Bro peri-peri, the location of Casa Green in your map should be 1cm towards 135 degrees. biggrin.gif

I am staying nearby. Current situation, from this site going to puchong will take you 45mins-1 hour via Damai Perdana-Alam Damai-Kesas considering there are at least 7 traffic lights before you enter MRR2.

To PJ via DP-AD-East West Link-Federal Highway will be more than an hour and even worse depends on the traffic flow in EWL. I definitely won't use EWL between 730am-930am.

To KL via DP-Len Sen-Jalan Cheras should be 45mins - an hour.

*The estimated time is on best effort basis. Maybe 2 days out of a week you will face terrible jam in EWL & Jalan Cheras. Mind you that Jalan Cheras is jam on Saturday as well.

*All the estimated duration is current situation. Considering Cheras Heights, WOTP, Natur, Vina, some Mahajaya's new landed still are yet to be occupied. And don't forget the 2000 units PR1MA. X_X

assuming you buy 400K condo, rental can cover all the installment.
assuming you can get 85% loan due to bank valuation, therefore you need about 80K inclusive legal fees stamp duty and all.
assuming 3 years later the price appreciate by 10%, you make about 40K paper gain and 20K loan principle amount cover by rental.
there for you make 60K by paying 80K.

for new project,
assuming you buy 600K, only need to pay 12K, the rest all free.
assumingyou are early bird buy the first phase, and compare with last phase price different 10%, you gain 60K paper gain.
assuming 3 years later price appreciate 10% after completion, you gain another 60K on paper.
you make 120K by paying 12K.

(for simple calculation, i exclude the loan early settlement penalty and RPGT)

There are new on MRT 2 (Sg buloh to Putrajaya) going to passby here...wonder how true is that ?
I went to the site yesterday as well..but can found the excat location...no sign board there is it ?

The exact location is beside mahajaya terrace house development there.
normal ppl cannot access into there.

The penalty for early settlement & RPGT dun pray pray leh cuz it alone 5% + 15% (if gomen x increase lagi in budjet 2014 lah) is edy 20% leh. So it leave u almost around 60K after minus off the taxes and stuffs (if got appreciate la cuz now edy selling @ future price jor). This profit of 60K also need to take into consideration the risk of abandon project leh.

Yeah if you sell lah..but no matter how, the return still much higher.....

I was initially keen but now need to reconsider. With or without MRT, will there be a decent group of people willing to rent this high end condo? After all, this will be the last to be VP'ed compared to condos within the vicinity eg Altitude, Cheras Heights, WOTP, Casa Green and Vina. Still got market for decent rental ka?

Just let you know there is another 5 star developer (same par with mrcb and sdb) going to launch another project at cheras within the next 6 months. And the price is higher than WotP, above 600psf. biggrin.gif

Decent group really no idea loh but if u manage to rent out the unit u can probably can cover 50% of your monthly installment geh.

Say monthly cost u 3k plus up maintenance fees and installment, how much the expected rental bro? Take it pessimistic, 1200 to 1500k rental, every month will still cost u 1500++...

Lol, not exactly mean that, just take the worst assumption...i personally expect at least 1800-2200 with basic furnished then it should be nice...
Anyway im concern the surrounded double storey link house value is also about this price or even lower...(the subsale price)...high end about 800k but bigger size...

A few cases already prove new condominiums in an established/mature/lack-of-land landed township can command higher price than the old landed terraces. For instance Damansara Foresta and Ameera/ Five Stone.
