Brochure is considered as one of the form of advertisement as defined in Section 2 of the HDR:

HDR does not only control the types of advertisements but also the contents of such advertisements. It is statutorily mandatory for particulars stated in Regulation 6 of the HDR to be inserted in any advertisement (other than those conveyed by means of broadcast sound receivers or through television receivers) made by any licensed housing developer.

Further, under Regulation 5 of the HDR, any advertisement and sale material that is used to make the sale must first be submitted in its final content and form -including all disclaimers- for approval by the Controller. Should there be any changes or deviations from the first proposed materials, these should be approved by the Controller as well, or they would be deemed invalid.


From my point of view that the current law in crystal clear on this regulation that the brochure, do the developer ensure that before printing the brochure is accurate as possible as not to mislead the buyer.

Hi LYG,

We went to take some measurements in the house at Garden Heights phase 2 today and we were so shocked to see so many watermarks on the ceiling and it's like literally everywhere! Initially only both washrooms and one of the rooms are affected, but now we are seeing watermark in each and every room's ceiling! mega_shok.gif

I suppose there is a huge water leakage somewhere on top of the roof that causes the watermark grumble.gif

Again, we do not expect the house to be zero defect but this is such a serious issue. If it wasn't because of the continuous rain these few days, we wouldn't be able to detect the water leakage! Please LYG, tell me that you're going to fix this instead of just repainting the wall and ceiling? sad.gif

Apart from that, who shall we contact to fix the water leakage issue? We did our house inspection 2 weeks back but none of the defects are fixed? Do we really have to follow up weekly or even daily to ensure actions are taken? Sigh.

waw...the leakages are amazing. Even cheapo houses wont get this kind of leakages. Something is wrong at the roofing/structural

Hi- Lay Hoon,

We regret that the leakage happened in so many areas, which very seldom occurs. Rest be assured this problem will be rectified by our contractor. Painting over the leakage spots will not solve the problem, we will check the roofing tiles and rectify the leak. You can contact our Project department, ask for the Operations Manager, and they will revert this matter to our maintenance team. Minor defects usually take about a month or less. However let our maintenance team check and determine how soon they can finish the job. All complaints will be seriously attended to.

do you guys have received the S&P copy? i have signed it 2 weeks ago but still not receive the copy till today as they said they need to bring it to get it stamped first and only give it to me later. how long does it take for the document to be stamped? do i need to worry?

Same here. However, I was informed by the lawyer that the S&P copy will be returned to us within 2 months time. The developer will need to sign the S&P copy as well. If I am wrong, please correct me. biggrin.gif

The lawyer will send to you after the developer sign and get it stamped. No need worry as it's only 2 weeks, and these 2 weeks are festive week, many people actually on leave and not working.

I am not withdrawing, as I have withdrawn before.
You can refer to KWSP website for the forms and required documents. Make sure you bring all the documents along, then you can settle it in 1 day.

I really hope with the development of Acacia Park Phase 1 LYG will be more careful and check everything thoroughly to minimize defects.

Why TS didnt answer my question? from what i believe that the GENUINELY PRINTED ERROR brochure can be brought to courts for mislead the buyer. should I consult the authorities? is there any phase 2 buyers agree with their statement of printed error?

I am afraid there might be fine lines stating "for illustration purposes" only.

Floor plans inside S&P are the ones that developers must adhere to....

And from structural viewpoint, you cant build a tap under window as you need the pipe from top, which the windows will block the pipeline.
