Still a lot of auctions properties for M2.

The main road leading from Rawang toll to AEON is almost complete. Hopefully traffic would be smooth after the widening of the road.

Prices of BCH houses are climbing up pretty fast. Seems like BCH is performing better than M2.

Actually Rawang is an ok place to stay but the main reason it is severly unattractive is the traffic to the NKVE in the NKVE and back. That's why people generally don't buy developments with only 1 way in and 1 way out to the centre ie. PJ, KL

I feel like want to buy a subsale unit here. It's a good place to stay, right?

Repeat, own stay, not invest. I noticed M Residence 2 status is strata, easy to buy, right?

In terms of legality / documentations and so on...

Seems like a nice place to stay. Any owner here too?

An end lot owner here, and I’m planning to sell off my unit as my family has scrapped the initial plan of moving there and I’ve bought another house recently. Gonna be difficult for me if I don’t sell off my M Residence 2 house.

Strata title unfortunately is not done yet until now. Last update we got from Mah Sing in September was that they can finally submit the ownership transfer after so long of delay for the TNB substation ownership from Mah Sing to TNB. It’s too slow it’s beyond disappointing that the owners have to keep on following up every now and then.

I see. Thanks for sharing, appreciate that. You mean... The best way to buy subsale unit of M Residence 2 is to wait for the OWNER to change his / her house status from MASTER TITLE to STRATA TITLE?

Only then the buyer starts making a move, right? Yes, of course I know the ownership of strata house is a bit different than individual title.

You are doing it yourself or it's done by your agent? And bloody hell the business with Pejabat Tanah could take ages, killing people with that working attitude.

I have experienced where my document there took around three months to be handled, INDIVIDUAL TITLE. Let alone if it's strata. Hahaha!!! biggrin.gif

p/s: My wife love M Residence 2 ssoooo much. biggrin.gif biggrin.gif It's sssoo clean and beautiful environment when the agent let us in. Seems like the management / JMB is good.

Do you mind to share, how much is the price of monthly maintenance there? I believe around RM130-RM150, right?

Putting myself in a buyer’s shoes, I’d say better to wait for the perfection of title/title transfer to complete. But then again, I’m not a property savvy person, so better to ask other people who know better.

It’s Mah Sing’s fault for the damn long delay on the title transfer. Slow gila buat kerja as if once VP terus lepas tangan. Hopefully soon it can be done lah since the longest wait on the TNB substation ownership tu done already.

The maintenance fee is RM149.60 monthly. It’s invoiced every 3 months. The JMB there is pretty active based on what I see in the Telegram and WhatsApp groups. They respond pretty quickly to everyone, so yeah I guess they’re doing a good job there.

As I know, the Emerald West Rawang, the price is starting from RM700,000.00. That's a bit developer's way for "FUTURE PRICE" in opening of new housing, right?

Of course, the advantage is zero downpayment and free MOT.

Can someone tell me, is strata title is already completed from master title by Mah Sing Group for M Residence 2, or not?

If it's still not done, WTF???!!! It has been few years already. I hope it's done.
