Now started with RM688k but if they open the units by stages, I believe they will slowly increase the price smile.gif

With only 70++ unit release this weekend, and premium unit only for unit backyard facing the lake, u guys think still got people overnight there? hmm.gif they will open all the premium unit for public?

If there is sufficient demand but inadequate supply and people fear of not being able to secure a unit, then camping at EM site is possible biggrin.gif

I think EM is smart by opening the units slowly - can test water (market response) and adjust the price slowly too.

Btw badboy kor, this 2Nov is also open for public woh.

Nowaday, the bank loan reject rate so high, market sentiment low......even Ecp Setia also facing the same problem ...now Ecoworld also lack of confidence to launch a whole precist Merrydale ....NOT like Cradleton......like you said "test the water temperature 1st" ..later revise the price...this seem unfair to 1st phase purchaser like me.... cry.gif cry.gif with the little premium but extra features/improvement....

Ya. Bank approval rate is dropped recently but also partly due to purchaser borrowing power also reducing with purchase & purchase recent years and loan amount increase this gearing increase.

However, EM already launched Gentlebre, Cradleton and most of the Tenderfields, so it close to 1000 units sealed and sold in just few months. Actually, I believe its fair that if EW slowly sell the Merrydale since the precinct is 586 units.

If we look at other townships, EcoHill, Bdr Rimbayu, Bdr Bukit Raja, Alam Impian, Denai Alam, Elmina, bdr Bestari Klang, M Residence 1/2, Emerald West, Bdr Seri Coalfields, HillPark Residence, none of the above development is keep launch a phase of 500 units and sold out this year.

Most of it also average 100-150 units and sold 70-80% and deemed very good. Meanwhile if we recall Gentlebre, they have insufficient lands for sale as the response is tremendous. Same goes to Cradleton, its a launch of 612 units and managed 95% sold in the first 2 days of launches, and it just 5 months back, not too long ago.

I don't think they will revise the price down - it is either the same or higher than earlier sold units. It's not EM's or SEH problem, it's the weak market sentiment that makes everyone cautious.

Probably also around the same.

But, for Cradleton, there are more premium and good units available for public than associates.

I believe many purchasers not in LYN. My friends, all not in LYN.

But I think sure got ppl who missed Cradleton wanna buy Merrydale this time. But they might going to miss the size or unit they intend to buy. I remember quite a lot potential buyers for 20x70 and 22x70 for Cradleton but unable to get one.

That 'first come first serve' will have ppl bunking there overnight. Moreover, many would "outsource" this service and really make EMSO office like homeless welfare. Ugly sight. Should have made it balloting instead. Fair for everyone. They've done this before in SPS, eg. eco glades. Classy, organized and breaking away from old school queue. Imagine bunking there overnight just to realized that the customer in front of you had taken away the last unit. Disappointment + waste of time is beyond words.

Imagine bunking there overnight just to realized that the customer in front of you had taken away the last unit. Disappointment + waste of time is beyond words.

I rather dont be like YTL since this is pioneer batch of precincts. Bcz if all majority units purchase by repeat buyers, the occupancy rates would be very low upon VP.

No choice loh bro.

But for terrace houses, I very much prefer first come first serve project. If ballot, those 25-30 yo might unable to compete with taikors here & there, who can insert 10-50 cheques to ballot the units esp price range below RM 700-800k.

Those really keen to buy for own stay, will really willing to sacrifice the time and que for the unit. Btw, the process also enhance the number of own stay buyers upon completion of early precincts of 1,2 & 8 but 3 ( bungalow land ) definitely take longer time.

Boss, if the project is too hot, be it first come first serve or balloting, sure there are plenty of disappointment.

See Bdr Rimbayu, last year ballot process, damm a lot of ppl disappointed of unable to take even 1 for investment. Some investors even shout at the GM and emcee. My friends and I total more than 30 cheques but kena none

But ballot also see and which projects. If ballot 100 units but only 50 purchasers, the dev also damm malu. I think it happened earlier this year.

I like the idea of immediate launch announcement, surrounding folks or potential own stay buyers really keen to take leave / MC immediately and go. This sudden SMS or announcement really scared off a lot of investors or reduce them. Setia Eco Hill last year done quite well.

Anyway, I am fine with both process. But i just prefer FCFS, I have no luck on balloting.

Can one, Merrydale is 581 units, sure got loan rejected but of coz must follow up closely too.

