is right, people do really can reach from kl in 15min. Although it's only happen under perfect smooth condition, but it's still somethings possible to be done. They are not telling people to reach seremban in 15min which is impossible to do so.

First meeting after CNY tomorrow, it's have been long time didn't buy new prop, only buy subsale....5 years back got look for the subsale nearby, end up the carpark turn me off

The other one? I know...sometime boutique development is better than big developer as they can pay 110% concentration on it, not like big developer too many projects need to hander at the same time...Avantas, Residency V very good example

I have been to the special preview and to clarify, the entrance is accessible from OKR, just have to do a u-turn at the T-junction going into Taman Desa and another u-turn before the junction towards the Salak highway if you're coming in via the flyover from Jln Syed Putra into OKR.

From the Salak highway direction going into the city, you can exit via the small junction connecting to OKR, which the developer confirmed that they will expand that road.

But yeah, I do agree with how close it is to the flyover, but that Saville at OKR in front of this project seem to be doing alright. laugh.gif

Avara is RM850psf.
Build by unknown developer (I can't google any history of Ba sheng constructed high rise building )

Avara is out of consideration after looking at the proximity.

I'm still hunting for residential which is low density around this area.

the company did build houses and office building in Papua New Guinea. Article did say their projects are overseas.

I also crossed it out of my list after seeing the maintenance fee (RM 0.50/sqft including sinking fund).

If I were you, I'd target the new launches around Taman Desa such as The Address (Phase 2) and Skyvogue (if you don't mind the htc at the bottom, tho).

This development is a little different from the others I've been through as their largest units are sold out instead of the smaller more affordable ones. When I signed the SPA last week, they had plenty of 600++ sqft left but the larger 1200++ sqft ones are all sold.

1. majority of buyers are loaded from nearby enclave
2. majority of buyers are not interested in dealing with lower budget tenants
3. the proposition of this development does not attract to average investors (they most probably run to southlink)

Most likely this.

They are not cheap. But to be honest, they are not expensive as well. To me, it's like instead of buying a Myvi, I buy a Honda City. Both take you from Point A to Point B but pay a little more, get better stuff.

Not too sure about the other buyers but I will be staying here when it completes, which is why I bought the unit (Type G) that comes with 2 carpark bays.

They definitely won't be the same. I don't think I've seen a developer that has the same psf for their big and smaller units.

The norm is smaller units will be higher psf, bigger units lower psf.

Yeah I'm happy with it.

Seputeh Ktm is right behind. But to be honest, KTM is meh.

Like I said earlier, this is more for own stay. I have a car so it doesn't matter if there is no train connectivity. I'm so used to driving everywhere with the jam and all. Jams don't really affect me because I'm just numb to it already. For investors, it may be a different story.

Walking to Midvalley, it is walkable. I walked. Less than 10 minutes. But I do admit it's not a proper walkway per se. But walking to Midvalley is very much doable.

Brochure view and real location view so big difference. Are they going to make new entrance? From OKR towards midvalley make uturn also cannot enter right? Seems like only can enter from federal or Bukit desa perabot Malaysia there. Pretty weird if u ask me.

I live around the Seputeh area next to the Thean Hou temple and believe me, walking to Midvalley is possible, but it'll be a pretty long walk from my side. But if you plan to buy groceries there, then best to just use a car to do so.

Yeah. I think for makan or jalan jalan it's fine. But buying groceries and all will be a hassle.

From Avara, walk through the tunnel towards MV. Not the one near the seputeh KTM. The faster way is just to cross the road to Valenza hotel and just walk towards MV.

I think you are referring to the sales gallery. If it's the sales gallery, the only way to go in is bukit desa and east west link. But to the development, you can u turn at OKR.

hmmm...everyday I passed by coz I work in mv, traffic congestion wont be too bad as because its the end part of OKR, make a U turn , u stil able to access Bandar Malaysia as well as MV. quite central although its facing the overhead bridge which is some minor setback.

