i summarize the pros and cons for u:

Pros

1. Peaceful and green surroundings with no condo nearby (NOT near to the highway, place of worship etc)
2. Integrated with AEON shah alam (undercon), Tesco, pasar tani/bazaar ramadhan, FnB/retail shops.. ALL walking distance
3. Good facilities n good developer (refer to the progress of Mirage by the Lake, atria and the hotly debated Pangaea)
4. LRT in Section 13 
5. MSU n KDU (for rental la although KDU is far)

Cons

1. Near the stadium n pasar tani/ramadhan (potential noise/jam once in a while n sunday for pasar)
2. Buying now might be slightly steep with low floors taken up d (OSK premium attached to the prop d)
3. FnB options doesn't cater to the Chinese n Indian community (or at least not yet as it's a malay area) So u or ur tenant better like Mamak n Malay food.

How is the sales take up rate at emira compare to metia and surrounding condo under construction?

As for the LRT route.. Did look at goggle maps for possible alignment.. Front of emira is the higher chances to be build as alignment from glennmarie to section 14 fit in nicely. With Aeon as a crowd puller, the chances increase.

Heard from SA that the maintence and sinking fees per Sq ft need to include A/C ledge and parking lot. Is this normal standard?

OSK really squeeze the buyer. However their contract only lasts for 1 yr. then it's up to the new residence mgmt to decide new charges.

I just got to know this after I sign up. Grr

I only got to know this when I went to OSK the 2nd time. And was informed by another SA. I feel cheated at the time as they did not inform me when I sign up earlier. Considering to pull out too.

No free lunch from OSK. They will maintain the facilities and charge us for the 1st yr. 2nd yr and onwards will be up to the residence to setup a mgmt and decide on the rate.

When I got to know the additional costs. I argue with the SA. What can we do is to let OSK know we did not informed about it and want to cancel it. No need to fake the statement.

Never heard of any free maintenance from OSK.
I think most of the SA are not aware of it also about the additional maintenance fee. Only one senior SA know about it.
We can make a big issue out of this and ask OSK to cancel their intention.

Already ask. Basic unit Sq ft x .33/psf.
A bit high, but I go for it. Next round of visit, a big shock... Basic unit psf + car park + a/c ledge + garden.

My SA says we can decide on the maintenance fees when new JMB take over after 1yr. Of course all the new committee need to agree on a lower fees.

On security at Emira, How many tier are they? and what is the security they provide?

Everyone is angry at the maintenance cost here. And I'm no exception. Found out only when I book the unit. Made worse that other SA told me about the additional cost. Controlled my temper towards the SA since they also care makan only.

Wanted to take snap a photo of their presentation book on the additional maintenance cost. The SA also paiseh and afraid. Only can write down on the cost calculation on a piece of paper.

Show only that they are also uncertain about it.
