Lots of ppl complain the toilet location (MR 1) which is in Middle of the House. But, i've been to Japan and most of the House's Toilet located in the Middle without any Window. But still it is as good as usual.

So, do not worry too much of Feng Shui. Just get which unit that u like and you can adjust later. Cheers mate.

Agree with jason_chee.

the direction is to best to match the DOB of the house owner (the one who bare the family responsibility)
Basically housing fengshui has several mainstream, 1 of the famous is Ba-Zhai, which divide the house into 9 boxes, and so on..(google yourself)

1 of the explanation given is, our DOB has categorized into 2 type, East life& West life..
within the 8 compass directions, each of 4 is dedicated for each type of life. (4 direction for East Life Person, 4 directions for west life person)

For Example,.. I'm East life person, i only suitable to stay with hse facing N,S,W & NW.. So, since MR2 is facing N or S , that mean MR2 is only suitable for East life person.

(just for reference la.. don't too believe on that, current i'm staying in the house direction not for my life group also but still doing well.)

What i feel nice about Garden heights is the house is longer, so there is balcony attach to master bed room at upper floor. However, i don't like the living hall which only has a sliding door, no windows. So, overall.. i still feel MR2 is better

Hmm.... i just treat these as additional 'reward', because Malaysia is talk boleh only.. maintenance memang tak boleh.
Lets see how long can these 'attraction' stay there.

The condo i staying at the moment, last time has a nice garden, nice bench... but after 5 years the garden replaced by cement floor.. and all plants put into vase already. hahahha...
Reason => yes! maintenance cost. When gointo AGM, the everyone will agree to minimize maintenance cost.

anybody sales agent told you our maintenance fee will be RM280/month?
i got this news from other forum.

But i remember my agent told me is Rm180/month.

Really not happy with sudden increase of maintenance fee without inform us.

However, when break up the maintenance fee by sqf.
RM280/ 1885sqf.
it is RM0.15/sqf.

is actually lower than condominium which mostly are RM0.17-0.22. But MR2 doesn't need to maintain lift. So, i'm not sure is RM0.15 consider reasonable.

If want to pull back, also must request full refund, they simply tell the cheaper maintenance fee to influence our judgement to place a booking. Lets go to their official FB page to make noise

i got the rumour from Cari forum. and then post here to clarify. few days later, alot people saying their SA confirm with them already.. RM280.
but today, another say still Rm180.. Quite confusing huh..

However, these all still doesn't stop me from signing S&P coming weekend.

SPA lawyer fee& Stamp duty is borne by developer, also the loan stamp duty fee.

So the Loan legal disbursements fee is RM3220 need to pay ourselves
