U mean which floor? I ll cap my abs price nett at 530k. So only choice ll be west orientation mid floor. I like high flr but just tat this proj is at the borderline of mid mgr affordability range so to pick the price range seems to be more crucial. Mid flr is gd enough. West or Southeast sometimes in subsales is abt luck. While south sounds gd but some ppls die x2 want west to match their pakchi..so i always like to play safe with right pricing with mid flr, also this price is the lowest price for almost lowest flr for southeast facing units. So it is a sweet spot to strike for competitiveness. Jus my 2cent.

Different view.

With lower entry price, good to go for the best smallest unit.

Flip lower profit nevermind, easy to sell.
Hold lower yield nevermind, easy to rent.

Block B Beryl is really good & nice for own stay, it has one of the best facing.

Dont see it is low entry price though...right price maybe.

Is this segment sensitive to pricing or more on view? Klcc property i ll try the best possible. Mid mkt n for 500k to 600k..i jus like play safe n assume it is more price sensitive.

Yap kor. All the best on cristal resi. I can only see it from far ha. 400psf! Where to find? Especially gd condovilla concept. I dont think u ll see 400psf launch in cyberjaya anymore. Lakefront is asking more n even its lower end lakefront home i bet ll be higher but abs muc smaller based on smaller bu. Anyway, gd luck!

If I buy this for investment, I will go for mid floor, south east facing. Median price range.

Mr hunter is right, some die die wan west. Although west is not good for majority. I wont go for smallest unit as this is more to target family. 3 bedder will b the gem in cyberjaya.

Nowadays Greater KL properties price is high, I see many good project, already launching with MRT "marked up" price.

MCT Lakefront is too crowded, like Damansara Foresta. Never like the idea of depending on developer, to push up the price.

Damansara Avenue shop house is up, very nice!

Nice design. 1302 sqft is 3 bedders. Super value for own stay.

Developer risk is there, since so many bad comments about Villamas.

Go for type B. The only thing I dun like about the layout is the A/C is at the balcony.

I dont think developer will run road... worst case is poor workmanship.

Is Condovilla concept works? Well, one can refer to Nadia and Breezeway project at Desa Parkcity and of course, also Mirage of the lake at Cyberjaya. It is definitely better for highrise owner than landed. Why I say so? Normally, demographic and profile of owners will be better for condovilla development than just condo development since there are landed and more expensive properties sit together with condo units. However, according to the developer, the linkvilla owner will only pay maintenance base on the footprint rather than built up, so they will pay similar maintenance fee like condo owners which work well for linkvilla owner there.

Forget about penthouse, basically there are 3 layouts to choose. 1302sf is the intermediate unit which I quite like its layout. 3+1 with two bedrooms that comes with proper sliding door view. Nice rectangle size of living room which looks spacious thanks to its open kitchen (some may not like it). Perhaps if you need wet kitchen, you may “force” it in your yard (smile.gif).

The rest of the layout looks very practical as well with squarish living room (thumbs up). Type B has two balconies and Type C has also two balconies but both can be accessible to each other! Overall, good layout!

Ownstay? If someone is thinking to move over Cyberjaya to be part of a modern city in the making, I think it is a good buy. Give it few more years with amenities are ready, this type of size and concept may fly. There are not many this sort of condominiums around. You can count on GardenView (not doing well though), Mirage of the Lake, Verdi at Symphony Hills, Country Heights Villa there. And that’s it.

Ownstay, I think it is a good buy. However, for investment, there are more research works need to do and of course to have luck as well in 3 years time (hope the above info helps). Good Luck!

This is a freehold development, comprises 8 towers, and all sharing common facilities such as : jogging track, swimming pool, wading pool, club house, fitness center multi purpose hall, full length basketball court, bistro, laundrettem water playground, aze garden, roof top garden and 300m long linear park.

Launching price is from RM690k upwards, before discount. There will be 15% discount for buyers (but the discount will be set off from the 4th billing onwards), and balance of 10% to be settled upfront upon signing of the SPA. Booking fee is RM20,000 10% upfront is hefty ? Then you can opt for the second plan, which is only putting in upfront of 5%, but at a reduced discount of only 13% instead of 15% Buyers who get the 15% discount, will also enjoy 3 years of free maintenance, whilst buyers who opt for the 13% discount, will get 1 year free maintenance. Price is Rm500 each incremental floor, which means the lowest and highest floors have only a difference of RM20,000 = quite unheard of these days, as some projects have incremental price difference of RM5000 per floor!

I don't think the author know much about town planning and had much information (insider) about cbj.
Cbj is a very well-planned township, dont think cbj will have any over-supply issues when fully developed.
Would big developer like UEM Land, Mah Sing, SP Setia, OSK, Paramount, Glomac, MCT and Emkay come in without any due diligence?
Something big is marching towards south on the EPU drawing board.