Please PM me for showroom visit appointment ,me and my wife quite keen to have a look. as I wanna see how to drive into Avara when im coming from MV. thanks

Coming from MV, there are 2 ways. You can either U turn at Taman Desa traffic light and U turn again below the bridge, or you can turn into Taman Bukit Desa right before Mazda and go through there.

The overhead bridge won't be a problem because only the podium carpark will be facing it. The overhead bridge is maybe around 2-3 floors high while the units starts at 10th floor.

Well, sound travel upwards, tho, so if you bought any units facing the highway, you'll hear the noise of various vehicles pretty frequently.

But it all comes down to the buyer's tolerance. Some don't mind it, some will.

I bought the 1,076 sf unit in the second block. Much lower density at only 5 units a floor.

The first year maintenance and sinking fund will be borne by the developer. Second year onward will be the JMB so hopefully it won't increase.

They are offering free shuttle service for the residents as well. I was told that for now, it will be Mid Valley. Maybe in the future it will stop at KL Sentral and Bandar Malaysia. The management hasn't decided yet.

I do agree that the price for this project is not exactly cheap. However, looking at the location and the quality of products the developer is giving us, I think it's fair. Not to mention the low density (the unit I bought is on the smaller block, which has 5 units a floor). It's more of a you get what you pay for kinda thing.

I was told that Stage 2(a) will be some time next month, maybe in May. Judging by this, VP will be earlier than expected.

The carpark, from what I understand, will be the more expensive units at the lower floors while the less expensive ones at the higher floors. Depends on size as well. The carpark, if the unit comes with 2, will be side by side and not tandem.

I bought Type G, 1076 sqft for RM910k after discounts.

the unit 1076 type G is a very good choice, firstly, not facing the noisy road, corner unit, low density only 5 units a floor. But is still abit expensive, >900k plus for 1076 sqf, which means about 850psf, its the most expensive project among OKR

To me yeah the price is on the high side. I am checking project for GenKL and the cheapest 1,150sf is at RM 938k before discount. Mostly there 1k sf onwards, only 332 units and its Capitaland.

But of course, location of GenKL is slightly further away towards OKR/Kuchai Lama la.

Yeah. I like it because of the low density. RM850 psf is not cheap. For investors/flippers maybe it's on the high side because there is not much room for profit in the short term. But for own stay, I feel it's ok. You pay for what you get. In fact, I was told that most of the units sold are the larger units that are more than 1k sqft because most buyers are buying for own stay.

I've been to GenKL as well but to be really honest, Avara is much better when it comes to the quality of the furnishing as well as building materials.

Location wise, that's where the traffic is...Come in from Kuchai side or OKR side also the traffic is crazy. Not to mention the access.

For now, the pros for GenKL is the price and its completion date. It'll be completed much earlier than Avara.

I guess it boils down to if buying for investment or for own stay.

I visited the sales gallery today, the location of the sales gallery is hard to get, located at a norrow road of jln seputeh, really shocked me. Luckily, thats not the entrance of Avara, the entrance of real project is on the main road of OKR. Besides, Its really can't consider walkable to mid valley, but driving is not far about 10minutes. The easiest way to get into the main entrance of Avara is thru federal highway, keep to Jln OKR, then turn left, will see the main entrance. All 4 views of Avara, mid valley view, tmn desa view, KL view, swimming pool views are okay. Personally, The best view is tmn desa view (east), and swimming pool view. KL or midvalley views will be dusty and noisy abit with the busy roads. The sales is considered fairly good up to 60%sold fr SA. The retails are not for sales, will be managed by developer to rent out. So far, everything is ok except for the price, hehe.

Avara: 366 units, 1.39 acres of land, Seputeh address (possible?), RM 0.40 psf, Ba Sheng S/B, premium fitting & finishing etc. Anyone knows how many car park provided?

GenKL: 332 units, 3.32 acres of land, Kuchai Lama, RM 0.35 psf, Capitaland & Juta Asia, partly furnished, 2 - 5 car parks.

I think GenKL is cheaper. It depends also which area are you comfortable. If u have extra money, go for Avara. If prefer value for money, better opt for GenKL.

