Quite decent number of sizes but if only 278 units, the sizes could no lesser than 1200 sq ft on my slight prediction, or perhaps the land is just less than 3 acres?

all 3 bedrooms..

And only 6-7 units per floor.... not bad.. only concern, jalan pipit...

I won't put on bet on it as I have no idea about the developers financial. 'Sekali' become another Duet Residence. LOL.

But I was told the new access road with a bridge crossing to Taylor's college is ***REAL***.

MPSJ is collecting money from all the developers to fund this road. Question remains is when will MPSJ start work.

That's the thing. No date is mentioned.

But they keep approving more projects and keep collecting contribution from the developers.

I wonder how they work out the amount of contribution from each developer.

Logically, if the access road with a bridge crossing klang river to Taylors and Sunway was COMFIRMED, the Developer (Twinz and Ohako)would definitely raise up their selling price much higher, bcoz of bypassing the TOL!

Perhaps, MPSJ collected fund from all developers is for the alternative access bridge crossing kesas highway to Puchong Jaya.

This developer i.e. YGS is a contractor with 10 years industry background..as a contractor i believe they can come with quality workmanship and building structure ..twinz residence is their 1st project as a developer......pricing wise quite expensive as their project is low density and larger unit size....
Wondering how the developer going to restrict foreigner to buy or rent the house....pls explain

They are showing the sales chart there.

It's slightly less than 50% sticker in my estimate. Most of the sticker are sticked to the lower floors.

Hi all, I am an owner of Koi Kinrara, just want to share some info.

1. Oxidation Pond: Yes, they are filling up the 2 big ones at the moment. MPSJ even allow them to work the whole day of Saturday. Noise is disturbing!!! mad.gif
2. Traffic: My opinion, still manageable. Worse part being i)new traffic light due to all these new development; ii)the tight turn in front of parc ville if some i***t park their car there; iii)along the entrance to villamas apartment towards atmosfera/zefer hill (ZH) junction. Both sides of road will be parked with cars and sure will be worse after ZH VP.
3. Koi Kinrara price: now around RM500/sqft whereas a year ago around RM450. I reckon will slightly increase again once ZH VP. Facitily:2 swimming pool, wading pool, playground, outdoor gym & reflexology path, gym, squash, open badminton court, basketball half court, convenient store & laundrette, sky deck, BBQ pits, small hall, etc.
4. More development will come for sure looking at item 1. Hopefully it will connect the road system to TK5 bypassing the new traffic light to ease some traffic.
5. Bridge across river: I doubt the one shown by both Twinz and O'Hako. MPSJ recently finished their public display on new proposed plans on road system extension and change of land use. No such bridge is displayed. Only proposed bridge is behind Tesco connecting Jalan Perindustrian Puchong to USJ. However, good news is there is a road proposed to connect to this bridge along the river bank from Bukit Tandang/Jalan Pipit with exits direct to Kesas. But again, when? see attached.
6. If item 4 & 5 can be materialized, then this area will be a much better choice.

Furthermore, APDL = Advertisement Permit & Developer's License
APDL can only be obtained after the project has Building Plan approval, meaning MPSJ approved the project and the developer may proceed for construction.
With APDL, only the developer can advertise (with pricing), launch and sell the project, i.e. sign SPA. All the soft launch, pre-view, booking, registration is just marketing strategy to see the respond. During this period, no confirmed pricing will be indicated, only estimated value will be given.
Therefore, some of the sticker shown on sale charts is only booking/registration; still subject to loan and buyer's final decision to buy. Some developer may use different colour sticker to differentiate that. If you are really interested of buying, make sure the sales agent is aware and request him to inform you once any of the prospect buyer back out. Or if you have time, visit the sales gallery regularly for updates.

1. Oxidation Pond: Yes, they are filling up the 2 big ones at the moment. MPSJ even allow them to work the whole day of Saturday. Noise is disturbing!!! mad.gif
2. Traffic: My opinion, still manageable. Worse part being i)new traffic light due to all these new development; ii)the tight turn in front of parc ville if some i***t park their car there; iii)along the entrance to villamas apartment towards atmosfera/zefer hill (ZH) junction. Both sides of road will be parked with cars and sure will be worse after ZH VP.
3. Koi Kinrara price: now around RM500/sqft whereas a year ago around RM450. I reckon will slightly increase again once ZH VP. Facitily:2 swimming pool, wading pool, playground, outdoor gym & reflexology path, gym, squash, open badminton court, basketball half court, convenient store & laundrette, sky deck, BBQ pits, small hall, etc.
4. More development will come for sure looking at item 1. Hopefully it will connect the road system to TK5 bypassing the new traffic light to ease some traffic.
5. Bridge across river: I doubt the one shown by both Twinz and O'Hako. MPSJ recently finished their public display on new proposed plans on road system extension and change of land use. No such bridge is displayed. Only proposed bridge is behind Tesco connecting Jalan Perindustrian Puchong to USJ. However, good news is there is a road proposed to connect to this bridge along the river bank from Bukit Tandang/Jalan Pipit with exits direct to Kesas. But again, when? see attached.
6. If item 4 & 5 can be materialized, then this area will be a much better choice.