As long as intermediate or not too choosy like me, sure can. Lol.

If specific only want end lot or corner lot, or No 8, 28, or must beside garden or etc, then susah loh.

Btw, just left EMSO and take a round at SEH and near EM site.

Took me 35km from EMSO to Sunway Pyramid, starts 5.10pm and reached Pyramid at 5.35, quite smooth. Along Silk, looks a lot of cars but no jam.

That sms method was seen at ecocheras. Sms the night before. The next day it's packed like sardines at sales office. If I m in Singapore that weekend and they do this, I would not only give them the finger but all ten fingers

Did the survey lately, just sharing.
Citi bank blr-2.5, no mrta, no monthly charges, but max 89% and underwriting is strict, locking period not sure
Hong leong blr-2.5, no mrta, but with monthly charges and 3 year locking
Above are best so far, with full flex.

If don't mind Islamic loan, Hong leong semi flex, blr-2.5, no mrta, no locking.

Congrats for your purchase.
Do you intend to buy it for investment? Given that MRTA is non-transferable, it is not worth to have MRTA if you intend to sell your unit in the future. It's advisable to have adequate life insurance coverage to get prepared in case any unfortunate event happens but MRTA is not the only option. Instead you can consider other life insurance package and some are with appealing projected investment return. So, the "loss" due to higher loan spread may be partly compensated by the expected return from the funds invested under the insurance package.

Also there are some banks that may be willing to offer BLR-2.50% without the MRTA condition but it depends on the loan amount too. Not sure which bank you got the offer and which other banks you have explored.

Other than the loan pricing, I assume you have considered other loan features as well.

Normally I spent about 40-45 minutes, drive not that fast anyway. Max 110-120 km/h.

But today although heavy rain in Semenyih, quite smooth, just took me 25 min and no rain via Silk, Sg. Besi highway, Kesas and LDP. If Ferrari, I think 10-15min reach dy given the traffic condition today.

IMHO, if investment, both also good. If own stay, I go for Package B and take the opportunity to finance the MRTA / MLTA for a peace of mind.

Bro, this is a 2-storey unit. I know why you think it's 3-storey - because of the built up right? Yes, it's such an amazing built-up for a 2-storey DSL, fully maximise the space.

I'm not familiar with Tiara South, perhaps some one here can give you the comparison btw the two.

I visited the EM Sales Gallery, they told me the show units not ready yet.

2,600 sq ft BU for a 22 * 75 is amazing, sure they did not cheat hear or there

cos for 75 feet, at least 20 feet for car porch which should be excluded right?

so 22 * 50 = 1,100 only * 2 = 2,200 only?

Where the extra 500 come from?

Hmm, I did asked some but kenot memorized all, lol.

The verandah / balcony for the front and back, it is 4 ft long. For the end lot / corner lot, the side verandah is 5ft width and if not mistaken, 6-8 ft wide. I guess the info I got is only for 8A and 8C, since only these 2 sizes at North Garden and going to launch 3 rows this Sunday.

But I forgot the car porch, but around 22' ft if I am not mistaken. I am unsure of 8D ( 22x75 ) bcz it is on South Garden and not going to launch soon, but as the longest size, it could be max at 23-24 ft. So, I also unsure the shaded car porch.

Bro, Merrydale all units are built till the end, thus no 5 ft extra land at the back and it save ur extension cost. This applicable for Cradleton too.

There are pro and con of having full built up at the back, definitely save cost, but at this point also without fenced, means security and CCTV at backyard it utmost importance to this matter, but I like it as it somehting unique to save the cost of extension which I believe, not as low as RM 30k since the construction costs are increasing and 22x5 ft for both floors.

Show units maybe only a confidence for most of us, but also dont be cheated by the furnitures and ID, lol. Layout plan will do.

EM vs Tiara South , hmm IMHO, Tiara South also looks good like EM, garden at backyard or similar to double frontage, but it is not a township and if not mistaken 250++ units with some apartments in the masterplan, thus it would be very different to deviate it and compare to Merrydale, part of the Eco Majestic self township with commercials, schools and malls in the future.

My RM30K is just for 1 floor only, if both ground and first, RM50k also not enough.

Yes, Tiara South is not a Township, just a Taman Only but some ppl prefer quiet(er) life, less traffic, etc. Just need to drive out for such amenities.

Just trying to get more views to advice my friends. His wife like the double frontage but concerned that the price is on the high side, almost as high as say EM, SEH, even TH.