My humble 2cents. The rest, do add up your point haha

i was at the sales gallery, apparently quite suit my taste ... walk in immediately can wash hands smile.gif lolz

they are using the Bravat or something for the toiletries .... this brand macam not bad ... i like most are the balcony sliding doors, high and heavy... feels premium ... if not mistaken fridge and washing machine included in some of the types they are offering ... still deeply considering ...

what to do ... car park slots limited and mahal ... at first i also doubting searching for Ba Sheng online, when i visited that day ... then i met one of the boss ... they actually operated under a different company that deals mostly in other sectors, which i think to be fair better not to be disclosed here ...

The only other one that's close to Avara is 9Seputeh. Prices are a little lower but much higher density. Quality of the things that they provide is not as premium as Avara.

All the rooms are real timber flooring. Merbau if I'm not mistaken. The kitchen top is solid surface. Not really marble but good enough.

Yeah. They are using Bravat. Did my research and Bravat is a German brand. Based on experience shopping for a condo, most developers give Johnson Suisse.

All units will come with fridge, cooking hood and hob, washing machine and oven. All Teka brand.

I guess this is one con. They did tell me that there will be 50++ visitors' carpark and the JMB may rent it out since they don't need that many. I asked if they don't need that many, why allocated so many for visitors. Then I was told that the 50++ visitors' carpark is a requirement by the authorities.

I've done extensive research (and asking) on this.

The parent company was a contractor in the 60s. Did a lot of civil work around KL. Then in the 80s, they went to Papua New Guinea and did a few developments. Ba Sheng is a new company that will be dealing with property development here in Malaysia. Apparently they have some land around Klang Valley as well.

They told me they are not selling and have no plans yet.

The developer's own corporate office will be on the first floor in the future. I guess they are confident enough to have their own office there.

The sales person also told me that the bosses themselves will be staying at Avara when it's completed. So I guess maintenance wise, the building will be properly maintained since that is where their office will be based as well in the future.

BTW, I'll be in Mid Valley tomorrow. I may be dropping by at the sales gallery to show my friend the unit that I bought. Anything you guys want to ask? I can tumpang.

Doubt you can get marble flooring throughout the unit with RM850/sf...I've never come across marble flooring with that kinda pricing om a condo.

Kitchen top is solid surface. Not sure what's the difference between that and granite but it's one whole piece and not the cut and connect type.

850psf is not that much compared to the premium one needs to pay for setia sky seputeh and eco city.

The foc brands of nravit teka are not higjh street brands though but they arent korean japan and china i guess.

Merbau is teak? The same timber that use as railway bed?

They did have few projects in png but the size of the projects are nothing compared to avara. They did build few houses here and there and an office block.

Solid surface is man-made. It’s not one single piece (depending on size) You can’t see the joint because they glue it together and sand it down. That’s why it looks like one single piece.
Granite and marble are natural.

Both have pros and cons.

Going to mid valley will just be go on OKR until Taman Desa and U turn.
Coming back from mid valley is the same. There is an alternative way that's less jam, which is coming down from the ramp, keep left and go to bukit taman desa. Basically it's the same way as going to the sales gallery but instead of turning at the Jalan Seputeh go straight and you will get to OKR where the first property on the left is Avara.

IIANM mine is at 7th floor.

I think carpark cannot be changed after it's been allocated. New ruling from the government. I asked my lawyer when I signed the SPA. Unlike last time where you can buy carparks and "upgrade" carparks.

I've seen the carpark ramps on plan. The ramps going up are not from one end to the other. It's In the middle, so driving distance won't be that far.

Choose a unit on a higher floor lor. If you can get one floor lower also not as bad.

That's true, regardless of where you stay. Not to mention that you will find/explore new ways to get back home after staying there for a while.

In my case, If the road going to Thean Hou temple from Jln Syed Putra comes to a crawl, then can either cut thru the bus lane and turn left into the intersection back to my condo. Another entry point is from Brickfields heading towards that same intersection.

They said they will apply to widen the road from DBKL. Approve or not is a different story because widening the road will affect the small bungalow there.

Maybe to widen it DBKL have to acquire the land of that small bungalow. Not too sure about that.

