As far as i know accessory parcels i.e. air-cond ledge and car park doesn't have any share unit so how can OSK include those areas into their maintenance fees calculation? Can anyone enlighten me if OSK have any completed mixed strata developments as of to-date? It sounds as if they are new to this kind of development or are there any changes to the strata act that we are not aware of?

The maintenance fees for this project could be higher compared to other purely residential developments cos the purchasers would be sharing maintenance of the common areas for the retail component i.e. circulation areas in the retail area, emergency stairways, lifts and car park for Emira as a whole (not individual bays).