Actually both O'hako and Twinz are first time developer which is very risky to be invest. The only things that I am seeking is low density.

Pricing wise, O'hako will be much cheaper, but design wise Twinz looks like the mini Sunway Lagoon. Just one thing is the maintenance fees is RM0.33 PSF. It's a little expansive compare to normal rate.

Not bad la, around 8.20am drive back from Koi Kinrara to Old Klang Road need like about 10 minutes.

By right they all cannot confiscate your entire booking fee wor.. tot only a certain % will be penalized if bank approved and u wan to cancel booking.

normally i prefer to have your own banker to do the loan for you donnot use agent banker!!

can anyone tell me how to calculate the monthly maintenance fees for twinz ? if unit is 871sqf, is that just 871 x0.33 =287.43 only?

i read ohako's post , the car park size also need to calculate into the maintenance ... the car park not suppose already paid include in the selling price meh?

Yea, normally it is just your unit's size multiply by the maintenance fee. That should be the amount of what you need to pay.

As per Strata Act 757 which coming into force in 1 June 2015, maintenance fee will be based on "Share Unit' instead of sqft of the unit itself.
The more car park the unit has, the more share unit.

Let say if one car park is 360 sf, the way I read it for two car park :-

maintenance = ( 1000 + 360 + 360 ) * 0.3

For people who have 3 car park, add another 360 into it.

If the figure comes out too big, then they can also adjust the figure 0.3, but the figure 0.3 should apply to everybody.

i have confirmation from developer, the monthly maintenance only the unit psf x0.33( include sinking fund), car park is foc and shd not calculate into monthly maintenance...hahaha... look like twinz is better than ohako in long run.

We cannot conclude that yet. Need to see in long run, how often they raise the maintenance fees and how good their management in maintaining the condos.

There is no such thing car park is FOC. Its just a matter of time when the individual strata title issued, car park is part of allocated share unit to each proprietor(owner).

As per Strata Management Act 2013 which highlighted by someone, all Developers need to comply with the rules and regulation. It is a requirement that during VP, the individual strata title is to issue together as well, so there will be no more JMB but straight away to MC formation.

Hence the formula is to calculate the maintenance charges and sinking fund need to be paid by respective proprietor. Do not believe every words told by SA. Now the COB has greater power than before and a special Tribunal for case not more than RM250k also setup under this Act.

For every new project development, be it phases by phases, the Act required the Developers to have master plan of development submitted before approval, every share units per parcel must include car park (if there is) listed as well and there will be no amendment allowed.
U may study the book to get more information.

Hi, Help!!! My brother paid $5000 for O hako project now only reliase that there is cemetery nearby, anyone can advise how to get balance $4800 ( because agreement was signed will deduct $200 for admin charges )

Hi, Help!!! My brother paid $5000 for O hako project now only reliase that there is cemetery nearby, anyone can advise how to get balance $4800 ( because agreement was signed will deduct $200 for admin charges )

From my own experience, you need to contact your sales person. They will process the cancellation for you.

Luckily you found out about the cemetery early

if you scare the risk, you should not look for new development. go for second hand unit.
Trinity group at BK9 also started in small size developer at BK9. and now they can go global for china development.
Twinz just launched only, the completion period is at 2018. still have time to push the sales.

Nonsense ! You are ignoring what I am trying to bring out. Trinity products were selling quite well. Above certain % of sales the developer will be able to roll its cash flow. Basic common sense.

At first when i see ohaku, i almost place booking fee until i saw twinz. I'd rather have better space inside my house than fancy facilities..

Block B is 80-90% sold while block A, all type A and B sold. Type C and D in block A not open for public yet.

Yes, they are giving 15% rebate, means the 10% d/p is waived, only RM 5k for booking but this amount will be refunded after signing S&P, the remaining 5% rebate will be given when the property is ready for key handover. Buyer only need to pay for stamp duty. Just check with them, Block B type C (1181 sqf) left 2 units and type C1 (1156 sqf) left 3 units only.

i placed my booking previously with this SA call Vincent, he is a great guy.. But because my dad doesn't like the location, in the end have to cancel and bought somewhere else... sweat.gif

I managed to snap a photo on their letter from MPSJ, which they claimed all criteria fulfilled, and developer had paid RM 1 mil

What is the take up rate? went to site visit the construction seem stop already after piling complete.

ya, i read this letter before i signed the agreement. Just dont know when this new road will start to construct. it definitely can reduce the congest for people want to go PJ.

if not mistaken, they mentioned this road will go pass the toll right? As in no need pay toll.

