Decide to drop anyway ... I initially planning To buy it for investment , but I think Its hard to sell 1 mil above in future

Agree!! Although 1 million property now a days a quite common. But only a small fraction of ppl managed to secure the loan. I think investment wise go for smallest size. My personal opinion.

I can imagine this'll be a big disappointment to a lot of buyers. But lessons learnt for all. No matter even if ur well connected or the main guy behind the scenes are a some guy with reputation, but for a new developer with zero track record, its still better to be careful. Not giving black & white during booking is already a warning sign. The launching was such a big event that one wonders why they did not have DIBS all preamptly approved by the banks beforehand. It's not like the potential canceling of DIBS was not anticipated in the coming Budget then.

While one may argue that canceling DIBS will not be a big issue as they are giving additional discounts, but once all calculations are done, will the additional discounts equal 48 months DIBS? 48 months roughly contributes to about rm50/sf to the price.
Also, if a new developer can renegade on its promise so early on, what are the chances of it renegading on other promises? Is everything promised clearly written in B&W?

I read it double meaning that the genuine occupancy after vp is poor...hmmmm

I don't think you are allowed to snap those withdrawn units. The developer will be based on the waiting list and call them up to come grab the unit.

offer 3 or 4%.
people not happy, bising bising, more drop out.
more drama, then only maybe, MAYBE, they say additional x%. kekeke.

3 to 4% is really not worth for 4 to 4 .5 years construction. for lower floor they will suffer more..

upper floor they enjoy their luxury time.

the % given need to justify the new loan package given by banker without dibs.. is the banker given fixed rate during construction?

fixed rate is good package offer last time ago before dibs come to market... ... old old story...

if not fixed rate, the risk is high and buyer suffer if when intetest rate increase...

my 1 cent opinion...

i dunno others bank.. but Maybank offer fixed rate 4.5% during construction period, consider good rate or not?

hmm.. seeing a pattern here from some dev, even sign stuff before budget also got the DIBS pull back. I shiver to think of whats coming next for the rest with DIBS offered prev. I cannot imagine getting a letter after months, telling me DIBS is now inactive therefore based on drawndown amount thus far for project XXX, the monthly installment etc..

For Ekocheras, they offer 7% discount for not taking DIBS for a 4 years contruction

Did Ekovest put the 7% discount in black and white? EkoCheras is a 30 storey duplex that is equivalent to about 55 storey building height.

Back on EcoSky, will 7% good enough?