The office of the developer will be on the first floor in the future. Even if the bosses are not staying there, they will be working there.

Don't have to use this as a selling point but it is nice info. Even if they end up not having their office there, no harm also. Doesn't change the fact that the us residents and owners will be part of the JMB anyway. We will have a say when it comes to maintenance of the building.

Actually mostly project, boss sure got unit themselves. But whether release in the end, that will need to be seen.
But yeah their office will based there in future which will be good for owner.

I've seen the project, compare to similar projects along OKR where most of them are also freehold and around the same psf, Avara is better for being low density.

Also, the units are equipped with high quality branded goods (Teka, Daikin, Bravat etc.). But the developer's attention to details is where i'm really impressed (sturdy aluminium sliding doors with double glazed glass, specially designed close for noise reduction, anti-stain-laminate and anti rust metal plate for the kitchen cabinets, and more), definitely great for own stay.

Not sure if suitable for investment, but being low density should be a big selling point, since most new launches in KL (and future launches i believe) are getting more and more high dense...

Agree that this is more for own stay. Personally, I prefer low density projects as well. Location also near to Mid Valley, no intention of walking there

I know the developer and the I am buying a unit as well. The location doesn't have the best access by car I have to agree but the location is outstanding. (Then again I stay in Mont Kiara and DBKL has done s super job of fxxxxxg that accessibility as well). You can literally walk to the KTM station from this place and go through the tunnel or the motorcycle lane to walk to mid valley in 10 minutes (I walk fast smile.gif). Hopefully they will get DBKL to make a the pedestrian pathway to mid valley that will make it more attractive for buyers. Also the developer said his family is taking up a whole floor for their own stay (Don't know if true?) Let the buyer beware but I am buying.

Yea... walking is doable but not so proper la..

But drive and U-turn isn't that big of a round too since there is a new traffic light soon to be completed, can do u-turn there. Also, they provide shuttle service with a Hyundai Starex, they already bought it and is seen at their sales gallery.

I did not know that.
You have to admit that the pedestrian path to midvalley could be improved and that in my opinion would improve the property value dramatically.
It isn't really the best pathway at the moment nor is it very safe. Which is a shame.

RM850psf is the nett price or list price? Quite a premium IMO. Avantas is transacting at RM750psf. South Bank 2 the last I check it's in the region of RM650psf

in other words, this one just a small developer, have much lesser bargaining power over prices and profit.

I failed to see how quality comes into play.

effort yes, they might have more time to spend on this project than major developers.

we should give opportunity to small time developers to shine. otherwise in KV its all involved super big developers who occupied most of the developing land, making monopoly such as those under PnB.

unknown in Malaysia doesn't mean they don't have experience. and without another 10 or 20 projects on hand, maybe they can spend more time monitoring the development closely as compared to the big players leh.

For 850psf, wouldn't TRIA Seputeh be a better buy? Having said that I bought a unit in TRIA, I think the access is better.

It's also next to the flyover, so need to drive further down after the flyover and turn left, through a tiny road with longkang before the tunnel (I once saw a Vios front left tyre stuck in the longkang while turning into the road, and because of this the whole road is jammed crazy). Residents who lived in MKH Saville also go through the same small road.

Well, Tria is slightly more dense compared to this project, tho, and you have to factor in that there are units at the side of the blocks which are facing each other. Furthermore, there is a htc crossing the top part of the former project.

As for that small road near to Avara, the developer sales director did confirm that they will upgrade that road to be wider, so it will benefit residents from both this project and MKH Saville.

Not confirmed that they will. They are applying to DBKL to widen the road but it depends on DBKL because I think DBKL will need to acquire a bit of the land at the end house to widen the road. They did confirm that they will apply for it though.

