Propnet cafe review I read not less than 5 times...haha

I just come back from cyber, sorry bro i didnt take photo but i'll try to illustrate how is cyber on saturday afternoon..

traffic flow is fine, exceed my expectation, there are few traffic light near by Oldtown cyber, whenever i stop, there are 5-6 car surrounded me before the light turn to green, got motorbike as well, but only 1 or 2.

most of the traffic light in the junction got cctv (this time i observe carefully), its either cctv in ball shape or those long one...

after that i went to mirage showroom, LKW just stay next to mirage & Tun Ma also own a house there...Perdana lakeview is damn nice...feel like fall in love to cyber again...haha...

after that I go back to shafbury, there are more shop & restaurant open in shafbury, ppl flow in starbuck and chatime is fine. many nice restaurant but no customer inside...I wonder how they can survive, mayb they got discounted rental rate.

i would say the overall environment of shafbury is like first subang mall, not so happening but no really quiet...

Enjoyed looking at the plants & trees along the road side....all plants are well maintain....love driving in cyber...and windy when i walk on the street... smile.gif

Weekend is usually quiet cause no office and no local residents. Try weekdays - u will be surprise with the crowds!
The kiraku Japanese restaurant - how is it?
My last visit found that food standards drop a bit compares to the previous visit.

I purposely visit on weekend to see how quiet is cyber ma...haha....but it still exceed my expectation la...

Kiraku jpn restaurnt at top floor of shafbury shoplot right ? I saw it just now, plan to try that next time...

anyone visited tapper cafe before ? their coffee good ?

Yah, even CDB Singapore is also very quiet during weekend. although there are several residential in the CDB. If i stay in CDB, really hope it is ghost town over the weekend, no body no car, so nice.

Just to inform u that what you said is wrong statistically. launch price n discount...its much more cheaper than that...it was around the price of domain studio currently selling...but at the size of a condo... condo rental is very strong and can surpass ROI even more than some landed...7 years of holding with conservative appreciation is correct...but do take into account in that 7 years time how much do you think my loan principle has reduce?? this is reduce mostly from tenant rental as well....what i can inform you is that my current rental rate not only totally offset my monthly loan, maint fee and utility bills, it also giving me surplass cashflow...price appreciation of certain units in certain area depends on many factors bro if u have some basic in economy and property market study....price can only appreciate based on current property available right now, how much other units with same type like u priced, also new projects with much more expensive prices is currently under construction in my unit namely serin residence, cristal, symphony hills, the road connecting serin, cristal, crescent2 and symphony hill is still close....price will only increase if there is newer, better and more expensive units keep being built....this what effect subsale market as it will follow benchmark price to latest per sqf market value, but of course will have discount % as it is an older units...what i am experiencing right now is my unit, there is a lot of bachelor exec, mgrs interested in renting it. Students is on the minimal side, they much prefer smarthome n crescent 1 as it is closer by walking distance..as usual workers will prefer accomodation with less student.... most of my worker tenant rents the room and treat it as a transit home closer to workplace...they usually not around on weekends..imagine working on shift standby as network engineer etc2 12-14 hours direct work....ull want the nearest room possible to get your quality nap..many of them dont care to pay slightly more janji its more convenient than driving 45 mins-1 hour daily to go and bk frm office.....means they have budget/disposable income ard rm400-rm650 p/mth. Many of them have real homes in Klang Valley, KL or even outside Selangor...thus they only need a space during weekdays to work...

which begs the question of whoever invest in pigeon hole unit in cyber right now thats gonna complete in 2-3 years time with rental of rm1.5k- rm2k?? whats your gameplan??

Visited tapper..but didnt try the coffee..ambience is nice...but cannot paywith cc/debit card ..cash onli..luckily got atm nearby, if not maybe hv to basuh pinggan to pay for my lunch biggrin.gif

Not sure wo, I just checked the traffic flow in cyber and ppl flow in shafbury during weekend...

if u ask me...i dont think shafbury is student favourite lo...as it is far from their uni....so target tenant will be worker in cyber.

Wow, cyberjaya is forever so "hot". Seriously, we all born with different knowledge, view and imagination. No right or wrong. Everyone take different level of risks. That ll form mkt equilibrium. If everyone believe cyberjaya n invest in there now, who are there as a buyer to purchsse in subsales next time? Agree to disagree. I find the cyber fans here has a very similar trait...other than hoping to make money(everyone does), buyers here are passionate about cyberjaya and like to b part of the future modern city in msia. Thats worth for a compliment. Msia township is either too old or not properly planned. We need more healthy(non poluted) and proper designed township which cater more toward new generation citizen of msia. Cyberjaya ll b a gd start.

wut do u mean bro? hahah...crescent 1 and 2 sits on a higher ground than symphony hill...SH is like a valley area...very nice landscape actually....at least better bro than SH being surround by cheap flats....SH gonna be surround by Cristal Residence, Serin, Crescent 1 and 2....workers and expat of course would prefer this area more...student would prefer smarthomes and partially crescent 1. The development along jln Fauna 1 is picking up n gonna be nice and well develop...gonna be a matured neighbourhood once serin, SH, cristal complete....expect appreciation gonna be more aggresive around this area once everything complete n matured....school also just a walk nearby...anyway i already consulteed with my mom there is no need to sell my current unit...wont get good rates since all development still on going and the neighbourhood doesnt matured yet...and my rental income surplus of RM500++ per month...its gonna be stupid if i let it go now....

i also like the fact that once jalan fauna 1 road completed and accesible to all....ppl staying around here can just walk opposite the domain shop there....this area is perfect...not really in the middle of busy traffic...quite hidden with greeneries...but just a walk away from commercial amenities like CBD perdana, DPluze, The DOmain, MMU, School....honestly your missing among the most strategically located place if you didn't analyze this area carefully....if i got money i would put my bet on cristal and serin....just be cautious of quality issues....
