where is it? btw, don't have to worry about traffic. if from MR2, i think there's only 3 area with traffic.
1. MR Juntion
2. Bdr Country Homes Traffic Light
3. Anggun Traffic Light.

in-terms of Toll traffic, there is Police Traffic manning is early in the morning. Once the Flyover completed, i think the traffic should be ok.

sorry to interrupt. but would like to give you some insight of feng shui. Feng Shui is about harmonizing each of the element (5 elements) in your life. In Malaysia, there is no effect between North and South Direction. Originally, Feng Shui come from China. As China is located up North. House that facing South is not Affected by North Wind which is the COLD win from Northern area. House that Facing North exposed to this Wind which ppl staying inside will get affect easily and fall sick. that is why in china, ppl fancy South direction house. cos South side is the Warm Wind.

now, since malaysia is in Middle, there is no difference when you choose South or North. Besides eaach of the house direction is based on your DOB (ba zhi). so, some ppl will can't accept a certain direction of the house. For E.g, i'm not suitable for North-Direction house. but because i like that house, i bought North Direction house. Since Feng Shui is about Harmonizing each of the Element, i have to change few things to my house especially the Work Area, Sleeping Direction, Main Door location and etc. so far so good. also, there is no problem with Toilet located in the Middle of the House as long as there is good ventilation of that toilet. Lots of ppl complain the toilet location (MR 1) which is in Middle of the House. But, i've been to Japan and most of the House's Toilet located in the Middle without any Window. But still it is as good as usual.

So, do not worry too much of Feng Shui. Just get which unit that u like and you can adjust later. Cheers mate.

haha. yes. you're right. i share the same sentiment. i believe in own effort as well. if you stay in good Feng Shui house but lazy and stay at home. you won't get anything as well. money ain't dropping from sky. smile.gif Feng Shui only assist. can't rely 100% on it. what i know is, Feng Shui is about $$$ as well. I have to fork out almost 10K to modify/reno my house structure. smile.gif

i bought on the very 1st day of launching (dec-2011). basically i queue up and i'm the first 10 to buy. i got the cheapest unit which is RM 361K (after rounding). i tried to get some unit located at end of the road (jln mati area) but apparently have to pay extra 20-30K. facing playground is even worst, additional 50K. due to that, i took the cheapest unit. no choice. no money. biggrin.gif

well, size is 18x70, it's FreeHold and Individual Title. it's a bit different with MR2. i stayed in house with 18x60 before. in terms of width, no issue to park 2 cars side-by-side. but of course, 20 feet wide is better. i would say, 18x70 is good for small/mid size family.

yes. Rawang West side still has lots of room to develop. and it's close to Highway (PLUS and LATAR). with new interchange in Bdr Tasik Puteri-LATAR being proposed, i think rawang going to come up.

i think, SPA won't be ready in June. i would say, maybe Aug/Sept 2013 only u will sign. MS need time to convert the land from agri to residential. By the way, i don't think loan can be approve in 1 weeks time. usually it takes at least 2 weeks to get approval.

bank push because once u signed, it's firmed. if u cancel, u have to pay an x amount of penalty for that. but if the loan offer is what u want, then sign it. no need to further shop.

no worry... just tell the Law Firm that you face problem with Loan Application. I did that last time and managed to delay the signing for another 1 month. smile.gif

if u have not apply for loan, i would advice do taht now. submit to several bank to see whichever come back to u. bank nowadays take sometime to get it approve.

LO is Letter Offer from Bank. Usually u sign it before u sign Loan Agreement. you can tell ur lawyer that you want to sign SPA & Loan Agreement on same day. LO and Loan Agreement is 2 separate documents but relate to each other.

but take note, once u sign LO, you cannot say NO to that bank. U need to pay penalty if u cancel the loan after u sign the LO.

hmm... i got RHB as well. i think mine is BLR-2.40 with 3 years lock in upon first drawdown. It's semi flexi where i can pay principal upfront. The Loan Officer help me to waive the re-drawal fees. on top of that, the Loan Officer move my main account to Rawang Branch. So i don't have to go to their Branch in Puchong. Rawang become my holding Branch.

yes. lock in start when the bank release the money. even RM 1 also consider as First Release. so, the faster u sign evertyhign and let developer claim the money, the sooner ur lock in start.