But from the few times I drove past there, I thought no widening is necessary, just get rid of that small roundabout should be enough and/or maybe widen the road to cover the drains instead? hmm.gif

For >1000sq ft unit they have 26% discount now I think. I bought earlier before the price increased, way long, but after this massive discount they bring down the price so psf is roughly the same as early purchaser.

forget about kuchai, the place full of old and new condo....too pack...too many illegal parking around.....the whole place is old.......except u prefer the convenient to the shop near to your condo.....i dont find any reason to buy genkl than avara

My first choice was actually Type H. I like the layout as well as the bungalow unit. It's also the most affordable one in Avara 2. I love the view as well (Bangsar South and Mid Valley view). The only drawback is that it faces West, which means it's gonna be really hot in the afternoon.

Saville Resident its selling rm500-600 psf right now for 50 meter away from the avara. Having multiple facility as avara. eg swimming pool, gym, musical zone, multi purpose hall, laundry, cafe, yoga, kids play ground, nursery etc...

while avara selling rm850 psf with the almost same facility as saville.

Stop telling me its myvi and bmw...or old and new...while it wont be so much diff for the same area.

It depends what the developer is using the commercial units for. They may use it for themselves or they may rent it.

i believe all the user here are smart enough to differentiate what is right and wrong. All well train in lowyat forum le wei biggrin.gif

to be honest if you look at here it wont be attractive but their showroom did show what the goodies will give to you.

go there good also ma, got drinks, got food, got ppl serve u. ask them give u write down what is given, what is the package, what is the installment etc....Does not mean you need to buy after that too..

not really. I was a part time agent. so I know many people how their "smart" enough till get conned by agent from not buying to buy. Purposely go experience curi skills from agent see how they con buyers. So I am equip myself as better investor now.

90%buyers booked a property on the spot due to influences from agent. Only 10% are smart buyers who really done their survey before come to Sales gallery to clarify something on their research only.

1thing must always remember when go to Sales gallery,
go only clarify something that you already research/study.
Not go to listen to agent on any selling points, IF there is anything new info from agent, then 101% dont believe it on the spot but must go back to clarify yourself at home.

haha agree, but if a 600k to 1mil house can easily influence you to buy.......u really better bring out rm10 (for one food portion eat at food court) everytime u go out....cause the earth is dangerous for u

dont forgot booking fees can be only few k, some agents even offer u to borrow money from them to place booking.

Purely investment wise, maybe not a good arrangement of renting out landed and own stay in condo.

But life is not just about money. Beside, after a few years if you want to switch back, you can always do it.

YES man, for investment i got others in the student area. For this only own stay purpose...... plan to stay there for 5-6 years until my kid is grow up, i will move back to landed aldy....

dont think avara can get good renting or airbnb purpose. Northpoint is better choose if u ask me, same psf while i believe tourist are more prefer there

Nice. I always prefer landed for own stay tapi can not afford it.

Talk to a agent who will manage Airbnb on behalf of owner. No worth it.

Not worth doing Airbnb cos rate per night is very low. After deduct expenses and then split the net with agent, worst than doing normal rental.

The title so funny. Real 5 mins to mid valley. But I believe it might required a u turn to go mid valley. With normal traffic I think southbank to mid valley need only 3 minutes...

I walked. 7 minutes at my pace. From Avara Seputeh site to Mid Valley LG floor KFC. Then again, the "5 minutes" was never promised by developer. TS put it there to create excitement. See first page post #20.

Maybe the TS should edit it to "5 mintues walk to MV" as it's already proven by a video. Someone recorded walking from the site to MV without editing.

That's a freaking dangerous walk, it looks like snatch thef haven, i definately wouldn't allow my wife or daughter take that route. Not a positive selling point unless the developer creates a dedicated pedestrian walkway to MV.

Why walk to MV? Unless really just window shopping without buying anything... even so I don’t want to walk under hot sun and dangerous
Secondly, got bus shuttle to send to mid valley leh. Of course la, some might argue got schedule la this and that.
Thirdly, I think people who stay here (I mean ppl who able to buy here, hardly wanna walk to MV with the pathway.
Lastly 5 or 7 or 10mins, I think this is walkable distance if really accept to walk.

No offense, just my point of view

Agreed. There is more to Avara Seputeh than "Walking distance to MV", which was never officially a selling point from the developer. The brochure and website never mentioned that you can walk there. Even the brochure listed MV as don't know how many KM away as driving distance. The option to walk is there is you choose to. If you don't, there is always the shuttle service.