As for showunuts, many years ago, I went to some show units, the quality was so bad, door frame, walls were not straight.

If u see the show unit, 0% to buy the massed produced house. Hence, I always buy only if there is show units. But price sure to increase loh.

Yeah, fully extended so when open the back door, actually already a garden, applicable for Merrydale and Cradleton. Merrydale units have 20 feets backyard garden (sharing with your opposite neighbour) while Cradleton only 15 feets, if not mistaken.

EW consists of many ex SPS staffs and tan sri LKS is holding a big chunk of cash money from the disposal of SPS, cannot be trusted?

In addition, EM is the first landed project in KV for EW.. I strongly believe they will die die to make it as success as possible, so that it can serve as the role model for their other developments within KV, such as Eco Sanctury in Canal city..

Tiara South is developed by Kueen Lei, considerably a much smaller developer. Tiara South don't build any infra, and only will tap into the Ecohill link provided by SEH to access to LEKAS. Furthermore in terms of landscape design, still far behind I presume. They will have a central park of course, but I think nothing near if compare to EM. Tiara south is building 3 storey, most likely is due to the geographical terrain I presume, a slanted slope. That's why you will see the living hall is at lower part but kitchen is at the upper part. Perhaps you should make a visit to their show houses and you will understand what I mean. Price wise for Tiara south will be more expensive due to the larger buildup as a result of 3 storeys structure. Commercial activity for Tiara South I presume is none, they would need to tap into Ecohill link to Semenyih town or Tesco.

One good thing about Tiara South is they are located exactly opposite the arroyo garden (bangalow lot) of SEH. A nice view for me though.. brows.gif brows.gif

There will be a Lekas interchange built to connect directly the EM to Lekas. The interchange is expected to be ready before the delivery of VP of EM 1st batch of houses.

250 + 21 (for Phase 2) = 271 units * RM250 = RM68,000 per month

Perhaps small area (just 30 acres), the maintenance is less as Landed Strata no need for lifts, etc which is expensive to maintain

so, say RM20K to RM30K just for clubhouse - is that enough

EM also will have a sports complex later, got those standard facilities such as gym, swimming pool, tennis court, badminton court etc..

Not sure how to compare and decide who is the winner, but at least those facilities are available for both projects.

I bought cradleton and it is located at the northern part of EM, personally I prefer to use red carpet bridge to Ecohill link, that finally will pass through Tiara South also woh.. hmm.gif hmm.gif

As far as I know, the facilities at the Sport Complex will be open to public but there will be a private lounge for EM residents. Understand earlier that priority will be given to EM residents for the membership and then only open to outsiders with controlled quota - but not sure whether this is still the plan for now / future.

I think there's still a loophole. I can give the letter of authorization to the bangla which acts as my representative and then I turn up last minute (so I can escape the long night queue). Possible right?

I got the unit I want in the first place too. I thought the idea of facing a roundabout garden is quite interesting, although my mum didn't agree with me in the first place lol. Hopefully it is gonna be a nice view la, fingers crossed.

Facing roundabout garden, I reckon u mean Type 1B, very nice. The garden would have some trees and landscapes to block the incoming car's lights.

As at Thursday evening, it was not finalized yet.

If inter 4%, end and corner 4+1%, then it is good entry compare to Cradleton. If revised to inter 4% then end lot & corner lot should 4% + at least 2% min due to price tag much higher and buying extra land and bigger compare to Cradleton.

Yeah, after visit the EM sales office, really impressed with the masterplan and landscape and the value added features. Those si beh nice photoshop drawings are part of the culprits too smile.gif But seriously, I think it's a great township in making. You may go and choose a unit first - previous practice was RM500 will be deducted from your RM10k deposit if you withdraw later (including the reason for not getting the loan at requested margin of finance). Of course this is provided you are willing to spend RM500 for a chance to own a good unit. You may check further with the SA whether can charge you nothing (at which stage) if you withdraw earlier and more importantly at which stage your RM10k deposits will be forfeited.

Passed by EMSO around 6.30pm but didn't came out from the car. Saw the staff were busy doing the preparations. Tent was ready at the side lane. Didn't notice any people queuing or perhaps they have gone makan or sitting inside EMSO.

If EW is proven innocent, status quo. EM gets delivered still.
If EW is proven guilty, fine would be paid. EW will do even more perhaps to EM to maintain buyer confidence.

Fine by me either way. As for Selangor tax, weren't you paying too?

