If cyberjaya has the amenties like PJ / Damansara then the prop price will be double as its existing price. Considered that it's F/H with klang valley development moving south, a holding power until 2017 should be a safe play with capitical appreciation and currency depreciation. If you notice, the 50cents coin nowadays looks like the Indonesia Rupiah - (material cost to produce a 50cents must be less than 50 cents value which indicates that RM depreciating against international currencies). Considered these, we bought 2 units of semi-D in SEG for investment / self living purpose.

Do some more research Bro Amint, it's not only you but me too!Never tot will buy props in this sibeh-far-jaya area until personally travelled on MEX from KLCX n also researches which finally ends up committing 2 units with SEG. I guess the more ppl research cyber n gradually they will change their mind. QUOTE(dRwh0 @ Oct 24 2012, 07:38 AM) I read one of the thread about bdr putri puchong dated few yers back..mostly negative comments about traffic condition..but now it has proved most of the comments were wrong..i believe in cbj..even it'll take 10 yers..hehe..btw..sunway pyrmid..klcc not too far either for cbj.. In fact the nearest big mall will be IOI Resort City (new built border of putrajaya / Kajang)!Heard from MCT SA also they plan to build Premium Outlet in skypark or something special to attract crowds coming to sibeh-far-jaya! Wau that's a big gain in such a short period! Bro mind to explain more how u get these pricing? Tks |

QUOTE(pangaeacyber @ Oct 29 2012, 09:24 PM) I believe that with the influx of the residential and commercial development coming in fast and furious, besides the students from the universities (heard there are 2 more universities to be in Selangor Science Park 2 and 2 more in cyberjaya plus another one in Putrajaya), and working population from the science park and the existing and new companies at cyberjaya, and the dedicated and easy access to highways and airports/ports, indeed it has great potential to be an established suburban city to KL or satellite city to putrajaya in the coming decade. Bro,Cyberjaya is no PJ or subang nor damansara /bangsar, but if we look around these areas in the KV and others in malaysia, we will notice that the critical masse development in a place which has combi nation of students, work force, high density residential enclave and high density commercial developments at the same time are always a hit. I would be more skeptical of cyberjay's future if only one or two projects are coming in as such undermasses development will not create any significant impact, not when you need furious and lasting thrust to transform an underdeveloped presinct into a highly developed one. Do you mind to elaborate more the universities that you mentioned please? I know SEGI college will be in SSP2 and Royal Islamic university in Cyber only. Thanks Added on October 30, 2012, 5:49 am QUOTE(pangaeacyber @ Oct 29 2012, 09:24 PM) I believe that with the influx of the residential and commercial development coming in fast and furious, besides the students from the universities (heard there are 2 more universities to be in Selangor Science Park 2 and 2 more in cyberjaya plus another one in Putrajaya), and working population from the science park and the existing and new companies at cyberjaya, and the dedicated and easy access to highways and airports/ports, indeed it has great potential to be an established suburban city to KL or satellite city to putrajaya in the coming decade. QUOTE(ecin @ Nov 2 2012, 05:19 PM) Is it Prima? Some news about KLIA2 which will be in service May 2013.Emkay plans for medium-cost units at Cyberjaya Emkay Group is still awaiting the final decision of the Selangor state government over the developer’s proposal to build affordable houses in Cyberjaya, reported The Star. The company’s proposal to the Selangor government is in line with its efforts to help the middle-income group get their own houses, said Ahmad Khalif Mustapha Kamal, Chief Executive Officer at Emkay. “We have identified about 50 acres in Cyberjaya. But we hope we can start by the third and fourth quarter next year,” he said after handing over the keys to 10 owners of Domain 3 apartment units at Cyberjaya on 31 October. Although the proposed project is still in the planning stage, Emkay expects to include around 3,000 medium cost houses priced at RM200,000 per unit, said Emkay Chairman Tan Sri Mustapha Kamal Abu Bakar in September. ...... ...... http://www.propertyguru.com.my/property-ne...ts-at-cyberjaya More or less this will help to boost up the commercial and residentail in Cyberjaya. If not mistaken, one of the Air Asia's hotels will be in Cyberjaya D'pluze and currently there are already some pilots, stewardess, airport workers bought Symphony Hills in Cyber too according to SA. http://klia2.org/ |

QUOTE(xyyap @ Nov 2 2012, 11:27 PM) Never ask the SA who buy Mirage by the Lake? Bro XYYAP, KLCC is a great place to live if u are single however air pollution is really bad and not suitable for family lifestyle (kids).I never ask who buy Eco Glades. These buyers is like Soros007 brother, deep pocket, well connect, true investor, don't bother? Haha. Brother Soros007, where did u stay now? KLCC? Prefer to grow my boys at nice living environment like Cyber while short driving DURATION (18mins via MEX) to KLCC. Aiya, for those said Cyberjaya tak boleh nvm la as everyone has their own opinion however buying F/H ard Rm1.8m is cheap if you look back 5 yrs later. Good holding power, F/H, completed Hwy accessibility to other city - u never get wrong! Note - The Glades (Sime Darby), MCT (Kingsley Hills) which are 15 mins driving distance away are alr selling at extra 50-70% more exp (although bigger BU). What else can u complain???
