Yeah, fully extended so when open the back door, actually already a garden, applicable for Merrydale and Cradleton. Merrydale units have 20 feets backyard garden (sharing with your opposite neighbour) while Cradleton only 15 feets, if not mistaken.

EW consists of many ex SPS staffs and tan sri LKS is holding a big chunk of cash money from the disposal of SPS, cannot be trusted?

In addition, EM is the first landed project in KV for EW.. I strongly believe they will die die to make it as success as possible, so that it can serve as the role model for their other developments within KV, such as Eco Sanctury in Canal city..

Tiara South is developed by Kueen Lei, considerably a much smaller developer. Tiara South don't build any infra, and only will tap into the Ecohill link provided by SEH to access to LEKAS. Furthermore in terms of landscape design, still far behind I presume. They will have a central park of course, but I think nothing near if compare to EM. Tiara south is building 3 storey, most likely is due to the geographical terrain I presume, a slanted slope. That's why you will see the living hall is at lower part but kitchen is at the upper part. Perhaps you should make a visit to their show houses and you will understand what I mean. Price wise for Tiara south will be more expensive due to the larger buildup as a result of 3 storeys structure. Commercial activity for Tiara South I presume is none, they would need to tap into Ecohill link to Semenyih town or Tesco.

One good thing about Tiara South is they are located exactly opposite the arroyo garden (bangalow lot) of SEH. A nice view for me though..

Exclusive? Got golf course or not? Just kidding, mind to share the facility available for Tiara South club house?

EM also will have a sports complex later, got those standard facilities such as gym, swimming pool, tennis court, badminton court etc..

Not sure how to compare and decide who is the winner, but at least those facilities are available for both projects.

Tiara East is located exactly at the entrance of Ecohill link from Lekas. Imagin the traffic from SEH / EM / SEH 2 / Pelangi Semenyih / Pelangi Semenyih 2 / Bandar Tasik Kesuma / Semenyih Parklands everyday...

EM will have alternative two connecting roads to KL if you want to skip the Semenyih road (East Gate).

1.) Dedicated interchange that will bring you to Lekas toll, located at the southwest EM, a little longer distance and higher toll rate but with shorter time of travel due to direct entry to highway.

2.) Red carpet bridge that will bring you to Ecohill link that ultimately lead you to Semenyih Lekas exit, located at the northern part of EM, a little shorter distance and lower toll rate but may take a little longer time to travel along the 2 lanes each connecting road and pass thorugh several roundabouts.

Choice is yours.

I bought cradleton and it is located at the northern part of EM, personally I prefer to use red carpet bridge to Ecohill link, that finally will pass through Tiara South also woh..

By the way, are you sure the sports complex for the EM will open to public? Confirm info?

Alamak, I also ask EM SA few times about this sports complex. They say maybe only for residents, maybe will open to public, depending on the response later, not finalized yet, no?

Facing the signature roundabout should be good, everyday come out also got a nice roundabout with plenty of flowers awaiting you...
