sorry to disturb but 1250 sqf x RM470 = RM587k? With this price there are plenty better choices at even better location.

470psft pretty steep for this area.. but nett 400psft seems reasonable..

the net price is for cash buyer, which exclude all the rebate discount loan agreement and DIBS.

anyway.....the traffic in the morning is crazy....with so many developments in this area and the surroundings...i can only guess soon they all have to wake up at 3am to Q to work soon @@

lol bro, what do you expect in cheras~~~loke yew road, mrr2 and east west link are nightmare for everyone.

but this project can easy access from silk highway, less than 3 minutes, and no jam.
from there can link to sg besi highway, kesas or putrajaya highway.....

hmm i m talk about the taman road itself woh.....does this project share the same traffic lights at balai polis alam damai? few years back just being stuck at the lights can drive me crazy...kena more than 1 hour be4 when the lights KO-ed..
then going home is another problem.....its takes 4ever!! jam from outside cheras to inside cheras...
then with so many highrise coming up in this area....the cars are just going to double up?? Walau....

Hopefully more details to be reveal soon, hehehe,

Although I am not familiar with Cheras market, but if RM 400+ psf ( nett ) comes with DIBS, Free S&P and Loan Agreement Fee & Stamp Duty and if with more than 5% discount, I am sure it can be do well.

those 500psft - 600psft around Cheras south area took a while to sell, I scout around this area, WOTF and Altitude 236 where got HOT CAKE lolzz..
Casa Green was pretty hot as it was below 400psft.. YouCity has MRT as catalyst, thus catalyst driven sell better..

Anyway, if discount and freebies are decent enough, could be another BBB..

they nearer to kl but leasehold, and the spec is a bit outdated, less than 2ac of land no landscaping and less facilities.
and again, for the price of 600psf leasehold no landscaping, malay area, some people will complain that better go somewhere else tongue.gif

1-2KM are too narrow, most of the time you cant find anything to compare.
i prefer at least about 5km.

This project sure sold out de la.. Nowadays people buy properties like buying groceries.. Even you build a condo in the middle of a cemetary also got people buy (Consider as landscaping too ma, good feng shui somemore)..

nowadys no more land in KL area...Cheras up to 9miles can be consider near....even thought is bit distance to KL city..500persqft not a problem...
you can use google map to measure the distance to KL City centre..you may notice not much new condo can be developed already...

South of KL means those futher in side Cheras ie batu 12...etc, right ? then is even further from KLcity centre ? or Serdang area ? can use the map to measure the distance...

South of KL covers many areas le. I can call Kajang as KL South too, or maybe call Semenyih as KL South-East.

KR n G Res are around bukit jalil n oug area, these are KL area,,
Zest is at KL n Selangor border
SW is further witin Puchong

Batu 12 is already selangor

My opinion, those area within 20km from KL city centre area (ie bukit bintang area) can consider as KL or may be they have selangor address...
Those further than 20km can be seen as outskirt KL / Sealangor...
the price betwen this two area should have significant different...the earlier still can command 500+ sqft...

I remember the Greater KL means 30km from city centre..metioned by Idriss Jalil before....

Any opinion on this...?

i get to know from their sales office the latest superlink Dpremier I, already sold out..850k...coming phase Premier II indicative close to 900k...the location is at the hilltop side...
Then i found the ealier superlink which close to handover , adjacent to bukit belimbing factory, also asking for RM900k from Iproperty....the price escalate very fast this side....Probably no Freehold landed already which has the same distance to KL city centre...

Yes, based on the current info, seem like One Amerin can generate better yield than this condo..

For own stay wise, this one seem good to those who start their family.. decent size, good environment....

1. none of the unit facing htc
2. our project are about 1000+- feets aways from htc
3. not guarantee, but most of the units are higher than the htc. need to confirm with you again after i check the height.

and we are not really deep inside. i drive from the site to silk highway take less than 3 minutes.

This MRT is different as it will cut thru major business centres and linking north part (BU, Damaisara) to centre (Bukit Bintang, Central Market) to South (Cheras, Kajang). Both BN and PR committed to bring down car price and there will be more jam in whole KL. People probably like to stay near to MRT line to avoid spending hours in jam. So I think YouCity better choice.