My take is that more people will congest to the road just to avoid toll smile.gif

5. Bridge across river: I doubt the one shown by both Twinz and O'Hako. MPSJ recently finished their public display on new proposed plans on road system extension and change of land use. No such bridge is displayed. Only proposed bridge is behind Tesco connecting Jalan Perindustrian Puchong to USJ. However, good news is there is a road proposed to connect to this bridge along the river bank from Bukit Tandang/Jalan Pipit with exits direct to Kesas. But again, when? see attached.
6. If item 4 & 5 can be materialized, then this area will be a much better choice.

Yes. what u said is truth...if that area really build the bridge, all cars will be driving there and may cause of jamming the road since is free pay toll.

Developers mentioned this bridge will build in future but unknown completion year to inform all buyers, as i knew is this bridge is talking from 2014 until now still yet news.

I noticed that twinz already build 24lvl and 16lvl floor has been completed...both tower

facing cementary is really not worth for invest or no value in future? suit for own stay only?

My colleague who is now staying in koi kinrara, always complains jam on jalan pipit. And also, his family is planning to move out next yr... If the bridge will be opened in the future, can imagine the traffic there...

Yes. i can imagine it will become heavy traffic jam there after done build of twinz & ohako condo. Perhaps the bridge is not approval, but still jam on jalan pipit since will more then 3k car will use this road.

i'm worry about after buy it and resell value become lower or even difficult to sell it.

Yes. some investor will buy it then find the tenant to rent and sell it after few year. Some agents will buy it with cheaper price when completed done after few year then sell with high price.

I like the low density condo, but is it the price of condo nowadays is so expensive, rm508/sqf? (1st time buying house)

I'm very tempted to bid the non-bumi unit for own stay too, but then I found out the 321k unit is directly facing the cemetery, some more 13th floor, such bad feng shui. it's no wonder nobody wants it till now. If you don't mind can really go for it.

As Malaysian chinese, no point going in for such a unit with Bumi status. 

My sad story starts after meeting 1 particular agent(Alan Tang), very aggressive and tip top service. Calling me several times a day to give an update of this auction(Twin Residence). Dropping by my place to provide all the documents and sharing all his past success stories in helping clients achieve dreams. Wearing branded clothing from head to toes. Speaks politely and and most of all, very professional. All the things I can think of as a professional and honest agent, he checked the boxes. Still not 100% trusting him, I did a few more surveys myself to the unit, ringing up the developer and engaging with several other agents. None encourage me to proceed as this unit is Bumi. I even checked with a lawyer if POS does not state Bumi, will that be Bumi. Lawyer advice not to proceed until I get a clear understanding of the status. With all the doubt, I inform the friendly tip top service agent that I am not comfortable with this auction and choose to let go. Without easily giving up, the agent provides all the supporting materials and with his experience in this industry, at the end, my greediness kicks in again. 
2 of the main reasons out of 100 and 100 more that were provided by this agent that convinced me were POS is black and white, if it does not state Bumi, it's not Bumi. Few other past POS which state Bumi were shown to me to make his point stronger. Even if it turns out to be Bumi, and you successfully bid this unit, you can bring this back to Assignee to prove and fight. 100% chance of winning as POS does not state the Bumi status. He even shared that this has been done multiple times under his watch and never fails. 

The other reason that is super convincing and carries a lot of weight in my greediness is the existing owner of this unit has a strong relationship with the developer. The developer will definitely side with the owner and tell everyone keen on the unit that it's Bumi. With that, nobody will dare to step a foot into this unit. He even went to the extent to prove that all the phone conversation between me and the developer is just merely through words but his proof is through black and white where POS is not stating Bumi(recording of these words through watsapp still with me).
With these 2 main reasons, the agent sensed my naivety. I give in at the end and proceed with the bidding, ending up winning the bid. The first task I was told by the agent is to focus on getting a lawyer to oversee the entire process while settling the difference of 10% from the winning bid. Within the same week, the difference was settled and I am proceeding with the lawyer that assists me in my current property. I am staying years back but open for options as well. As usual, the agent recommended a lawyer that solely focused on auction cases and convinced me to go against my initial plan. Since this agent provides tip top service and helped me in winning this bid, I go with the agent's advice in selecting a lawyer recommended.