This EW issue was already known ages ago on that piece of leasehold land near rimbayu. Nothing new to read. Even before Tenderfield was made available.

GVH, I dont think need to queue to buy and the units also not that much. U must be informed this Merrydale is after they sold about 1000 units of DSTH, Cluster homes, Semi Ds and vacant bungalow lands just half a year ago.

Unit selection is upstairs, no sticker kenot go up and cannot take photo. Those shoulder with stickers, 3 by 3 go up wait. Plenty of staffs standing at the unit selection screen.

As at 1pm, 8A left 2 units of intermediate. 2-3 corners / end lots. 8C moved well, left 2 intermediate and left 4 corner / end lots.

All 8A at North Garden was opened. Meanwhile 3 rows of 8C was opened.

I think those numbers waiting downstairs could unable to get intermediate unless new rows open later, should be at increased price.

I do not have the update for Cradleton but I reasonably believe should be mostly gone if not all. Perhaps left corner / end lots with higher pricing (but still less than RM1M) or those less preferred location (eg facing tadika / surau).

Merrydale is a much enhanced version of DSL vis-a-vis Cradleton, and it's worth buying. If financially constraint, perhaps can consider SEH, a good township too. Understand that SEH will be launching 20x70 probably in a month or two with est pricing of RM600k.

I am leaving now.

Its about 95% sales as per SA said. Got ppl come in and go up to select unit, but dunno end up got buy or not.

After Cradleton and Tenderfields so many units sold, at this junction of sales consider impressive.

They now divided into North Garden, South Garden and Central Garden ( the 2 rows facing it ). They will open the remaining North garden units and then will launch South Garden back rows and moving fromt, so Central Garden will not be so soon but could be Jan 2015.

Entire row ( ur drawing ) plus the behind row is Central Garden. I mean 2 rows from North and 2 rows from South, these 4 rows become Central Garden.

South Garden definitely next month or so. After they released all North Garden units with tentatively RM 10k increase every new released.

Yes, I also swift my attention from highrise to landed since 2012.

Agree that landed demand is consistent plus new township is deciding factor as well as branding and its concept.

Not many developers dare to launch so many landed in a single calendar year.

8A, 20x70 RM 686k onwards, end / corner RM 950-980k
8C, 22x70 RM 776k onwards, end / corner ave RM 1.05m

Intermediate / end lot : 4% discount
Corner lot : 5% discount

Many new buyers instead of repeat buyers.

Also notice a lot of couples with parents still deciding due to good number units being taken up quickly.

I think it's typo error. 8A should start at RM688k and 8C at RM768k.

Let's do some simple number crunching...

North Garden there are 77 units of 8A and 134 units of 8C (after adj for Central Garden)

Open for sales: 77 units of 8A and approx 60 units of 8C (3 rows open, assumed 20 units per row) = total of 137 units

Take-up rate: 95% equivalent to 130 units
Unsold units: 5% equivalent to 7 units only (sap sap water to clean it up!)

If bear wanted to buy Merrydale, I will plead & beg EW to let him buy with priority as 1st liner to take up the loan rejection unit if he wants intermediate. Not to forget, a lot taikors here willing to be the introducer and willing to rebate him the 1% fee on top of teh ice. I also willing to. Lol.

Yeah, the upcoming 2 phases are quite huge, so they might divided into 2 sub phases but could be under 1 Precinct to avoid multiple Precinct.

Upcoming phases should be more interesting to see the much different concept of the Terrace Homes.

They meant Cyberjaya.

Btw, Semenyih is still mean for landed bcz there are plenty of new development at this area and the prices are still affordable than those in sub prime area of KK / USJ - Subang, Denai Alam and etc.

Dangerous for highrise in Semenyih unless those affordable apartments below RM 300k, sure got market.

The apartments is definitely part of the DO. But could be medium cost apartments with alteration works as binded agreement into the S&P to enhance the quality of the highrises, if any.

Quite similar to Seri Jati, Baiduri, Intan, Kasturi, Mutiara in Setia Alam.

Which type of corner unit you booked and which type of unit of Tenderfields that you compare with? Since Merrydale corner comes with 2ft extra width, there will be around 280sf extra added to the built-up. It means in terms of built-up 8A will be larger than Tenderfields Cluster 2A and 2B while 8C will be larger than 2A, 2B and 2C.