Ya.. Everyone in YouCity and Maxim work in KL. Those staying in this Damai Perdana new condo don't have to work/ work in Seri Kembangan only. And maybe by that time nobody want to stay in Silk Residence & One Amerin so Silk Highway won't have traffic jam at all. Right? =D

just a small update, this condo might be the first and the only condo in malaysia that come with a PET ZONE.

yes, beside having few swimming pool and fun zone, you can have a place for your dog.

of coz not german shepherd or rottweiler please.

I am quite assure that, if a developer willing to put a pet zone as part of the facility, I am sure the developer will put it as part of the selling point, and insert the clause into the DMC as well as future management's house rule.

If you guys able to do this, I am sure this is one of the best selling point of the project to the Chinese majority and couples where wife / lady really have hobby and preference to keep a pet officially.

Few of the Cheras condos / apartments are allowed to have pet but no pet zone.

IMHO tennis court is a waste... at least for me n my friends.. we are more into badminton or futsal..

important things are landscape park, swimming pool, gym, sauna, badminton/futsal mayb but definitely not tennis

As I know, there are 2 apartments at Pandan Indah, the one next to the school and nearby, currently allowing pets.

Others, I need to ask my another Cheras friend, bcz she had pet and told me before.

Pet lover or no, park or garden is always one of my preference, but unlikely to happen in most of the highrise as it require land and space.

well we are next to the forest reserve, there will be a access to the forest for jungle tracking or anything. the other side of the forest is the lake and golf course, is that attractive enough for you?

Where exactly this project located?
Yesterday I've drove around the Damai Perdana, the only highhill I've found is along the SMK Damai Perdana, and also near to D'Premier I and Vina Project.
Is the condo located there? Dont really like the uneven roads and it's kinda of deep inside.

I kinda like Sg long's quiet environment but not the traffic there. Yeap the roads made my car shakes alot so have to drive slow there.
Dont really like this area as it'snt looks well maintained as cmpared to TunHusseinOnn. Hopefully this project located a better place and easy access to balakong/cheras.

Bro, that road got many lubang and uneven mainly due to those lorry that work under Mahajaya project construction, I believe it will remain for another 3-5 years until damai perdana nearly or fully develop.
I remember 5-10 years sungai long and mahkota cheras also the same. As long as many lorry passing by the road surely got become bolehland style road.

depends, if our location consider deep inside, how about WotP?

we will have 2 access, both alam damai/damai perdana, and silk highway via jalan belimbing.
from our location to silk highway about 5 minutes, no traffic light.

if you come in from BTHO of coz we are deep inside, but if come from bkt jalil or seremban highway direction, we are much more convinience.

haha, the road in a dead end. Suppose to have a school, shoplots, low cost apartment and terrace to built there, but abandoned for few years after done 60% of the said terrace up there.

Cloud Tree temporary access is ready and only thing is still uncharted by google map.

From taman juara and before sekolah menengah kebangasaan damai perdana, there is a trunk road with a suction tank and pump room at road side. That's the site.

Golf & Lake view will be together? How far distance from balcony to those landscape? Can see clearly? I hope the view would be great compared to lake front of Dreamcity. Im considering this CloudTree or Dreamcity. And also upcoming The Petalz.

we try to take a actual photo at the sky which about 20th floor height from ground, just wait for the perfect weather. please wait.

for the distance, for sure dreamcity is much closer to the lake, we are about 500 meters away form the golf and lake, on the top of the hill. in between is the forest reserve.

for the price, dream city is leasehold, 550psf, we are about 25% cheaper and freehold.

Haha I always prefer Greenery and LakeView only. Klcc view too boring, I feel nth even seein the views from my fren KL condo, well it looks good once in a year end Firework show.

If CloudTree is facing the bigger Lake (Goldenhorse), then would be great. Mines Lake is only 50acre.
May I know the size of your Balcony? Is it a big balcony as Dreamcity? And it your balcony with "Glass Wall" or metal grilled (dreamcity) ? Glasswall would looks more class.

I hope to know more about this project especially the floorpla, mmaster plan etc as dreamcity loan & S&P agreement needed to be signed within May/June.

no sorry we dont have duplex unit, in fact, duplex is kind of waste of space, not practical. trust me bro, i own a 2000sf duplex condo before (just sold it last year). it look nice for the high ceiling but it doesnt come for free, the cost psf is higher.

the plan everything is ready months ago, you can contact the number that i give you anytime.

but if you really concern about the view specially lake view, i believe dreamcity still your first choice. we located on hill top while dreamcity located next to a lake. all you need to do is pay 33% higher for a leasehold property tongue.gif

in term of quality and spec, we are higher than 4 star i believe. our design and spec is to built a highest end condo at cheras, or at least same par with WotP.

