We all started small. Most importantly is START YOUNG, THINK BIG & STICK TO IT. Dont flip and thinking to earn quick $$$.

For condo in cyber, I think Verdi is the better bet. Buy the 2 bedroom from RM600k b4 discount.

Will stick that strongly in my mind : THINK BIG & STICK TO IT !! DONT FLIP !!

Thanks for the support !! thumbup.gif

I agree with bro noblebaby.
It's very risky to buy Soho / Sofo / studio unit in cyber with Rm300-400K for a shoes box plus ridiculous over supply.
If can afford - stretch a bit for MCT lakefront or even MBTL and Verdi.
*
How bout the duplex unit? Is it worth the risk?
Starting at ard rm574k if not mistaken...
The design seems like midvalley...where they hv centrus mall below...

But now they say only 2 carparks, wrong info given earlier...
N they gave me option, to proceed or can cancell booking with full refund

wat is the price range ?
*
duplex 795sf, partly furnished ..rm583k..after 17% disc , rm489k...dibs...
they say 2nd phase, price will go up 10%..

earlier it was with 3 carparks..but yesterday SA called n apologies as it was only with 2 carparks..

thus, if i want to cancell booking, they willing to give me full refund on the booking...

if this is not a good buy...i want to take the opportunity to cancell booking as i dont loose anything smile.gif

really appreciate all taikorrs advise ...

(i only read thru this forum after i placed booking ...so not smart of me sad.gif )

For own stay, Ok.

For investment, likely cannot cover installment, unless u don't mind.
*
project expected to complete in 2017...betting cyber will be matured a bit...so the environment/facilities for own stay should be just nice rite?

but if for investment, reading thru propcafe...scared la pulak got no tenant -- the oversupply issue predicted...

If u really like Cyberjaya, buying for own stay, should consider the following than SOHO:
*
loan can go up to rm500k only..cannot go more than that..not that kaya yet .... blush.gif
(and dreaming very high like one kaya man by trying to have a property in cyber cry.gif )

looking at subsale..entry cost oso high... sad.gif

but what about the 'too many' concern ?
own stay ok..but for investment, the fight will be tough?

what i really mean is that, use the money and top up a bit to buy landed in cyberjaya. To invest in high rise in Cyberjaya might be a little risky.
*
if i could top up cry.gif

and im impress with all the taikors...buying house like buying burger tepi jalan...salute u all...

for the newbie, it maybe risky. for the ppl who can see future, prolly worth.. have to see how deep ur pocket also.
*
selectt,
hope you can elaborate more ..risky in terms of holding power?
im 50-50 now...feel sayang to letgo cos loan basically oredi approved..and installment will only take place once completed in 2017...
but again, is it worth keeping..can sell or rent out high ...that's the risk ?

Is this is your first property? if this is, you can use it for your own stay..i would say cyberjaya is the up and coming city that everyone want to stay in the near next several years...notably due to its infrastructure, amenities and public facilities. Don't worry about the mall and cinema.that will come for sure
*
this is my 2nd ...currently living in kajang, own house...
should i proceed, i guess worse case is to make this duplex my home & rent out my current house smile.gif

my general opinion and opinions can be found in this thread:

1) longer holding period of investment > 5 years.
2) No idea on potential return.
3) landed prop starting above rm800k, this is not for average player.

my current list has more negative points than positive, but no one knows how it turns out in future. Unless we have insider info..
*
i'll take note on the >5 yrs...will sit back with husband & rediscuss...

thank u for all the pointers notworthy.gif
