I visited the EM Sales Gallery, they told me the show units not ready yet.

2,600 sq ft BU for a 22 * 75 is amazing, sure they did not cheat hear or there

cos for 75 feet, at least 20 feet for car porch which should be excluded right?

so 22 * 50 = 1,100 only * 2 = 2,200 only?

Where the extra 500 come from?

If you mean 22 x 75, this is Type 8D and only located at South Garden. This Sunday only launch few rows of 8A and 8C at North Garden.

Yes, fully extended to Back means its 55 feet cos some developers give extra 5' as back yard. Can easily save at least RM30K , just to cover the back yard.

Yes, Tiara South is not a Township, just a Taman Only but some ppl prefer quiet(er) life, less traffic, etc. Just need to drive out for such amenities.

Just trying to get more views to advice my friends. His wife like the double frontage but concerned that the price is on the high side, almost as high as say EM, SEH, even TH.

As for showunuts, many years ago, I went to some show units, the quality was so bad, door frame, walls were not straight.

If u see the show unit, 0% to buy the massed produced house. Hence, I always buy only if there is show units. But price sure to increase loh.

from the brouche, the Clubhouse just for the Phase 1 only. just 250 residents and perhaps another 30+ for Phase 2 landed.

The apartments should not have access to the clubhouse

Est Maintenance Fees in about RM250 including security and clubhouse access

250 + 21 (for Phase 2) = 271 units * RM250 = RM68,000 per month

Perhaps small area (just 30 acres), the maintenance is less as Landed Strata no need for lifts, etc which is expensive to maintain

so, say RM20K to RM30K just for clubhouse - is that enough

Based on this link, the residents of Tiara South Landed have some small garden within their own little Taman and also the club house

Tiara south is definately not in same class as say SEH or EM, those 2 are townships, this one is just small quiet Taman

But is it worth the price - RM960K for a 3-storey

As for Maintenance Fee - yes, small limited units means cost can increase but upside is quiet neighborhood

i thought EM is under Strata? If Strata, its the Residents that must pay for the maintenance of all common areas.

DBKL does not come and fix the Condo Lifts, MPKj will not bother about the lake.

Ok, tks for clarification.

Yes, maintenance of Lake is not easy, think TH also the same.

But for MPKj to maintain the lake, a bit tricky.

Unless it becomes like Tourist Attraction like Lake Gardens, Titiwangsa where the Local Council gets some revenue through say license fees of hawkers, parking, etc, helping to maintain the Lake means less revenue for other more important areas like clearing clogged drains

Can highlight but at end of day, if u don't like it, have to cancel.

That's why I never buy without seeing show unit - layout can give vague idea but nothing beats physical layout with walls, partitions, etc

Can't remember which is which but

One Variant, kitchen in front, split level for living hall with 2-floors of Rooms

One Variant, after Car Porch is half a floor, recommended for TV Room or Exercise Room

- Then up stairs, start with Kitchen and Straight Level with Living Hall at Back
- Next Level is Bedrooms

One Variant without show unit is same as first variant above but no split level, kitchen and living hall same level, this one is the best