To escape the weekend jam or watch movies? hmm.gif

But if really need to do grocery shopping, just drive there otw home from work, buy whatever you need and drive home on any weekday. By then almost all of the working crowd are gone and you'll have a lot of choices to park near the escalator/lift lobbies. I've been there on Wednesdays for the lower GSC movie ticket price so that's how I know about it.

As for me, even though I live near MV and can walk there, I'd still prefer to drive there for shopping or other social activities than to walk there. Much safer than walking along the busy OKR towards MV.

same here i hate sweat for walking to the midvalley, i will definitely drive or wait for the shutter van.

we wont compare to others as each of the project got their own selling point where some is high dense, mix with office, always jam in front the entrance or exit, no greenery surrounding, etc

while the reason i choose avara which cater the point that i mention above.

The duke 3 (setiawangsa pantai expressway) project is ending somewhere at Kerinchi (bangsar south) exit. Hence I think it will quite close to all the type I units. Noisy?

That old Klang Road (midvalley) interchange area is already having lots of flyovers.

Wondering if Duke 3 or SPE is going to be built higher than all those existing flyovers?

May I ask, when they say FREE all legal fees, what does that comprise? Meaning no added expenses on our part? Apart from downpayment?
I can't even remember now, but I think their flyer also stated free STAMP duty. Or more like salesperson did not mention need to prepare for these extra expenditure. However in booking form that we sign, it only states the price, not mentioning any of the other items we are promised, such as free aircond, refridgerator, washing machine etc. No mention of what freebies come with it. I suppose it will be in the SPA? Anybody can enlighten?

It will be stated in a separate letter. The project is under Schedule H of HDA so the developer can't amend the SPA. They can't even put a single comma as it's against the HDA rulings.

That building has been there for decades. It's a residential bungalow but I think they recently converted to an office or something.

I remember a while back that the Inside Scoop outlet there even went as far as allow their patrons to park at the front when I went there together with my wife.

I enquired once on the developer units at Avantas but was told that all were sold out dy.

It's not a cafe. Actually I don't even know what's a co-roasting place. I guess it's like co-offices, where you rent a space short term for your office. So in this case, you rent a space short term to roast your coffee.

Yeah same here. I had no idea what co-roasting was until I Googled it.

There isn't really a definition for co-roasting per se but based on the numerous ones on Google, mostly overseas, it's a place where you can roast your own coffee beans and label (?) it yourself. You pay for the beans and the rental of the space and machinery, roast the beans to your liking and label it.

Anyway, the lone bunglow there will probably not be turned into a cafe or a restaurant because it doesn't have an access from OKR. Its access is Jalan Seputeh and Jalan Seputeh is still mostly a residential area. Businesses like Avara Seputeh's Sales Gallery and the office next door probably had special permission because these establishments are understandably less crowded than a cafe/restaurant.

If I can afford the luxury of RM4000/month, I don’t think I will take bus. Just my personal opinion.
Most studios in areas like Bangsar South, KLCC or even Mont Kiara generally at present do not cross $2500/month rental (invisible ceiling cap price).
Thus I don’t think even buying the studio in Avara (with the most optimistic calculation) you’ll be able to breakeven considering the cheapest unit is RM560k (which translate to monthly loan of RM2400, with the expensive maintenance fee (RM300/month), you’re looking at RM2700/month to breakeven.
Looking at the rentals of 3 bedroom going for RM4000 in Mid Valley City itself, do you think people will pay RM2500 for a studio outside Mid Valley City?
I don’t think you’ll have difficulty exiting this project as this is prime area.
But the fact that it does not have adequate boosters (just that measly KTM which frankly I hate to use), makes buying a property at RM1000psf less attractive to me as an investor.
The only selling point is it’s proximity to Mid Valley. That’s all.
Do note that Eupe’s Vivus I heard is going to be $1200-1300psf.
Insane.

Also when any project has too many unnecessary and likely hardly to be used facilities, these cause maintenance fees to be higher..unfortunately buyers these days need all these "extra" attractions which they hardly use to convince them to purchase. Any idea what is Verve Suites' maintenance fees?