1st project was 5 years ago when they launch Alam Puri in Jalan Ipoh. Did not buy as dont like condominium.

4 years ago, change my mind and looked for a condominium and visited One Sentul and grab a unit.

And when to Taman Bullion for a subsale terrace last year....Like the house and finishing but no money to buy...... (asking for 1.3million)

haha....I would not surprise they will suspect me from developer.

Cyberjaya = Soho and selling above rm600ft2 and no sign of MRT or LRT and much further from KL city

Zalam is tottaly diff from Talam!!!!

Even Zalam is new as developer but they are main contractor for few projects.

Personally, I like the workmanship and the previous two project Alam Puri and One Sentul deliver on time.

I went to the site. Surrounding quit nice when mahajaya complete develope the land nearby which suppose to be semi d n bungalow houses. Good point is per floor only 4 units ... not much info on the detail 3D concept drawing... if u want a nice unit u have to book now.

See you buy the property for what purpose.

For own stay, 5 mins driving distance to MRT.

For investment, 5 mins walking distance to MRT biggrin.gif

Sales person sure got different points to tell one. Die also can talk back alive, if not how to find eat sweat.gif

I personally find this project is quite good for own stay.

MRT line 2 is just a preliminary proposal lah, survey + design + costing for parliament proposal. Although IF confirm, maybe after 2019 can complete. U all can wait or not?

a coin have 2 side bro, everything got pros and cons.
i personally feel that for commercial property of coz the closer the better.
for some residential property that targeting rental purpose or working class people also good, like soho studio or apartment at town.
but some for mainly own stay or wish to maintain the exclusivity, to close to mrt station will mass up the surrounding area. i dont think desa park city people welcome MRT station right? tongue.gif

Bros.....anyone who currently stay somewhere nearby this area? I was told that it is really jam in the peak hours where you will need at least one and half hour to reach KL, Sunway, & two hours to PJ?
Also, how is the surrounding amenities here? convenient to restaurants, fuel station and etc?

i am not staying nearby but 3 years ago i stay at mahkota cheras, a place that even worse, just a traffic light can kill me for half hour.
but yet i dont need one and half hour to reach KL, Sunway, & two hours to PJ. unless some critical traffic issue like heavy rain, accident or lori breakdown on main road.

the worst part of the jam is east west link nearby mid valley, federal highway, jalan loke yew and the MRR2.
therefore, if you go to subang pj puchong or pj, strongly suggest you take silk highway, kesas, few times better. to go to kl, try seremban or sungai besi highway, mex highway, much better compare with loke yew or mrr2.

again, cheras is a very busy and jam area, if you work at pj damansara or klcc and wish to buy for own stay, please do more research, specially if your working hour is 9-6 daily. smile.gif

Im staying nearby and normally it will take abt an hr to reach KL, lot10 etc la.. If lucky sometime 40-45mins can reach jor but if raining jalat lor. No comment on pj or sunway tho. Amenities plenty la...mcm mcm pon ader.

dude, last time i stay at pandan area, use to take LRT to work every morning 8am.
that station is station no 5 from the LRT Ampang terminal. i can say the train mostly full when it arrive pandan station, due to too many passenger get on board on previous station.
however if i reverse go back to station 2 or 3 like cempaka or cahaya, each train are not that crowded, got much more space for me to get in.

now come back to your question, phoenix station is station no 9 from Kajang Terminal, what you think will happen? those station like kajang saujaja impian BTHO suntex cuepacs balakong are located at high density area, i believe many people will take MRT everyday. can you imagine it?

and for MRT line 2, still unconfirm, no comments. damai perdana seems like station no 5 from serdang. will look into it once it announce.

It is definitely ideal place for own stay due to low density and privacy. Hope to see more picture on landscape. So, the pet zone confirm already?

ok you are right, you always right for everything. so i assume that malaysia MRT are few times longer than singapore and hongkong MRT so that what happening at at SG and HK now wont happen at malaysia in the future.

Now, all project $$ oso crazy high, maner adr lagi mcm those pre yr 2010 projects can kasi u + cash flow or worse case pon can breakeven nia. Sad lor, maybe as th sifu sifu here said its really for ownstay lor. But for ownstay pon gaji mesti tebal lor..3k montly installement shocking.gif
