Nobody answer my question. Seems like exiting buyers are happy even with unexpected clauses.

I jus saw Knox Kiara Residence also same fate but they only found out at the end.
this one beat most condo's d.. in Rimba by Knox thread they said they can remove the charge after they take over the JMB after 1 year... any of u guys know wthr this is possible? I never had problems with high maintenance fees until now.

walau..if lidat..my unit+3 carpark..1227sqft....0.43x1227=rm527.61 per month..crazy.. sweat.gif cry.gif but..starting 2018..hmm

My SA says we can decide on the maintenance fees when new JMB take over after 1yr. Of course all the new committee need to agree on a lower fees.

On security at Emira, How many tier are they? and what is the security they provide?

Just make sure bank give you a rejection letter. Most banks dont do that.

i think 2 tier.. didn't really ask.. u can call them and ask..
03-21613322.. answered all my questions and even transferred me to a more technical individual to answer specific questions ( a very knowledgeable guy).

They are planning to build the showflat in their sales gallery in Damansara Jaya.

showflat = show unit?
Even after 1 year, maintenance may increase yearly basic due to cost of living, unless cut down the minimum facilities.

I will set up a Facebook group by this weekend if u guys are interested la. Easier to keep track of things on FB..

What's ur take on it?

BTW, the condo no APDL yet so they target january only.. so yeah we have 3 months to iron out the details before we proceed.

btw, i PMed the OSK FB team since someone else already asked there and told the admin directly about how they will lose buyers etc.

I aware of all costs need to b incurred cos my SA xplain clearly b4 I booked. I was lazy to comment some false or confused info posted wit some bad intention (by some forumer) . And even reply unnecessary questions posted.
I always like to read 3-4 yrs back old forum on all projects. Tos always yelling onli can see others reaping profit tis days. And they keep yelling till today out of own frustration. Pity them.

My warning is to make sure nobody will fall into this trap. But If you are aware and accept it. That is fine. I presume not everyone buying a property knows all their terms.

Yeah .. Kiara Residence 1 having this issue as S&P stated parcel accessories which A/C and car park is parcel accessory. Cannot do much until the JMB decide to remove it or maintain coz KR 1 is low dens. I predict that Kiara Residence 2 will have the same faith.

As far as i know accessory parcels i.e. air-cond ledge and car park doesn't have any share unit so how can OSK include those areas into their maintenance fees calculation? Can anyone enlighten me if OSK have any completed mixed strata developments as of to-date? It sounds as if they are new to this kind of development sweat.gif or are there any changes to the strata act that we are not aware of?

The maintenance fees for this project could be higher compared to other purely residential developments cos the purchasers would be sharing maintenance of the common areas for the retail component i.e. circulation areas in the retail area, emergency stairways, lifts and car park for Emira as a whole (not individual bays).

I think you are right. Just that OSK will not say this as it will upset many purchaser.

Buying into integrated development need subsidy from the masses if the retail remain subdued. Easier to get subsidy from the residential/soho buyers.
