Just got the replied from lawyer:-

The Developer has yet to obtain the APDL but once the APDL is obtained, the Developer will send a written notification to you. The SPA that you are currently going to sign is the official SPA save and except for the building plans, which are pending final approval from the authorities. We will also insert the details of the APDL into the SPA once we receive the same.

Once the APDL is obtained, we will forward the SPA to the Developer for your execution together with your cheque for the balance 10% deposit.

We trust that the above clarifies the position. Thanks

want to clarify about the fees will pay by developer...

SAP legal fee & stamping fee
Loan legal fee & stamping fee

Am I correct? Any other fee is need to pay by us?
