Kenot la.

Unit selection is upstairs, no sticker kenot go up and cannot take photo. Those shoulder with stickers, 3 by 3 go up wait. Plenty of staffs standing at the unit selection screen.

As at 1pm, 8A left 2 units of intermediate. 2-3 corners / end lots. 8C moved well, left 2 intermediate and left 4 corner / end lots.

All 8A at North Garden was opened. Meanwhile 3 rows of 8C was opened.

I think those numbers waiting downstairs could unable to get intermediate unless new rows open later, should be at increased price.

Some of them are active investor and some of them are in business world, they felt banks are not so wiling to approve loan ( tight rules) and business is slowing down, collection is worse, so.. Economic down turn loh

what is yr purpose? stay or invest?

if stay, ok lah.
if invest, depends on yr holding power, at least 5yrs.

or, if u have confident that yr extra money can get higher return frm somewhere else, why not.

Everyday Market hv all kind of opinion, we may listen,
but choose something suit us, suit our situation.

No doubt, market is getting slow now。
BUT
in bear market, there is some "black horse"(means good pick in bad market)
in bull market, there is some "die horse" can not move at all.
its all depends on ones "insight"

IMHO ur concern is valid. This is definitely not the time to invest in ANY opportunity which crosses your path. But a wise investor doesn't stop investing even if the economy is/maybe slowing down. Sometimes, one must take calculated risk to gain. Don't just listen to ignorant/malicious ppl who dare not take any risk themselves. I might be wrong, but I carefully chose to invest in EM now bcos I know that it is a potential project. And it is an investment within my means and I nvr plan to flip upon VP. My hubby and I actually are considering to move to EM if we can find a good school for our children. We are not worried about the property market in the following 2 years cos the market may or may not go down. Especially for Klang Valley, it most probably will be stagnant for awhile. That means, in your case, you have an option to wait and see. But the property that you like might be taken and sometimes once you missed a good quality project you will not get it back at the same price anymore. I believe EM is the case. EW will deliver whatever they promised if not more, since these few yrs are crucial for them to prove themselves. To me, this investment may turn out to b recession proof.

Any semi d cluster purchaser here...wats ur feedback on the cluster show unit
*
hi,Joh
i m 2c,
at 1st eye, i feel 2c living hall & dining hall is very small.
how come all credeton land area smaller than 2c, but i feel that credeton living hall bigger than cluster?

than i look at the cluster id...

1. almost all cluster hv a big dry kitchen in dining hall, tat eat-up living area
2. console table near by stairs area, tat eat-up living hall
3. too many accessory, big vase , big photo frame etc, tat feel squeeze
4.most of the sofa is big sofa(like french style, wing chair), n few pieces, tat eat-up space

credeton id
1. mirror everywhere, stair store-room door full mirror, upstairs console table accessories box also mirror box。
tat made me feel bigger space.
2.less console table in living area, save space
3. living hall n dining area less big accessories, keep simple n nice.
4.sofa is simple type, less pieces. some of the sofa facing stair, tat made space bigger.

finally, i study the floor plan again,
confirm tat land area is correct, i think mayb id issue

For 2D, to b honest,
frm floor plan, can know tat

1. even 2D BU is bigger than 2c, but the inner area is about the same, coz eat-up by Terrence & verandah.
2. 2D facade is relly nice , villa feel!!!
but u mine to pay extra 100k for this feel? everyone taste is different.

just my 2 cent.

Alamak. TKJ, why me?

My expectation not low but definitely not that high.

From the photos of the house facade and surrounding such as landscape, roads and gazebo, I already impressed enough bcz I paid just below RM 600k for all these or for a house + the element and concept of township.

I wont get cheated by the ID and some unnecessary items such as mirrors, vase cases, etc. I couldnt expected a wow factor fr a small 20x70 or 22x70 internal house.

I a bit interested on the landscape, roads space, turning points, parks bcz it determine the facade and outlook of the township a lot. For me, internal layout can be design properly.

I'm one of the buyer of 2c(which is the most complainted) I have visited the actual site a few times before I decide to sign the s&p one month ago. Finally I made this decision is because of the whole concept of the Eco world, which is colonial & English concept. This concept is rare in Malaysia yet. For me, the whole environment is important rather than just focus on the house. Although the house looks not so big, (cause cluster is different from semi-d and bungalow), with this price I can get the whole environment, for me it is worth for it. (Just personal point of view)

Quite agree with you, besides the house itself, the environment, the master plan and landscape are equally important.  After all I believe that when we make the decision to place our booking, these factors are part of our considerations.

Agreed that location is came into consideration before booking but seems like the main point here is the actual unit doesn't meet majority's expectation.
*
which part?

1. architecture part can study from floor plan,b4 booking.

2. id part, can do what ever feel, money matter.

just joking,

if living hall & dining area just put 1+1+3 sofa, and 1 round dining table+5 dining chair.
without any accessories, will it feel BIGGER??

just kidding lah...

about the balcony part, from floor plan oledy can see the size is small,
to me, the veranda n terrence is really nice in term of facade,
but will i pay extra to buy the feel? but not the actual use area?
i think everyone hv different taste, we should decide(money buy feel vs actual use area) b4 booking.

If i am not mistaken, I've notice island kitchen setup in 2c and 2d dry/entertainment kitchen. Now that is one helluva poor space allocation. The hall will certainly look like it's a maze to maneuver around. So ew better get back to ID drawing board. The wall connecting the wet kitchen with the hall can be hacked into your island unit if you are still thinking of one. But for some who would like a grand hall and don't mind even seeing wet kitchen, hack that wall off.
*
u r right, 2c 2d got a island & dry kitchen in living area,

i think this eat-up living area's space a lot!!!

Do not be despair, it is always appreciate
the positives and accept the negatives.
The developer has done nothing wrong
according to your signed snp.

May be take it this way; do not repeat
the same mistake of the ID guys in the
showroom, your completed house will
be greater.

Withdrawal from this future township
is escaping from your own decision earlier.

Let's be excited how Tan Sri can
transform this sleeping town to a
dream home for every buyers.

Look up , mate!!!