Btw, I thought any property bought in KL area these days, rental cannot cover the installment?

if u compare like this, all new condo will be overprice aldy....bear in mind that, avara is new and the rest is not.
and too, rental 4000 is for 1300 sqf, of cause u cant get 4000 for avara because none of it are more than 1200sqf.....

the only i agree with you is they only allocate 1 car park for <1k sqf... anyhow.... many expat and company willing to pay more than 4k to rent a unit

For sure maint fee cannot mention in spa as they cannot give u the rate for whole life while inflation keep increasing every year. Doesn’t make sense at all. If ur community no fund to maintain then Owner will complain why no maintain the building...

when eco KL can sell more than rm1000psf, i more prefer low dense avara with 800psf

yes ppl may say it is not walkable, but the place i buy is the location. 800psf with almost fully furnish. Yes u can get 500psf in oug or bukit jalil, but, i more prefer to the strategic location.

Spot on. The most nice is actually the block itself also low density already. And the layout is also very nicely design. Definitely best for own stay

How do you guys get calculation of 800psf for Avara? All condos each floor higher is a higher price...and in Avara's case they hike up the price by 3-4k each floor..even higher increase per floor than other projects I've seen. How much psf do you consider it then if we bought a high floor? By my calculation after rebate, price still about 895psf, before rebate around 950psf...high price, and it's just above midfloor level...maybe selling now at 3 years' time's price

Just curious, why do you feel layout is nice? Hopefully that means prospective tenants will think so too. I find the layout similar to most other existing and upcoming condos?
Personally I only liked the type H layout, but the built-up size at just 850sf for 3 rooms just seemed too small.

when we discussing a project, we taking the lowest psf as a benchmark after the rebate and etc. 800psf is the lowest floor of cause, same to others project they wont tell u their most expensive psf unit to promote the project.

dont make thing complicated, the project u go and the salesman tell u psf also from the lowest....

Type E is the one I like most. Come with island n bath tub.

I think 3 weeks ago I did enquire about the studio units.
Was attracted cause it was advertise at RM535K, however when called up they quoted me RM592K(887/sqft) at level 17 and that is the cheapest unit available.
At that price I think I go city centre (subsale)

the layout is okok for me.....as long the design not like old type curve here wall there then shud be fine. Yup, high ceiling is important and also the full height window which will make your house look more gorgeous.

It will be up to the JMB if they want to maintain it or scrap it. The JMB is made out of the owners so all owners has a say in it.

Type E, F and I has kitchen island top.
It has high ceiling. 3.3 meters floor to ceiling. The ones in the show gallery has about 6 inches of plaster ceiling but even with that, it's still higher than most projects with similar price points.

It is possible if you walk thru one of the motorcycle tunnels going towards MV from this project, as what one of the members here mentioned a few pages back.

Either way, I'd rather drive to MV than to walk along either the busy OKR or thru that tunnel, especially when it comes to grocery shopping.

I don't think its a problem for anyone who paid a visit there. I went there once to view the show units but I didn't place any deposit.

I've been to new launch projects' show units from MahSing and JL99 and didn't succumb to the aggressive sales staffs in both cases. tongue.gif

Don't think they slowed down. They finished the 8th floor. 9th floor is the facilities floor and that will take some time. Then 10th floor will also take more time since structurally it's different already. When the units starts then everything will speed up since it's just copy and paste.

Please correct me if I'm wrong but it's always the case when I see other projects being constructed.

What do you mean?

Right now, you should be charged 20% only. 1st 10% is during signing of the SPA (excluding rebates), 2nd 10% is when they bill for work below ground (stage 2a). The third 15% will be billed when the construction reaches your unit. The developer cannot simply charge since this project is under HDA.

If your loan is 90%, the bank will settle the purchase price for you from 2nd 10% onwards. You will only be serving interests for the 10% that they have paid. When the bank releases the 3rd payment of 15%, you will see that the bank will charge you more because they will be charging for 25% (2nd 10% and 3rd 15%).