Things that you may want to take into consideration shall include what your plan is with the additional land given the constraint you may have on what you want to do on the land as this is strata titled, and perhaps the monthly maintenance fees which will be higher for Merrydale on psf basis (based on land area).

Thanks for the info bro. May I clarify that last Sunday not all North 8A are opened - only 5 rows then plus recent additional 1 row (opened on Monday)? The 1 row of 8A (3rd from Central) is still reserved.

Berapa, can share the price?

Btw, you wanna compare this corner ( 3002 sq ft ) with which Tenderfields? If assume RM 1-1.1mil, it only can be comparable with 2C & 2D ( 35x75 and 35x80 ) intermediate due to pricing and entry almost similar.

Not sure if any 2A or 2B's end lot or corner lot is available but I dont think so.

I think for EM, we should be talking about a (longer) investment horizon of no less than 6 years whereby at that time there will be residents already staying there and commercial activities would have already started in the township then. GST next year sure will have impact to the property market but may not be so relevant if you buy it now and keep it for long. If you are concerned about the investor's holding power may be eroded by the inflationary pressure triggered by GST, then it's a different story.

Its good to be slowdown in 2015 and let the market pick up back in 2016 or so. Lol.

2015 first half would be slow, GST looks like really made a lot of ppl preparing their finance management.

I agree that landed is lesser risk compare to high rises.
I have few highrises with < RM 400 psf on hand, I worry this slightly more than my landed, min gain is expected but worry got value without market. I couldnt imagine how for those who bought > RM 500 psf or > RM 650 psf.

Buy Bangi is becos 180psft Landed, near my wife work place (15 mins), got Chinese school. My Brother buy MS SouthVille 2.5 Story with 850K (low density Landed in southville & near PLUS). Don kno my bro invest SouthVille is correct or not. Becos the Landed in Southville cheaper is 2.5 Story 850K with very low density (I think is around 250 unit ++), but problem is that Avens is nearby Savanna 3000 unit sad.gif. He buy for invest, not own stay ...wat u think ??

Hmm, I unable to comment further bcz I not keen to invest into Bangi area and thus, not really pro about it.

RM 850k, may I know is that 22x75 and what is the built up? The price looks fair, but if to invest, it surely asking RM 1mil+ in the future, therefore I believe to let the time to decide the housing to be matured a bit bfore asking such prices in Bangi.

I still see double storey is the most solid landed house, demand is across the board but if 2.5 storey or 3 storey, I fear it is not practical enough for many home buyers due to high cost of additional half or one storey house, maintenance issue, etc

As long as can hold longer, not an issue.

If based on the ad, the Alliance EcoWorld Debit Card is equals to ur membership card or account. So, The 2% extra rebate ( repeat buyers ) only entitle for the purchasers with this memberships or account. But for EW, they put remarks 2% rebates for repeat buyers instead of Alliance Eco World membership, so unsure if they only willing to rebate the 2% repeat buyer discount subject to the Debit Card account is opened.

Meanwhile, the 1% introducer fee, definitely u must open the Hybrid Acc with Alliance Bank selected branches only to entitle for the 1% referral fee, which EW will credit the money to the said account and it can be withdraw via transfer, ATM, OTC and cheque book.

Welcome. Sharing is caring to future neighbours.

But, no. U must go to selected branches to apply such card. It is pretty much easier and better. Just spend 30 min with account opened immediately, and collect the Debit Card embossed.

If u cant make it, u may wait until EW held an event and ask selected Alliance Bank branches to station at EMSO during weekend to do offsite acc opening & card registration, but this process slower than you walk in to branch bcz they have to send u the PIN and Debit Card separately and its security issues for such delivering.

Good size. Quite decent price bro.

Price looks not low for Shah Alam area but since smaller than 1000 sq ft and entry wth 7% rebates, RM 470 psf net and Freehold, quite good dy.

As long as got Smart Tag, ok lah, if cash user, jialat that Shah Alam - Subang toll along Federal.

Assuming that the red bridge is ready, but SEH side of road isn't ready (well, what is the progress of that side of the connecting road anyway?) , then it wouldn't really be useful to rush the bridge.

When the show village, sales gallery and red carpet are ready, it helps a lot in giving confidence to the prospect buyers. After all, seeing is believing. With sth real that can be visualised, it is probably worth more than thousand words.

What I heard early is what Chris boss said - VVIP, associates, existing buyers before public - hope no change in plan. Even so, I believe they won't stop the public to join together on the same day. The larger the crowd the merrier it is.