The nightmare starts after paying the deposit over to the lawyer agent recommended. Agent switches from active to passive mode. From him reaching out to me for status on a daily basis to me reaching out to him on what are the next steps to be done. Even the tone of him speaking changed completely. That's when I first felt I am being con and inexperienced in this area. After close to 2 months of paying the deposit, the lawyer started to break the news that the unit I bid is Bumi. I tried my best to convince her that it's not bumi with all the proof from the agent. Guess what, lawyers focusing on this line for more than 10 years are right. 90days period was given to settle all the pending cases, but my case took more than 250 days. Each extension required a penalty fee. 
Lawyer heads up to me at the end of the first 90 days that there are only 2 options I can take. Drop the case and take it as a lesson. Meaning i lost the 10% deposit and the lawyer deposit. The next option is to proceed and request for Bumi status change from the Land Office. I rang up an agent to seek advice and guidance. It was a completely different service. The first thing that was shot at me is "I have yet to get my commission at this unit until everything is complete. If you pull out, I will get nothing". I was wondering, I am bleeding money on the maintenance and penalties monthly, he is worried about his commission. I wanted to opt out using the method said by the agent that POS not stating Bumi, the agent said that you have to work with the lawyer. He can't help much. I was like falling into the biggest scam of my life. I reached out to the lawyer about pulling out, Lawyer said that by pulling out, 10% will be lost and not refunding a single cent on the lawyer deposit. Lawyer said there is no such thing as POS not stating Bumi. It's the bidder's responsibility to check which is also stated in POS. That's the most difficult decision I've ever made. End up i choose not to lose the 10% deposit and proceed with the bidding. Month after month, no response from the Land Office but the penalties still run. Lawyer taking sweet time as no damage hits them. I have to reach out to the Land Office on my own and check each pending. Standard reasons given are due to MCO, Land Office short handed. But the maintenance fee, water bill and penalties have to proceed. Lawyer managed to get consent from the Land Office to the Bumi Status at the end June 2021. But at this time, the Developer office went into lock down. Up to today as i write this, i got all the documents developer request to access the unit but unable to access due to the lock down. 

Learning from my mistake, never trust an auction agent easily. If asked 10 agents, 9 say bumi and 1 says non bumi, trust the 9. And if 9 says bumi and 1 says non bumi, run away as fast as you can!! I am not sure what happened to this agent, I lost contact with him for months and I trust he already got his commission. Hence I am just another victim to him. Hope all the beginners like me don't make the same mistakes I did and be more vigilant in stepping into auctions.

Anyway for auctions I only recommend selangor auction ****** on FB. Gone through the process with him and he will not allow a non bumi to bid bumi unit or if there's any charge on the title.

Assume only add in all the penalty charges due to extension (less than 10k), the "bumi lot" winning price should be still cheaper than non bumi lot lelong price of the same size.
Taking above 1027sqft unit as an example. Bumi lot unit sold at 311k. Non bumi lot unit will be at least 350k.


1. The correct party to check whether the unit is under bumi lot or not is to get confirmation with the developer. Not bank. Not agent. Not lawyer. If you refer to lawyer, the lawyer will still need to check with the developer. Only the developer holds the answer.


2. POS will not state all information. Depending on which auction bank. Example of important information not stated:
- Bumi lot status
- Strata title issued status
- Final 5% or 2.5% due to the developer (for newly VP property as bank did not disburse this amount due to the borrower start default during progressive interest)
- Number of parking lot for this unit


3. It is possible to still pull out after winning and during name transfer time, got this bumi lot issue. The auction bank will refund you the 10% amount due to their mistake on not stating bumi lot. The unit will be re-auction bank again but the POS will state bumi lot this time. You may go through the POS again. Some banks very clear cut will state in the T&C.
However, any outstanding fees you paid to the management office or legal fees paid to engage lawyer will not be refunded.

However, any outstanding fees you paid to the management office or legal fees paid to engage lawyer will not be refunded.

From your above comments, am i right to assume that only developer can change the status from BUMI to NON BUMI for the purchaser?

And developer is likely to swap one of the NON BUMI lot (with BUMI residing) with this BUMI lot which is won through auction. Is that correct?

And lastly, assuming the purchaser of this BUMI lot succeeded to change the status to NON BUMI, does he still need to reimburse to developer (or any relevant party) the 7% discount given to BUMI lot?

I have been hearing from an auction guru on fb that there is no problem for a NON BUMI to bid for a BUMI lot and i always been skeptical about this.

Only able to answer your first question.
Yes if the property is still under master title, developer still got the power to switch around the bumi lot allocation. Many older property still stuck with master title coz developer oversold and not able to meet the bumi lot quota.

And for your last question. No, is not possible for non bumi to bid for bumi lot unit. The auctioneer will reject if a non bumi register for a bumi lot unit. For some banks, even your represented agent (to bid on behalf) must be bumi if you are buying bumi lot unit. Non bumi agent with authorization by bumi buyer is not allowed to bid on behalf.

Wow. What a long time didnt have lelong unit from here.
After previously got many lelong units. Seems to flush out those that not able to hold.

Anyway, got a lelong unit sold at high price now today.
1226sqft unit.
From 396K sold at 474K.
Much higher than last month reserve price but nobody interested during that time. As usual.

Good catch?
