I have been to the special preview and to clarify, the entrance is accessible from OKR, just have to do a u-turn at the T-junction going into Taman Desa and another u-turn before the junction towards the Salak highway if you're coming in via the flyover from Jln Syed Putra into OKR.

From the Salak highway direction going into the city, you can exit via the small junction connecting to OKR, which the developer confirmed that they will expand that road.

But yeah, I do agree with how close it is to the flyover, but that Saville at OKR in front of this project seem to be doing alright. laugh.gif

If I were you, I'd target the new launches around Taman Desa such as The Address (Phase 2) and Skyvogue (if you don't mind the htc at the bottom, tho).

I live around the Seputeh area next to the Thean Hou temple and believe me, walking to Midvalley is possible, but it'll be a pretty long walk from my side. But if you plan to buy groceries there, then best to just use a car to do so.

From Avara's side, isn't the tunnel going to the Seputeh area a motorcycle lane? Probably it'll be near the Seputeh KTM if you walk thru the tunnels, but going to Midvalley will be a much longer walk compared to my condo.

Well, sound travel upwards, tho, so if you bought any units facing the highway, you'll hear the noise of various vehicles pretty frequently.

But it all comes down to the buyer's tolerance. Some don't mind it, some will.

I'm not too keen on this project after seeing the maintenance fee, but I admit that the furnishing they offer is above the standard of what most developers are offering these days.

To go into detail, what the developer marketing head informed me is that:
- Bedroom flooring: Actual timber, not laminated
- Sliding door at living room: Noise-proof and soft closing
- Kitchen top: Marble
- Wardrobe: Sliding Door type with soft-closing doors

These are the furnishings that I can recall from my last visit sometime last year.

Thanks, will think about it. I was looking at their 1,087 sf unit on my last visit, but didn't consider it thanks to the maintenance fee of RM 0.50/sf offered at that time.

I'll bet that with the maintenance fee on par with Tria, they might be able to steal some of the latter potential customers away due to the lower density and nearly similar pricing. After all, if the Avara residents need to go out to eat and go grocery shopping, it's all within a short drive to MidValley and 9 Seputeh. biggrin.gif

From Federal Highway, you can't go directly into Avara even if you keep left. The easiest way is to go further to Taman Desa, make a U turn, then make another U turn just before the turn off to Federal highway.This is also the most jam way.

The other way is exactly how you go to the sales gallery but instead of turning at Jalan Seputeh, go straight through the small road and you'll end up at OKR, where Avara will be the first development there. The small road looks like a motorcycle lane but I was assured that it's a lane for cars. The developer has already requested DBKL to widen the road.

The third way is from East West link. Just keep left when you're going to mid valley, there is a slip road. Take the slip road and you'll end up going to the sales gallery.

It is walkable to Mid Valley as I've done it when I placed my booking. Less than 10 minutes walk. Take the motorcycle lane.

There will be a shuttle service to Mid Valley as well that is provided free for residents based on this recent post by the developer.

Great to hear that, but are they still going to use this MPV 4 years from now when the project is completed or get a new one?

That's true, regardless of where you stay. Not to mention that you will find/explore new ways to get back home after staying there for a while.

In my case, If the road going to Thean Hou temple from Jln Syed Putra comes to a crawl, then can either cut thru the bus lane and turn left into the intersection back to my condo. Another entry point is from Brickfields heading towards that same intersection.

The project is launched sometime late last year around August. You can look back at the previous postings and you can also find the official website which details the room size and layouts.

Plus the sales gallery is up dy and its behind the project site. You can go and take a look if you're up for it.

Well, Tria is slightly more dense compared to this project, tho, and you have to factor in that there are units at the side of the blocks which are facing each other. Furthermore, there is a htc crossing the top part of the former project.

As for that small road near to Avara, the developer sales director did confirm that they will upgrade that road to be wider, so it will benefit residents from both this project and MKH Saville.

But if really need to do grocery shopping, just drive there otw home from work, buy whatever you need and drive home on any weekday. By then almost all of the working crowd are gone and you'll have a lot of choices to park near the escalator/lift lobbies. I've been there on Wednesdays for the lower GSC movie ticket price so that's how I know about it.

As for me, even though I live near MV and can walk there, I'd still prefer to drive there for shopping or other social activities than to walk there. Much safer than walking along the busy OKR towards MV.
