Ultimately pricing of all products depend on supply and demand
The supply is a science and can be measure with fairly accurate figures. High certainty The demand is an art and it can be an estimate, projection based on assumptions and with degree of variance. Certainty is anybody's gesstimate Let's hope the demand will catch up with the supply |

This thread is good actually, this thread is disctrict focus rather than project focus...it is vr normal that ppl like or dont like cyber...Those choose to stay OUT CBJ find other places are better. They will give -ve comments. So, both parties are not wrong. How to judge? same like i read a Mont Kiara thread, some also say MK are not a good place to stay...if we have puchong, cheras & etc etc district focus thread, we will see alot of different opinion also |

QUOTE(blowwater101 @ Jun 9 2014, 11:13 AM) not acting smart but just personal opinion. Thanks for your valuable advise ^^if u wan to invest in cyber, i would suggest u to invest in condo (since u mentioned landed is beyond ur affordability), at least 2 bedrooms...good for young+small family if later on your prop cant generate good rental income or the capital appreciation is not up to your expectation, u can always occupay it for ownstay. Best if currently u have your own property, which is already appreciated, it can be your backup. IMO, prop market & econ is volatile now, it is better to have a plan B...plan C... |

More and more SOHO / Condo launching in Cyberjaya. Latest one is Roppongi.. and more will come. It's the developer gone crazy or the investor went insane?

QUOTE(qq.pippi @ Jun 9 2014, 09:58 AM) I like the former comment. However, for the latter, Cyberjaya is really targeting Asia Pacific market which means MNC. It rely a lot of MNCs and local MSC status companies to be successful. imho, big developers like SPS, MahSing, UEM and Paramount who are more experienced, know how to build better concept and exclusive products. they have the advantage of getting bigger plot of land and build landed properties and little highrise, creating a much more balance township. Glomac build lowrise shoplot instead which are more traditional but yet quite functional, rather than building all sort of shoe box highrisesAnother thing is, our government has put too much money into it to make it a failure. In the past 10 years, they claimed that they are building the infrastructure and commercial premises. It also couldn't hide the fact that only both Cyberview and Setia Haruman were monoplying the development of Cyberjaya, which doesn't really quite workout. they had started open up the development to private developers. Look at the list of the private developers who are stepping in SP Setia, Mah Sing, Villamas, Gadang, Teeland and many more. They are not fools! Cyberjaya will be a hit in the future... it's not a distant future too... Small and less well known developers are the one flocking in building all sorts of highrises, imho, trying to maximize profit and not so much of creating concept and balance for the environment due to the limited land that they have n most only got commercial land. Villamas is just small time developer comparing those bigger brother. why big developer dont build all sorts of soho studio sovo sofo in cyber? they do build smaller highrise but most in KL urban area but not cyber.. I am just afraid too much small developer coming in n spoilt the soup. depending whose product you are buying. |

I really like 3rd avenue which is located at the centre of cyberjaya. But, I am also a bit worrying at the increasing number of soho in cyberjaya.
Would 3rd avenue has a better value proposition when compared to condo/soho nearby MMU such as Domain 1-4, Serin, Cristal, etc? |
