Anyway if this is 3rd property . Maximum can loan how many percent ? Can it be 85 % since its commercial title

So many tricks from OSK's sleeve.. price increase overnight, sudden change of maintenance fees, etc.. one thing i notice about OSK salespersons that they only tell the details bit by bit, or whenever potential buyer ask specific questions. they just want you to put down the booking fast99.

ooo.... i see. i did ask the SA... she told me .33 psf + other area. upon further inquiry, around 0.39 psf inclusive of the rest of the area.it's about 20% extra. IMO, if you don't mind, perhaps you can continue with the purchase. But another question i have in mind, what if 1 year after VP and the maintenance fees increased 20% to .45 psf? that's why i didn't proceed to book 1. Just my 2 cents.

If i remember correctly, .33 psf is excludin parking lot. inclusive of parking lot is around .39 psf

Answer is NO. Eventhough this is commercial title, but the loan is under Residential Loan. It's under HDA.

Yes, first time i heard this also. Most unit comes with 2 car park. so, additional from there.

Not all SA is like that. At least my SA explained to me about the maintenance fees.

BTW, dua residency in KLCC with top notch faci n marble floors charge 0.40 for maintenance fees. This is Emira in Shah Alam.

hey guys,

I just had a lengthy chat with the developer's staff over the phone (very good service btw).

The maintenance fees memang include carpark n AC ledge as since 2007, it belongs to the individual. Pangaea same rate as well.

She mentioned about the security and everything which includes CCTV's in each floor bla bla..then the landscaping and all..

So my 883 sqft unit will be like RM383 per month

As emira is a serviced apartment, the maintenance charge won't include GST.. I suspect it's higher cos they have to factor in future GST costs of electricity, water etc (or can it be refunded)

So now its confirmed that the buyer will be charged additional sqft. sweat.gif
RM383 / 883sqft = RM0.43 (Very High rite)??
About Pangaea maintenance fees, anyone here have bought it so that we can confirm OSK is telling the truth?
