There is no such thing car park is FOC. Its just a matter of time when the individual strata title issued, car park is part of allocated share unit to each proprietor(owner).

As per Strata Management Act 2013 which highlighted by someone, all Developers need to comply with the rules and regulation. It is a requirement that during VP, the individual strata title is to issue together as well, so there will be no more JMB but straight away to MC formation.

Hence the formula is to calculate the maintenance charges and sinking fund need to be paid by respective proprietor. Do not believe every words told by SA. Now the COB has greater power than before and a special Tribunal for case not more than RM250k also setup under this Act.

For every new project development, be it phases by phases, the Act required the Developers to have master plan of development submitted before approval, every share units per parcel must include car park (if there is) listed as well and there will be no amendment allowed.
