Just booked a unit today!

Never have thought or survey about MR2 nor MR1. Was lazying in the house till 4pm and decided to make a random visit to Rawang. Then came across M Residence @ Rawang. Set on GPS and go from Sungai Buloh.

Reach there about 4:30pm. Went in and check it out. Visit the show unit and bare unit. Was really impressed by the show unit. After some discussion with the SA, put on booking fees without further considerations. For the price of RM458,000, I don't think I get get any great deal in Klang Valley.

Getting this MR2 is really UNEXPECTED but hey, no one know what is gonna happen in 3 years time (2016). How much this house is worth? Will I stay in? How far from Kuala Lumpur? What is the surrounding development and so on... Without asking this, I put on the booking and get the loan application started.

Well, after reached home, been looking up and down about MR1 & 2 and some nearby development, I don't think I will regret! In fact, I am proud to booked it. Is now or never.

If you need any advise, ask me. I will be going up and down through out the weekend to do more survey. By the way, my Sales Agent is Sebastian. Look for him if you need advise. He is very professional and helpful. If anyone wanna share BGB bonus, please pm me...

I am looking at a link house. Can anyone advise me if I should put my money in Rawang or somewhere else where the potential is greater?
*
You have big budget? If no, consider Rawang. There isn't much land left in Klang Valley...

Too many ranges of link houses from old to new version, from taman to concept township, from non G&G to F&G or G&G, and much more.

If we taking a comparison of M2's Alpine's RM 458k of 20x65 with built up 1885, leasehold but modern facade, consider medium big built up for such footprint of 20x65 only. Fully G&G by Mah Sing, with lake & clubhouse of a mini township, the price is consider decent and if not mistaken, this is the lowest new G&G home in the whole KV.

A normal G&G home of whole KV, for the size of 20x70 to 22x75, easily from RM 700-900k and not to mention the even hgiher with premium location, design, facade, developer and concept.

Agree with you. This is the main point I am putting my booking fees. There is no way we could afford other landed properties in Klang Valley.

I saw this new poster is out regarding M Residences 2 at the Sales Office. I think this is brand new as I didn't see this last week. All the future development is out. Hope this updates is useful to all.

By the way, the new row is yet to release soon I guess. Limited unit available in A1 & A2.

Agree. A2 selling point is nearer to the guard house or entrance. The rows nearer to guard house would have advantages to clear upon completion with RM 10-30k premium range but definitely entry price is a lot higher compare to first rows by at least RM 40-60k.

For me, A1 definitely win A2 with hands down with its facade and the master bedroom glass which is floor up to ceiling while its half glass for A2.

At the moment, its quite clear that 7/10 Alpine buyers choose facade instead of nearer to guard house.
*
I am in A2 and I hate the master room window. There is no unit available on the 1st row in A1. That's why go for A2. Gonna spend more time in the house rather than outside the house anyway.

I heard A2 only 2 row is open compare to A1 which is 4 row opened.

Yes, earlier only opened 1 row of RM 438k ( - 30k ) of A1 and fully snapped up by M Club members.

Subsequently, A1 1 more row is open and A2 2 rows were opened with RM 438k but reduced discount to RM 20k.

Then A1 released another 2 rows with RM 458k ( - 20k ), so later on, we might see the possibility of next 2 rows of A2 will be open and surely with increased price of RM 20k.

Unsure whether TMS would open 2 rows only or 4 rows once the current 15 units unsold are sold or reduced to few units.

Bro, I think you can open up a M Residence ( MR2 only or both MRs) V2 official thread since u are more active than this TS and also can post more updates or photo into the initial starting post.
*
MR1 & MR2 has different resident. I am more to MR2. I don't mind to start with MR2 official thread but not 2 in 1 thread. I don't know do the admin agree on 2 thread on M Residences.

Wow ... From 15 units left cut to 7 units left in few 2 days?

Type A1 units all fully sold. I recommended one of the corner lot unit ( A1) to my friend, both available when you posted it couple days ago, and it gone now before I back to KL to bring him there.

It is like hot cake especially on Sunday. Wait for the new row opening but expect 20k increasing price.

Sorry for pouring cold water.
Some who booked earlier may dropouts and booked units could be available again in the market. We will know how many drop outs after SNP signing dates
*
Agreed... I am also awaiting for the drop out but according to SA, when the dropout unit available price might increase as well...

Just got my loan approved from RHB for MR2 today... Pretty slow on the process but worth while for waiting. Good service, good rates and the staff very hard working. She is only there on weekend. If you need her service, call:
