Actually both O'hako and Twinz are first time developer which is very risky to be invest. The only things that I am seeking is low density.

Pricing wise, O'hako will be much cheaper, but design wise Twinz looks like the mini Sunway Lagoon. Just one thing is the maintenance fees is RM0.28 PSF. It's a little expansive compare to normal rate.
*
Low density in the condo itself, yes. However, you know how many condos are there in the area yet? Just asking.

Yeah, like 8 condos ...
Do you know if the new graveyard at PJS will still on?
*
It has been confirmed...some said that the work has began. 8 condos with 1 road...I am not trying to scare you away...but hope you think carefully.

I have went to the Jalan Pipit two days ago. It is not as bad as mentioned la. I am staying at Cheras right now, the traffic is even worst than Puchong.

8am. The road is really small plus people simply park around nearby the badminton court.

Not bad la, around 8.20am drive back from Koi Kinrara to Old Klang Road need like about 10 minutes.

I started to get worry now, Twiz doesn't seem so hot compare to O'hako.
*
8am might be abit late adi tongue.gif try 7 xD but that depends on wat time u leaving ur house for office la.

Why need to worry? I tot you mentioned you like it low density? No?

Today I decide to make a booking cancellation because they cheated me that I need to pay residential rate for everything but now he told me is commercial rate. Also the maintenance fees hike up to RM400+ which is very expansive, the SA don't even bother to entertain me for cancellation. So there goes my RM5k. Think twice before you buying from this developer. sad.gif
*
What do you mean "don't even bother to entertain me for cancellation"? No action taken at all after you told him you want to cancel?

Yeah ...  they don't really bother. They won't refund as long as 1 bank approve your loan.
*
U told them ur loan approved?

By right they all cannot confiscate your entire booking fee wor.. tot only a certain % will be penalized if bank approved and u wan to cancel booking.

They checked with bank. I read the agreement letter that I sign earlier, it said they will only refund if two bank reject you. Approved with 50% loan also consider as approved.  Once sign S&P, you will need to pay 1% of the total housing amount if you wish to cancel. Said, you home is RM700k, you need to pay 70k once u sign S&P.

This developer is very desperate for money, a little dangerous.

Wah! Really despo ==" 5k burned like that

Is okay la, RM5k can earn back. Last week I went to NSK, there is another SA for Twinz. I try to test them to see if I can buy the sold unit. It seem like they mark 90% sold but the sold unit is still can be sell to me??? I am shock.

So maybe is their strategy to trick people that their unit is fast selling but actually is not.

Next time If you  already paid booking fee and want to cancel it,  just tell the SA you want to change to bigger unit(choose most expensive one or penthouse rclxms.gif )  , they are more than happy to change it for you..

Then, baru apply loan sure failed one
*
Haha..this idea macam can work wor tongue.gif tried it out before?

can anyone tell me how to calculate the monthly maintenance fees for twinz ? if unit is 871sqf, is that just 871 x0.33 =287.43 only?

i read ohako's post , the car park size also need to calculate into the maintenance ... the car park not suppose already paid include in the selling price meh?
*
Yea, normally it is just your unit's size multiply by the maintenance fee. That should be the amount of what you need to pay.

As per Strata Act 757 which coming into force in 1 June 2015, maintenance fee will be based on "Share Unit' instead of sqft of the unit itself.
The more car park the unit has, the more share unit.
[attachmentid=4571672]
*
so lets say now the unit 1000 sqft (with 2 car parks) and maintenance fee RM 0.30.

How to calculate? 1000 * 0.30 + ??? = final result?

Let say if one car park is 360 sf, the way I read it for two car park :-

maintenance = ( 1000 + 360 + 360 ) * 0.3

For people who have 3 car park, add another 360 into it.

If the figure comes out too big, then they can also adjust the figure 0.3, but the figure 0.3 should apply to everybody.
*
If tat is the case, having more carpark is not a good thing anymore 0.0

I doubt it has been implemented by anyone.
