the acknowledgement letter states that:
Legal fee on Loan agreement excluding disbursement fee & stamp duty is borne by developer

my interpretation on this is that disbursement fee & stamp duty for LA is paid by us, correct?
*
not sure. better check with LAwyer / SA. my experience in MR1, all borne by developer. i didn't pay any for Legal / Disbursement / Stamp Duty.

At first I thought Garden Height is gonna be a competition between MR2.. So plan to visit the show unit. The sales office located near the entrance of Garden Height. Need to drive about 5 min to the show unit.

For me, I find that LATAR is the only plus point of Garden Height. Other than that, it don't attract me at all... I am still happy with MR2.

doh.gif my mistake, i mistaken as 31st day.

yes, you will need to serve full instalment on 31st Month onwards upon first draw down. it's part of Bank's clause to protect the bank just in case the project is abandon. but i don't think that will be an issue. based on MR1 progress, SnP signed in APR 2012 and first drawdown in DEC 2012. about 8 months later. so, i think you will be quite safe in that clause. besides, MS tend to complete ontime or if not, earlier. look at MR1 - Phase 1 progress. It is fast. mine already disbursed 45%. i think by Jan or Feb, MR1-Phase 1 could be ready and waitin for CF.

this is rhb clause and maybe some others but definitely not all banks. no one can guarantee when is the first drawdown.

a 36 months project but worry about abandon on the 31st month? at least to me is funny.

most highrise but not all, completion 36 months, why they set 40+ month to serve full installment? they not worry about highrise getting abandon? lol

please correct me if i`m wrong. Thanks.

nothing much except being highlighted by rachel_xxx, they have clause of "Serving Full Instalment from 31st Month on First Drawdown.". so far, i'm happy with RHB especially the officer that serve me.

i have no comment on this. that appear as part of the terms of the loan. therefore, i usually accept it.

How come RHB so funny and has such clause of service full installment on 31st installment from first drawdown???

But wait, to service full installment on 31st month OR commence to service the FIRST FULL installment on the 31st installment after serviced 30 months of progressive interests.

Got pro n con actually.

I'm not 100% sure what you mean. Is it you mean they capitalised the interest until 31st month only start to service full instalment?

Anyway I think it is the latter 1.
